It's located in an ideal position both for walking around the city and for getting around via public transport. The flat is 2 minutes walking distance from the Giardini/Biennale vaporetto stop and approximately 10 minutes walk from Piazza S. Marco - St. Mark Square.
It consists of a two rooms apartment on the first floor: entrance hall, spacious double bedroom, bathroom with shower, spacious living room with kitchen and double sofa-bed. Traditional and original venetian floor 'alla veneziana marble '.
Fully fitted kitchen, washing machine, iron, private heating, TV, microwave, mosquitos screens, kettle, hairdryer, air conditioning and internet wi-fi.
The final cleaning (50€) and tourist tax are not included, to be payed by cash on the flat during the check in.
All the tourists who will stay in Venice will have to pay a fee of 1,50€ per person per night up to a maximum of 5 nights (from the 6th night onwards you pay nothing). There will be reductions of 50% for children aged between 10 and 16 years. And 30% for the periods of medium / low season (1° - 31 Jan.)
In case of long stay - more then 17 days - the general fees (water / electricity / gas and garbage) will be calculated according to actual consumption of the guest (on average 60€ per month).
Minimum stay for the Biennale's opening is 1 WEEK.
Very nice and venetian area, full of shots, restaurants, arts, culture and supermarket and a little market on the street.
It is closed to Giardini-Biennale, Giardini and San Pietro stops.
All my guests can use all the things and ammenities that they'll find on the flat.

I take my time to explain them a few things about the house and all the suggestions that I can about Venice.

Other Things to Note
There is a supplement from 20-40€ for late arrivals after 9:00 p.m: 9-10=20€; 10-11=30€; 11-12=40€.
The final cleaning is not include (50€ to be payed by cash in the apt during the check in).
Sometimes Pets are allowed but I need to know that before booking.
No smoke on the house.
We had a wonderful stay in Irene's apartment. She was a wonderful host, very responsive and helpful. The apartment was very close to many shops and restaurants and you can easily walk to San Marco. It is an excellent apartment with everything you need to cook meals. The only thing is the apartment can be loud due to the upstairs neighbors. It is not noisy at night, though. I would highly recommend this place. Irene even provided a baby cot for our four-month-old.
Irene is a lovely host. She meet us at the ferry stop, in the rain, to ensure we were able to find her place easily. Then she took the time to show us everything in the apartment and tell us about the local sites. She was available to answer all our questions throughout our stay.
It was great to have everything that was stated in the property description. The apartment is a good size, neat and very clean. A good supply of kitchen equipment made it easy to cook each night even with restaurants close by. The washing machine was also extremely helpful. The unit has good heating but the floor is cold so ensure you bring house shoes.
The location is fabulous and we enjoyed walking to all the major sites during our (website hidden). Marks, museums, churches, and the grand cannel are moments away. The array of nearby deli shops and markets made it easy to put together meals.
Irene has a lovely convenient home in Venice and we enjoyed the stay.
Excellent accueil de Luca, le frère d'Irène. L'appartement est agréable, bien chauffé et il est très bien situé, dans un quartier sympathique et animé où se trouvent de nombreux commerçants, des restaurants et des cafés. Bref, le séjour trop court a été fort agréable. Merci beaucoup Luca et Irène.
Un tout petit petit bémol : une plus grande cafetière serait idéale, sachant que nous étions deux.
Flat was beautiful. Venice was beautiful. Irene had a great notebook full of restaurants and suggestions for places to go. The only concern that we had was the check in time (3pm). Being a traveller usually means traveling early in the morning to allow time to see other things later in the day. We arrived in Venice at 11am and asked if we could check-in early or leave our baggage at the flat, as to not carry it with us through the city. I think there was some misunderstanding/miscommunication with Irene that left us feeling like our concerns were disregarded. Whatever the case may be we left our baggage at the train station for a fee.

Friendly and professional service from Irene. She met us at an easy to find spot and was helpful in telling us about local customs, along with a transport strike! Would definitely stay again, the house was very well equipped, clean, and warm.
Irene provided plenty of information about the apartment which was very helpful for deciding where to eat and other activities available to us in Venice. The area itself is very nice, really close to St. Mark's Square and easy to get back to after a long day walking around Venice. The apartment itself was very clean and had everything we needed. Thank you Irene for a great place to stay!
