Please be respectful and remember to leave the unit as you found it. With the exception of washing towels and sheets everything should be left in the same clean condition. Failure to do so will result in additional charges and/or loss of refundable security deposit.

A/C: Please remember to keep all doors and windows closed while A/C unit is running, failure to do this will cause the A/C unit to “freeze” up. This may result in loss/partial loss of deposit.

Towels: Do not take towels to the beach, this will result in replacement of towels at a charge of $15/towel.

Washing Machine: Shake sand off clothing and laundry before putting into washing machine, failure to do so will result in drain being clogged with sand and machine will not drain. (This could result in service call and loss/partial loss of deposit)

Floors: Please remember to sweep up all sand before you leave. Dust pan and broom as well as dirt-devil vacuum are located in the laundry room. Also take care not to track dirt and sand upstairs, doing so will result in a carpet cleaning charge of $150

Refrigerator: Please remember to clean refrigerator and oven of any spills inside and outside before you leave. Failure to do so will result in an additional cleaning charge.

Furniture: Do not take furniture outside, doing so will result in an extra cleaning charge or replacement cost.

Dishes: Wash dishes and put them away before you leave

Trash: Put trash to the road on Monday and Thursday night because Trash Pick up is early on Tuesday and Friday morning. Please be sure to empty the trash into outside bin/s and clean up any trash left outside before your departure. Failure to do so will result in additional charges.

NO SMOKING: there is absolutely no smoking allowed in the house!!! If you do smoke in the house you will forfeit your security deposit, and any other cleaning fees associated with smoking in the house.

Charcoal Grill: Empty charcoal grill of coals once cooled, please clean them up if you dump them on the ground.

House Keys: If you use house keys, please remember to replace them before departure. Failure to do so could result in additional charge.

**Parking: There is a one car garage and a driveway that accommodates 2 or more cars. DO NOT PARK ON SAND IN FRONT YARD, it is easy to get stuck and water lines, plumbing and other buried utilities may be damaged if you do so. If additional parking is needed please park off the road in front of house(keep at least 2 tires on road to avoid getting stuck). Please respect the other neighbors and the parking allotment

1. Beach Access: The beach is a close walk and you have two access points, #16 and #17.

Both Access points are an easy walk. Beach access #16 is right next to El Soleil on Choctaw St. and has public parking making it easy to load up the car and take all your stuff to the beach in one trip. Beach access # 17 is directly across from the Tom Thumb, at the end of Appalachee St.

Richard Seltzer Park is also a short walk and has public parking along with restrooms, showers and a ramp for handicap accessibility.

2. Linens: Linens and bath towels are included with the unit and there is a washer/dryer for your use.

Please do not take the bath towels to the beach.

3. Kitchen: There is a ten-cup coffee maker and there usually are coffee filters in the cabinet. (Sometimes there is coffee in the freezer, you are welcome to use it) There is a stove, oven, microwave oven available and a full size refrigerator with ice maker/ freezer on the bottom. There is also a crock pot in the lower cabinet for your use.

4. No Smoking: This is a NON-smoking unit. Feel free to smoke on the porches, but dispose of your cigarettes butts properly.

5. Phone: There is a phone jack at the house, it is working but the phone was recently broken, it may be replace by your stay

6. Wireless Internet Access: There is wireless internet available so your laptop will pick this up. Since the access is free, the connection is not guaranteed and will not be a refundable item if the internet is out. The access is open and should be readily available with out a pass-code.

7. Extra Linens for pull-out couch: These linens & pillows are kept in the drawers of the living room entertainemnt center, extra bedspreads etc can be found in upstairs bedroom closets.

8. Check-Out: Upon departure the Guest will be responsible for turning off all lights, setting HVAC to 56 degrees and locking the premises behind them (both front door and living room sliding door). Please leave the unit as you found it. Dishes, blender, crock pot put away. Please empty the refrigerator and clean any spills.

9. Yard should be clear of debris and cigarette butts. This is to avoid forfeiting security deposit.

10. Pet Policy: Pets are not allowed on furniture or beds. Please be responsible with your pet and take outside to eliminate routinely. Please clean up after your pet before departure. Pet must be on a tick/flea treatment.

This place is amazing. It was exactly as described. They went over and beyond about locations of surrounding restaurants and other things close by. Very nice and clean home. I would highly recommend this property. Thanks looking forward to coming back again

Exactly what we wanted! It's a lovely two-story house with yard and privacy fence, just a minute or two from the beach. The Wi-Fi, cable TV, kitchen, and full size washer/dryer are awesome amenities. Thanks! We had a blast!

My family and I rented Clint’s place for our spring break this year. Unfortunately, we had to end our spring break, and check out early do to a death in our family, so we couldn’t enjoy our full stay at Clint’s while in PCB. Overall, Clint’s place suited its purpose. Clint has a lovely house, and being owners of rental property ourselves, my husband and I wanted to point out the pros and cons of Clint’s place. Pros: 1.Spacious house. 2.Three nice size bedrooms in which my teenage daughters appreciated being able to have their own space. 3.Full sized washer and dryer. 4.Spacious dining area with plenty of seating. 5.Nicely decorated bedrooms with soft linen and comfortable beds. 6.Walking distance to the beach. 7.Nice flat screen TV’s, and cable. 8.Overall, the house was pretty clean-bathrooms, bedrooms, kitchen. 9.Nicely decorated home. 10.Up to date thermostat, house was able to cool off easily. Cons: 1. The condition of the carpet throughout the entire house was heavily soiled and stained everywhere. The carpet even had runs in it. (we had to wear flip flops around the house to avoid stepping on the floors.) The carpet is in need of some serious deep cleaning or needs to be replaced. 2. The tiles on the lower level have several chips and cracks. 3. The patio area was dirty, it looked like there were deep oil stains on the patio area. (looks like it just needs to be power washed.) 4. The baking pans, cookie sheets are old and rusty, and some of the utensils were dirty. (looks like they can simply be replaced.) Fortunately, I travel with my own cookware. 5. The oven was dirty, and there was food left in the refrigerator. (looks like the oven just needs to be deeply cleaned.) 6. The sliding door to the back patio was broken, with a wooden rod to secure it. The patio door was chipped, and there were missing vertical blinds. (In Clint’s defense, he was responsive and offered to send a locksmith the next day, however we had already left for the day and wouldn’t return until that evening.) However, when renting property, the guest shouldn’t have to be worried about feeling secure. 7. The kitchen cabinets and all of the appliances, toaster, coffee maker, were old. (just simply need to be upgraded.) 10. Some areas of the kitchen counter tops were old, and severely scratched where people may have cut items without a cutting board. 11. In the master bathroom, the shower rod was rusty, and paint is coming off around the shower area, and the knob to turn the water on looked like there was mold or dirt in there. (just a simple upgrade.) I am not a picky person, just an honest reviewer, and I’ve pointed out all of the pros and cons of this house, because I want to give people an honest review based on my personal observations. Thank you Toni for your detailed feedback. We do have plans to do a renovation in the Fall after the busy season is over. You are correct, having an affordable home near the beach provides us with plenty of renters, but they take a toll on the house over time. We feel our prices are much lower to accommodate the wear and tear until we have a chance to renovate. It needs some work, but we feel our renters still get a lot for their money. Thanks again for staying at our house.

We rented this home for a retreat in early March. The location was great- very easy walk to the beach and conveniently across from a gas station for those items we forgot to bring. Additionally, the beach was quiet and away from the craziness of the spring breakers. It is obvious this is a well-loved beach home, however it was perfect for our group of 10.

This house was great, perfect size for 10 people, stocked with plenty of supplies, and the short walk to the beach was a plus!! Would recommend to any groups of family or friends!
