I have a beautiful one bedroom apartment available. Fully furnished, 8 blocks from the beach, walking distance to 3rd street promenade shopping and the vibrant Montana avenue. Cable and utilities included.
This is a very bright 750square foot condo in a beautiful area of Santa Monica. Close to shops, cafes restaurants and the beach. It is in a beautiful Spanish style building.
Walking distance to Shopping on 3rd street promenade mall, Montana avenue, beach, great bars and restaurants.
Interaction with Guests
Only if they call me.
This is a very safe and beautiful neighborhood. Lots of stunning homes, great shopping and restaurants and bars on Montana avenue (2 minute walk). The 3rd street promenade mall is a 20 minute walk. The beach is a 15 minute walk. Santa Monica stairs are 15 minutes away too. Very health and active environment and extremely quiet building.

Your security deposit is refunded in full at the end of your stay when no items from or around the condo are found to be missing, broken or damaged during your stay. (We take dated photographs of all before your stay). We've yet to have a guest not receive their refund in full!
If you have ANY concern or any question at any time (24-hours), you agree to CALL/TEXT your host and not make any assumptions.
You agree that if you have broken a House Rule, that you will get real with me and let me know ASAP. I may be able to help you. It may not be a big deal.
Check-in is at 12PM, or after unless otherwise arranged by you or your host via (website hidden) in writing.
Just like any hotel, two forms of photo ID required, (Passport, valid Driver's License) and a valid Credit Card is required at check-in for verification and agreement. Walk-thru includes photos of current condition of condo that you will initial.
While it's never happened yet, anything missing or not left in the condition you signed off on, will be charged to your credit card. Please be cautious not to take anything accidentally. We want to leave a fantastic review for you, too. :)
Checkout is at 1PM or earlier, (unless otherwise requested and arranged via email through Airbnb) and must be done in person with your host.

EASY, FREE, Parking
• You'll receive ONE underground parking garage door opener for your carspace. *Please be mindful not to take the opener home or you'll be charged $50. If you do take it by accident, please call/text ASAP. (You may be able to FedEx Next-Day Air to return it before the next guest arrives.)
Kindly remove ALL seafood and other smelly items from the fridge.
Kindly take out the trash from the house when you leave.

Eating & Drinking
Eating and drinking is allowed only in the dining room and kitchen please. Please no eating or drinking in any room inside the house other than the kitchen and dining room.
Windows / Doors
When you stay here you agree to close the windows and doors before leaving the house and LOCK them. Please and thank you.
You and you alone accept full responsibility for your own valuables.
If something is broken, keep all parts of it (do not throw the item away), and do not attempt to replace it. CALL or Text your host immediately. Take a photo and email AND text it to me at (email hidden). (Don’t wake me up for a broken glass but use your best judgment.) If you’re able, take a photo with your phone and email it to me. We’ll figure out from there how to proceed. Some things I may not bother to have you replace, other things may come out of your deposit at checkout.
Something Isn’t Working / Can't Find Something
I want you to be comfortable! If you can’t find something you need, don’t know how to use something, or something is not working, or even seems like it might be a concern – Text or CALL between the hours of 8am and 9pm PST. Don’t wait for email to be returned unless you’re able to wait without being inconvenienced.
Please turn off the bathroom heater after leaving the house.
Please check the oven and stove to be certain you haven't left them on before leaving the house.
Respect Your Neighbors
Please be respectful and quiet. This building is quiet. House is offered as a retreat for quiet adults on holiday, working professionals, a writer or QUIET, clean couple. When sitting outside, please watch the level of your voice, especially between the hours of 9PM and 8AM.
Please no Pets. Sorry, NO exceptions. : (
So you have friends in Santa Monica? Please email me via airbnb to request written permission prior to their arrival. Please do not invite visitors or any guests without prior permission, or you will break your contract.
(I try to be really sensitive to my neighbors because I'm bringing strangers into their close proximity, which they didn't ask for.)
You and you alone are responsible for anyone who enters the condo.
Sorry, No Smoking
Smoking is strictly forbidden inside and outside and the neighbors WILL see and smell and report you immediately. Word of warning about the Santa Monica City Ordinance: Lighting up is actually illegal within 25 feet of ANY private or public door or window. So smokers must walk to the front sidewalk to smoke and keep walking. (Alleyway is a no-no.) SM fine is $200 the first offense and goes up after.
Thank you for respecting the house rules. If they don't seem reasonable, this probably isn't for you. We look forward to spoiling you.
Thanks for a great weekend! The apartment is really lovely with nice decorative touches and the couch is amazingly comfy, although I did not get much time to sit there as nearby Montana had plenty of restaurants, cafes, and shops to explore. It was also great revisiting my old running spots north of Montana and down by the beach. Checking in and out was a breeze and Phoebe was very accommodating with our late check out.
Perfect little place to stay and loved the proximity to everything. Phoebe's home is very comfortable. She is also quite attentive to ensuring your experience is enjoyable. Great follow up!
Beautiful apartment in a terrific location! We could walk to everything. Phoebe made us feel very welcome. Would definitely be happy staying here again.
