Big and bright studio apartment in Montecchio Vesponi, Castiglion Fiorentino provence of Arezzo in the midst of the Tuscan Hills consisting of double bedroom with ensuite bathroom including toilet, basin and large spacious shower, eating area with table and chairs, bar fridge, coffee and tea making facilities. A microwave is available only if requested prior to arrival. This apartment has a separate entry downstairs from main villa.
Situated in an idyllic setting of the picturesque Tuscan hills of Castiglion Fiorentino, nestled between the famous Cortona (Under the Tuscan sun and Life is beautiful) and Arezzo (The city of gold). Florence 1 hr by train, Rome 1 hr 15 mins by fast train. Siena, Pienza, Chianti region and Perugia 1hr by car. Pisa 2.5 hours, Bologna and closest beach are under 2 hour drive away.
Comfortable room with King sized bed most suitable for 2 adults, but up to 2 fold up beds for adult/child and crib for an infant available upon request .
There is no kitchen in the apartment but there is a bar fridge and kettle for making tea/coffee, we can also supply a microwave on request. Packaged snacks supplied for convenience. There are many restaurants, cafe's and bars in the area. Breakfast is supplied within the room, you will find everything for making tea and coffee including milk and sugar and we will supply packaged biscuits and pastries.
The closest form of public transport is bus which can be taken on the SS71 (3km away) or in the main town (Piazza Garibaldi).
The closest train station is in Castiglion Fiorentino, 5km from our house.
Having a car would make your stay more enjoyable but we are extremely flexible should you require us to pick you up from the station. Cars can be rented from AVIS Arezzo which is directly in front of the Arezzo train station (20 mins from us by car or 10 by train). Prior booking online may prevent any problems but we have had guests who manage to get a car quickly without booking.
We also have 2 bikes available for our guests.
The town is small and quaint and has all amenities of a big town without the tourists, the locals are extremely friendly and always willing to help.

We appreciate that it is sometimes not easy to find properties in the country and are happy to meet you at the Q8 gas station nearby so you can follow us back to the property.
Check-in times are flexible but we would appreciate arrival between 3pm and 8pm.
Check-out time is 10am unless previously arranged.

Interaction with Guests
We are happy to interact with guests as much as they need or want. Should they want to come up into the house for a chat and coffee or just for advice we are at their disposition.
We ask that you don't leave any lights on unnecessarily. There is absolutely no smoking in the room put plenty of space outside should you feel the need. We also ask that you respect the other people in the house and not make loud noises after midnight.
Please also place your garbage in the bin opposite the room so we can dispose of it for you.
It is beautiful and lovely house. Great view and private space. Kristina gave us enough info about sight seeing area. It would be great if I can come visit again in summer to explore truly Tuscana.
Kristina's flat is the reason why Airbnb is so special. The flat has a separate guest house type set-up from Kristina's main home, which is accessed by a country road in Castiglion Fiorentino, near Cortona. The drive up to the flat was breathtaking and a very different experience from staying at a hotel. The flat is very clean and rustic, and has a comfortable bed and shower. Kristina was also very nice and helpful in recommending nearby villages to stop in. I really hope I get the chance to visit Tuscany again, and would definitely stay with Kristina! One recommendation - the roads in the region are not well labeled and can be difficult to navigate at night if you rent a car. We rented a pocket wifi and it made a huge difference in helping us get around.
We liked Kristina's place very much! The place is in a beautiful location and the room is very large and comfortable. Kristina was very helpful in providing indications to reach the house. A small breakfast was also provided !!
It was lovely to meet Kristina and her family. The apartment was as good as described and the area was charming and typical Tuscan Countryside. Kristina helped us find her place and was more then helpful with some documents I needed as well as information on the local area! It was very good value and we enjoyed our stay! Debbie and Emma
Staying at Kristina's house was everything we had hoped it would be. She is just lovely. Being Australians ourselves it was so great to have chats with her. She is just lovely.
The room itself was perfect. Kettle and fridge. All you need to make your own breaky for the day ahead. It's a perfect location to explore the towns and villages around Castiglion Fiorentino.

Die Lage ist schön und der Garten ein Traum. In dieser Gegend kann man auch gut wandern und Fahrrad fahren.
Die Gastgeber Davide und Kristina waren unglaublich. Wir hatten ganz viel dreckige Wäsche und sie hat sie netterweise für uns gewaschen und getrocknet.
Eine sehr nette Bleibe, die ich wärmstens empfehlen kann.
A unique and delightful stay, this was our first AirBnB stay and it sold us on the concept - however, Kristina and her husband were key to this. First, their place is as described and we felt extremely welcome. We were not really aware how much you will need a GPS in Tuscany, but you certainly do. You should enter the lat-long coordinates that Kristina gives you into your GPS, not just the address. We arrived in the dark and could not find the place, as directions and a nearby address was not good enough. However, Kristina's husband came to a gas station and guided us in.
Absolutely stunning view out our big window of olive trees on the hillside. First thing every morning I would open the windows and drink in the sight, and breathe the clean air. Wow.
Kristina gave us a lot of privacy. We had our own separate entrance, and only saw her and her family when we chose to. We felt like were alone, but could speak with her as needed. She had great recommendations for trips and restaurants, and was so gracious helping us with laundry.
Restaurants: Osteria de Teatro in Cortona, and in Castiglion Fiorentino- Ristorante Roggi for pizza or Ristorante da Giuda for pasta and a terrace with fantastic view. Do the wine tour at Agricola Buccelletti, again only 15 min away.
A good place to sample the various Tuscan towns, but be aware that you are "out in the country". For us this was welcome. Cortona is only 13 minutes away after all, yet it was dead quiet sleeping at night in our room.
Note also that the only cooking facility is a microwave, and only sink is in the bathroom so meals are mostly "out". Shower is terrific, lots of hot water.
All in all, a wonderful experience. Thank you Kristina for making us feel like friends coming to visit and not just BnB guests.

I am Australian, mother to 2 children and am fortunate to live in one of the most beautiful places in the world...Tuscany! My husband and I have a small villa in the Tuscan hills between Arezzo and Cortona amongst olive trees and vineyards...we love sharing our local knowledge and experiences with people all over the world.
