Looking for a socially distant vacation? You get a WHOLE HOUSE rental with 1/3 acre fenced yard. Rustic with plenty of creature comforts--and plenty of creatures. 3 BR, 1 BA, eat in kitchen. 20 mins to Flat Lick Falls, 40 mins to London, 45 mins to Red River Gorge. This is a working farm! Pet friendly. Internet- 30+mbps wifi, and up to 50mbps. PLEASE MESSAGE ME WITH HOW MANY BEDROOMS YOU NEED AND IF YOU ARE BRINGING PETS

The space
The house is nearly one-hundred years old with lots of charm. Most of the floors are hardwood. Currently 1 vacant bedroom is undergoing structural renovations. It sits on a fenced 1/3 acre parcel. Pet friendly--please let us know in advance if you are bringing dogs, and supervise your pet(s) because we have livestock guardian dogs. Off street parking right next to the house. High-speed internet available - up to 50mbps. Newly installed Forza Shield ozone generator to get rid of that musty old farmhouse smell along with molds and bacteria in the air.
Some hiking on 60 heavily wooded acres --nature lovers delight! Lots of wildlife on the property: deer, turkeys, migratory birds, small game, creek fish. Daniel Boone National Forest is 30 mins away with lots of trails.
Our property is 100 acres, 40 is primarily hay fields. We have poultry, dairy goats, sheep, horses, and lots of dogs. During the summer we harvest hay usually twice. Daily chores include cleaning stalls/coops, milking goats, and caring for close to 300 animals that call our farm home. If you wish to participate in barn chores or have a tour there is a schedule on the fridge. We have dedicated internet to the farmhouse. Jackson County is a MOIST county. There are two liquor stores in McKee.

PLEASE do yourself a favor: this house sits in something of a GPS "Black Hole" and can be difficult to get to. Directions have been provided on this site. Recommend you print them out and use them in conjunction with GPS-and if GPS tells you to deviate from any of the listed roads- ignore it! It is VERY easy to get lost out here.

Guest access
Guests will have full access to the farmhouse and fenced yard (off street parking).
The kitchen has stove, microwave, refrigerator, coffee maker, George Foreman grill, Crock Pot, electric skillet, toaster, pots, pans, dishes, some utensils, linens, and silverware. There is a guest pantry for "forgotten" items and paper goods. Sorry, no dishwasher!
Bathroom has shower, sink, toilet. We will provide some towels/linens.
House has a washer/dryer (bring your own soap).
House has a wifi hotspot. Up to 30mbps on wifi and up to 50mbps hardwired. And a new smart TV with Roku (thanks to a regular guest!).
We are pet friendly, but ask if bringing furry family members that you have applied flea/tick protection to them. This will help keep the house/yard flea free for you and future guests. Please let us know in advance if you are bringing dogs--that way we can ensure our livestock guardian dogs will try to be on their best behavior.
The house is fully heated/air conditioned with central air and additional window A/C unit upstairs. Water is county water. Tankless water heater for plenty of hot water.
If you would like to interact with the farm animals, letting us know ahead of your visit is appreciated. Most of our animals are friendly, some are not. We want everyone to have a safe and enjoyable stay, so we ask that we escort you into the barn area. We have livestock guardian dogs who take their job seriously. Our farm has a variety of animals and we're happy to educate you on them. Above all, we want safety first.
We have a small, portable fire pit for the backyard. It's kept in the shed to keep it out of the crazy Kentucky weather. Please bring wood if you plan to use it.

Other things to note
Absolutely NO SMOKING in the house! Outside is fine, but please refrain from smoking in the barnyard area (hay is really flammable!).
For the most part, we are in bed by 10 pm, so if you need anything, it's best to catch us before then. One of us is up at the barnyard every morning between 8-10 am. Barn chores are done usually in the early afternoon.
There are no convenient grocery stores near us. So if you need something, it can be a 30 min drive into McKee. Most businesses are closed on Sunday and have limited hours on Saturdays.

Neighborhood highlights

Big Barn Road is a pretty quiet place. We have a few neighbors, but everyone is friendly and neighborly. The house sits among our barnyard, so it's not uncommon to hear chickens, ducks, turkeys, horses, goats, and tractor noise (minimal). During hunting season you might hear the occasional gunfire- hey, it's the country!

Lives in Tyner, Kentucky
Hubby and I are retired military. We wanted peace and quiet so we moved to the middle of nowhere. Our farm is 100 acres of mostly wild and wooly. We breed heritage poultry, have horses, goats, sheep, and dogs. I'm also an author of several novels and make artisan cheese. I like to stay busy, but farming doesn't pay all the bills so we decided to B&B our quaint old farmhouse on the property. Я говорю немного русский-- but still learning!
