Welcome to Serenity Cove at Canyon Lake which can include a Chef prepared meal one night for 10 (additional guests extra). Imagine spending your Saturday at the Lake boating, fishing, or tubing at the river, the last thing you want to do is come back and make dinner or find a local eatery that everyone can agree on. Now imagine coming home to a Chef preparing a three-course meal for you and your family, while you relax and enjoy your vacation. We have hired a professional chef who caters to what you need after a long day of activities.
Serenity Cove is a bi-level home, The Living Room, Dining area, Kitchen, and Master Suite is on the top floor, with an inviting King size bed, its own balcony, large walk-in closet, and luxurious bathroom with large shower, two separate sink areas, and separate toilet room. A second Living Room, two Bedrooms and a full Bathroom are located on the lower level. One bedroom has two full size beds (sleeps up to 4 persons), the other bedroom has a full size Bunk bed (sleeps up to 4 persons). The Guest room with the bunk beds and the second living area each has a sleeper sofa (sleeps up to 4 persons). There is also over 1000 square feet of balconies with overhead fans, plenty of seating to enjoy 140 panaromic lake view off the Living Room. Large patio doors open all the way giving captivating views of the lake and hill country from the Living Room, Kitchen, and Dining area.
Located in a secluded area and close to two boat ramps, a small grocery store, and nearby New Braunfels, this home has plenty of space for friends and family gatherings. Amenities include a full gourmet kitchen, bi-level decks, BBQ pit, two televisions, washer and dryer, hot tub, large master shower, a beautiful view of the lake from almost every room, and lake access via footpath. Deer and other wildlife are abundant and can be seen in the neighborhood at all hours of the day. Serenity Cove At canyon Lake is about five to six minutes from the famous "horseshoe" on the Guadalupe River and Whitewater Amphitheater. Located about fifteen minutes from the Serenity Cove is the nearby town of New Braunfels which is famous for it’s many festivals, Schlitterbahn, Guadalupe and Comal Rivers, Historic Gruene, and many other various events.

Rental Release and Agreement

visiting Cassel Enterprises, Inc at ____________________________________________(property name) during the
rental period release ,acquit and discharge Cassel Enterprises, Inc and all employees from any claims, demands,
charges ,Court cost, including attorney’s fees and causes of action of whatever nature and all liability and damages
of any kind.(rental period) ________________ to _____________ is the term of the agreement made by Cassel
Enterprises, Inc and Guests.
Guests and all persons occupying agree to binding arbitration if any claim arises from the rental .If dispute cannot
be agreed upon both and all parties shall be equally responsible for its own attorney’s fee. By signing the release all
parties understand and have signed without any advice, recommendation, and/or inducement from Cassel
Enterprises, Inc. or employees. It is further understood that the property you are renting contains inherently
dangerous natural conditions associated with the location. By signing this document, you understand and freely
agree that you are responsible to inform your entire party and guest that the owner, leasing agents, and their agents
accept no responsibility for any accident, injury, or death that occurs on the premises. Please take extra precautions
to protect the safety of your party and children while on the premises.
1.CHECK-IN TIME IS AFTER 4 P.M. CST. If you would like to check in early CALL FIRST to see if anyone is
checking out of your unit and if it is a “turn-over.” In the event of unforeseen circumstances we reserve the right
to move guests to another property of comparable size and costs at no extra charge to the guest. The guests must
comply with the maximum number of guests allowed per property. Cassel Enterprises, Inc has the right to
inspect the number of people in your party. Any party exceeding the maximum occupancy is reason for
eviction without reimbursement of rent or deposit.
CHECK OUT IS 11 A.M. CST. Check out time is 11:00 am. We will charge your credit card $100.00 beginning
at 11:30am. Anything-past 1:30 pm you will be charged an additional full one-night rate of the rental in which you
are staying. Remember, we have guests checking in after you. If your rental is a “turnover”, your credit card
will be charged a full one-night rate at 11:30am
2. SMOKING AND TRASH - All properties are NON SMOKING Any evidence of smoking (smell, ashes, etc.)
inside the property will result in a $300.00 fee. This fee will be immediately assessed to guest credit card.
Smoking is permitted outside; please dispose of all smoking debris properly outside. There will be a one-dollar fee
per each cigarette butt, beer bottle, beer can, coke cans, or items from your stay found on the property after
your visit. (Please pick up your trash; do not throw it in bushes or over the balconies) All trash must be in
bags, any loose trash will be charged a $30.00 bagging fee.
3. PETS - Pets are permitted in rentals only with prior approval. Tenants/guest found in violation of this will be
charged a $300.00 pet fee, and applicable cleaning fees associated with the infraction, extreme cases may be cause
for eviction, certain condos don’t allow pets, and will have tenants / guest removed from premises. All pets must be
leashes at all times. Pet owners are responsible for cleaning up of any/all pet refuse or a $5.00 per occurrence fee
will be assessed. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra
cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heart worm preventive
is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3)
days prior to arrival. Fleas and tick are very rampant in this area and can cause harmful/fatal illness to humans and
pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for
illness or injury that may incur to pets or humans while on the premises.
4. DAMAGE/RESERVATION DEPOSIT- A damage / reservation deposit of $275 for homes and $175 for
condominiums,($1,075 Monthly) is required. An accidental damage deposit is taken out of the security deposit in
which $75 is non-refundable. This must be received the day of booking the reservation. The deposit automatically
converts to a security / damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully
refundable within (14) days of departure, provided the following provisions are met. Cassel Enterprises, Inc will
charge credit card or bill for damages. Guest may choose to have pictures and receipts for the damages if any. If the
damage cost more than the deposit and not paid by the guest’s owner will exercise the full extent of the law to
collect damages. I agree to allow Cassel Enterprises, Inc to charge my credit card for any
damages that I incur above and beyond my deposit.
A. No damage is done to rental or its contents, beyond normal wear and tear. Excessive partying, vulgarity,
smoking inside the homes, nudity, loud music, firecrackers, or police called will result in loss of the deposit
and eviction. All of our properties are non-smoking units. Evidence of indoor smoking will result
in a $300 charge to your credit card. Outside smoking is permitted but ashtrays must be used.
There will be a one-dollar fee per each cigarette butt found on the property after your visit.
B. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
C. All debris, rubbish and discards are placed in refuse containers outside IN BAGS, and soiled dishes are
placed in the dishwasher and cleaned. One load of laundry is started.
D. All keys are left in the lock box and rental is left locked.
E. All charges accrued during the stay are paid prior to departure.
F. No linens are lost or damaged.
G. NO Early check-in or late check out.
5. PAYMENT – The BALANCE OF RENT is due thirty (30) days before your arrival date. The advance payment
will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money orders,
cashiers checks or personal checks payable to New Braunfels Getaways. The advance payment is not a damage
deposit. Credit cards are subject to 4.25% convenience fee on total amount due. We do accept checks in the mail or
by phone for a $1.00 fee.
6. CANCELLATIONS – A $175 cancellation / administrative fee is charged for ANY reservation that is cancelled
after booking with Cassel Enterprises, Inc. Cancellations for short-term rentals must be made two (2) weeks in
advance or you will lose your deposit and one night’s rental. All cancellations will be recorded in a logbook as to
date and time of cancellation. There are no special circumstances involved in the cancellation process. Reservations
are not contingent upon availability or conditions of the water, weather, or recreational facilities, including but
not limited to the Comal, Guadalupe River, or Schlitterbahn. There will be NO REFUNDS for shortened stays.
Cancellation or early departure does not warrant any refund of rent or deposit. There will not be a refund if you
shorten your stay for any reason. Cassel Enterprises, Inc offers travel insurance to its guest for additional charges, if
you feel that you need to purchase travel insurance please call us at (phone number hidden). MAXIMUM OCCUPANCY- The maximum number of guests per rental is limited to the amount listed on the
property page. An additional charge or $40.00 per person per night for guests in addition to the amount listed will
be assessed. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three
days, the guest will be charged the three-night rate.
8. NO DAILY MAID SERVICE – While linens and bath towels are included in the rentals, daily maid service is
not included in the rental rate however is available at an additional rate. We require you bring your own beach/
outdoor towels. We do not permit towels or linens to be taken from the rentals.
9. RATE CHANGES – Rates subject to change without notice.
10. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of
advance payment, deposit and/or rental money, and the party will not be permitted to check in, as well as notifying
the authorities of such actions. Persons renting property from Cassel Enterprises, Inc. must be 25 years of age and
older, and verify Identification by submitting a photo ID with this agreement.
11. WRITTEN EXCEPTIONS ‒ Any exceptions to the above mentioned policies must be approved in writing in
12. PARKING – Parking is limited to the amount of spaces available at respective properties. Vehicles are to be
parked in designated parking areas only. Do not park or drive in yards, or through landscaped areas of our
properties Cassel Enterprises, Inc. will assess a $50 fee and hold renters liable for damage to septics, landscaping,
or other property. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable
fines/towing fees and is the sole responsibility of the vehicle owner. Septic tanks are used in rural settings often
associated with our rentals and are generally placed in the yard around the home. At waterwheel condominiums
each unit has one assigned parking spot with the unit number painted on the surface, failure to place parking permit
in vehicle or parking in an unauthorized spot will result in your vehicle being towed.
13. HOT TUBS AND POOLS – No children under the age of 12 permitted in hot tubs at any time. When using the
hot tub, remember there is certain health risk associated with this facility. No lifeguards are on duty at rentals, use at
your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival;
therefore, it may not be warm till later that evening. Hot tub covers are for insulation purposes and are not designed
to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be
charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. All hot
tubs are decommissioned in the winter season, due to the expense of operating. Cassel Enterprises, Inc will allow
them to be operated at an additional fee negotiated when requested. During off season renters are require to drain
and clean hot tub and lters, or may elect to have a cleaning professional come out at renters expense. This is
required due to the lowered off season premiums. Before entering hot tub please be courteous and rinse of make-up,
sand, dirt, debris, etc..
14. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Roads can be curvy and
steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or suitable vehicles
for certain locations. We do not refund due to road conditions or inclement weather. Cassel Enterprises, Inc offers
travel insurance to its guest for additional fee, if you feel that you need to purchase travel insurance please call us at
(phone number hidden). INVENTORY: A full inventory has been made of the contents of each property’s contents, and an inspection
will be made after your check out. Any damage or missing items will be charged to your credit card. Changes are
taking place constantly at our properties, such as contents, bed sizes, prices, and inventory is done after each
16. REFUNDS: Cassel Enterprises, Inc. does not refund money for early departures, availability, conditions of the
water, weather, or recreational facilities, including but not limited to the Comal, Guadalupe River, or
Schlitterbahn. There will be NO REFUNDS for shortened stays; you must pay for what is reserved. Cassel
Enterprises, Inc. acts as the agent for the property owners and does not have the authority to refund money to
renters for any reason. Cassel Enterprises, Inc offers travel insurance to its guest for additional fee, if you feel that
you need to purchase travel insurance please call us at (phone number hidden). KEYS AND LOCK OUT PROCEDURES: All keys issued at check in must be returned at check out. There
will be a $25 charge for each key replaced. After-hour lockouts result in a $50 lockout fee. Any pool tags and car
tags issued at check-in must be returned at checkout. If a guest loses their keys or tags, there is a $25.00 charge
per key and/or tag. These costs will be charged to your credit card, if you do not have cash on hand for
payment. Refunds will not be given for keys or tags returned by mail. There will be a lockbox with the keys
inside at each property. Be sure to get the code from management.
18. LOST AND FOUND: We are not responsible for any loss of money, jewelry, valuables of any kind or any
damages incurred to guests’ vehicles or their contents. If possible, Cassel Enterprises, Inc will return left-behind
items at the guest’s expense.
19. SAFETY: Safety and security are the sole responsibility of the guests. Owner or its agent assume no
responsibility or liability for the safety or security of the guests, or for the injury caused by the criminal acts of
other persons. Guests should ensure that all doors and windows are locked at all times, and guests must
immediately notify Cassel Enterprises, Inc at (phone number hidden) option 3 if any locks are inoperative. Guests should
turn off any appliances when leaving the premises and not store combustibles on premises.
20. AIR CONDITIONING AND REFRIGERATORS: Do not turn A/C units below 72 degrees, this will cause
the unit to freeze and you will be charged for the maintenance call, and any repairs directly related to the
service call. Do not overload the refrigerators with warm food and drinks and then change the cooling
setting. The refrigerator will not be able to cool fast enough and you will be charged for the maintenance call, and
any repairs directly related to the service call.
All of the rentals are privately owned; the owners are not responsible for any accidents, injuries or illness that
occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal
belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly
assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

If your staying at Waterwheel Resort condominiums, and your unit is named negatively in our security reports you
will forfeit your deposit. In addition if a representative of Cassel Enterprises, is called out to your location by police
or neighbors you will be charged a $50 fee, and may be subject to eviction. I hereby give permission to charge my
credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I
