Hello, we are Giorgia and Michael, and this was our home until march 2012 ... This is our first home together, everything was chosen with love and following our own tastes, or the result of our trips. The house consists of a small but well-fitted kitchen with fridge, stove, oven, microwave and everything you need to prepare your dinners. The living room is my favorite part, has 2 windows overlooking a beautiful garden and a red sofa bed where you can relax while watching the moon ... In the bedroom you find a double bed and a huge wardrobe, which is all at your disposal. We will be happy to share with you our space and give you the feeling of real Venetians life.
As you understand we are not an agency so check in and check out are made by us (me or Michele) depending on our free time from our job. So please be so kind to advise as soon as you can the time of your arrival. We have no problem from 2 p.m. to 8.30 p.m. Should you arrive later we can ask an extra of 30 euros for late check in.
Please note that in Venice we have city tax: 1,5 euro per person per day
The apartment is on the third floor without lift. It can be an hard walking if you have some problem to the legs or if you are not used to it!
NO SMOKING apartment!
You cannot bring extra people during your stay without declaring them at the check in.
Documents (id or passport) are necessary to check in.
City tax should be paid at the check in and it is 1,5 euro per person per night.
Dishes has to be washed at the moment of check out and rubbish should be devided and put outside the door by 8 am.
You are kindly required to advise about arrival time as soon as you can. As we personally come to pick you up in Venice, we need to know flight or train details.
Late check in has an extra cost of 30 euros. Please advise in advance about this possibility.
The apartment is extremely close to the station. The hosts are very nice, good communication and very helpful. They provided us clear routes to restaurants and the sceneries. They took us from the station to the apartment. It was great to staying here.
The only bad thing is that the apartment is on the third floor. We had to moved our luggages up. But Giorgia helped us alot! And the view on the third floor is great! You can see the canal.

David and I really enjoyed the stay at the apartment. It's a very cozy apartment and is extremely functional. The apartment overlooks the canal and garden from a historical landmark (now a hotel, I think.) The location is very good - it's very close to the major transportation terminal and is a about 2 min walk to some really nice restaurants in the area. The apartment is about a 15-20 min walk to San Marco Square and the Realto bridge. However, after you have been to Venice for a couple of days, you'll realize that all the good stuff are around the apartment... more authentic restaurants, better shops, etc.
Michele came pick us up at the bus drop off and took us back to the apartment so that we didn't have to worry about getting lost. Michele also provided some excellent tips and restaurant recommendations for the island.

Fantastic location and in easy walking distance of all the main sights, as well as being right by a vaparetto stop - ideal. The apartment had everything we needed.
Michele met us at the bus station and took us to the apartment. He provided a useful map and highlighted the nearby shops and bars, as well as good places to go across the city, which was all very helpful.
He also brought us some little extras for breakfast and some other treats which was a great welcome - thank you! We really enjoyed hanging out on Rio Marin and nearby - recommend the delicious pastries at the local patisserie and pizzas at Ai Garzoti.
The lovely Anna greeted us at the station as our hosts were on a 'babymoon' and she saved us time and money with great recommendations for food in the local area. The apartment is up 3 flights of stairs but Venice has many stairs so we got fit! The apartment was perfect for the two of us - comfy bed, all the things we needed in the kitchen, good amount of space, etc. It has a lovely view, including overlooking a canal with your very own gondolier! It is incredibly quiet despite being so central. The best thing about this apartment is the location. It is a 5 minute walk from the train station so is easy to find your way back to by following the Ferrovia signs. We would definitely recommend this apartment for couples.
We had an excellent and comfortable 1-week stay that was made even better by Michele's recommendations of where to eat and visit nearby. The apartment is extremely convenient to the train station and bus connections as well as the vaporetto.
Staying at Giorgia's and Michele's apartment was a perfect way to end our 30 day trip to Italy! Before we even left for Italy they did a great job of communicating with us. They reminded us a few days before we got to Venice to let them know our arrival time. They directed us to the best way to Venice and where to leave our car. Michele met us at the train station and walked us to the apartment. He is very engaging, funny, witty, and best of all - nice. He gave us great tips on how to avoid the hordes of tourists and where to go to see how real Venetians live. We were only in Venice for three days and fell in love with the city because we followed all of Michele's advice. The photos of the apartment do not do it justice. Everything was in top shape. Our stay prior to arriving to Venice was a five star hotel and we were much more comfortable in this apartment. Best view: looking out the window on the small, quaint canal as gondolas float by - sometimes with Gondoliers singing beautiful songs. A little (lot) touristy, but it was pretty - and convinced me I didn't have to rent one. We recommend this apartment highly. We will stay there again if we go back to Venice.
Best of all was the bed. If you live in Sweden you often think the beds in Italy and Spain are too hard. The bed in the apartment was absolutely perfect.
