About this listing
Rustic charming cottage in the heart of the Catskills bordering a large creek running into the Esopus River.
Cute cabin in an excellent location in central Catskills. Cottage borders Broadstreet Hollow creek running into the Esopus River. Ideal for a couple wanting a romantic weekend, a family for the kids to run around the yard and play in the creek, or a group of good friends to sit around the fire pit with a guitar and bottle of whiskey. For the right person or group this is an excellent get away. I have many return renters who love this house and setting. This is not a luxury country estate but a rustic cottage in the woods. You could squeeze 5 couples in but you will be on top of each other. It's better suited for 2 to 6 people.
Update 7/2/2015: Due to popular request, I now have a regular cleaning service between renters to make sure the house is dusted and presentable for the next guests. They charge $125 but I only pass on $75 of that cost.
- 4 bedrooms and separate loft with 3 full size beds and 2 full sized futon beds.
- Fully equipped kitchen with microwave, range, fridge, coffeemaker, pots and pans, dishes.
- Stone fireplace.
- Deck with outside eating area.
- Outside firepit for barbecuing.
- Wifi and unlimited domestic phone calls.
- You might spot an eagle, bear, egret, hummingbird, raccoon, possum, porcupine, beaver, chipmunk, or woodpecker on the property or next to the river.
- Tons of great hiking trails and waterfalls nearby.
- Tubing and kayaking down the river and cycling on the mountain roads.
- Trout fishing in the river.
- Two ski mountains and cross country skiing about a 15 minute drive.
- Cute villages nearby like Phoenicia and Woodstock.
- This is dog paradise (just make sure they don't run up the drive way to the main road).
- There is a day spa a short walk from the house where you can do yoga, sit in a hot tub or sauna, swim laps, get a facial or massage, and take a hot shower if your friends used all the hot water.
- The bus from NYC can drop you off and pick you up at the top of the driveway.
- Hot water heater is small so you may have to ration showers if there are a lot of you.
- The cottage is "rustic" meaning this ain't no schmancy resort with maid service. It can get dusty between renters and you might walk into a cobweb or two.
- You might hear traffic on the road that runs through here especially on a busy weekend. If it recently rained, the creek will be roaring and cuts out the car noise.
Located 2 hour 15 minute drive from NYC. 15 minutes from Woodstock. 3 miles past Phoenicia on Route 28.
Everything except the shed. No going into the shed.
Interaction with Guests
The house is yours while you rent it. You can reach me by phone or email.
Private and 3 miles from Phoenicia. It's very cosy.
You need a car and it should have snow tires or be all wheel drive in the snowy months.
PLEASE LEAVE THE HOUSE IN THE SAME CONDITION AS YOU FOUND IT AND PLEASE RESPECT OUR HOME. IT'S RUSTIC BUT WE LOVE IT.
LINENS/TOWELS/ETC.: Please bring your own towels, bed sheets (all beds are full size), toiletries, and most importantly food. Pillows and blankets are provided. The house has well water, which I think tastes great, but you may want to bring your own Perrier.
SHED/TOOLS: Renters are expressly prohibited from touching anything in the shed especially power tools such as the chainsaw, circle saw, lawnmower, etc. Some renter decided to cut wood with my chainsaw and filled it with kerosene and killed it. I didn't discover it until it was too late.
TRASH: Please be conscientious about the trash that you create. This part of the Catskills is a forest preserve and all trash has to be brought out. Please take as much with you as you can when you leave. If you can't bring it all back, please separate the recycling and leave that in the shed and leave the regular trash in the trash can by the back door (BUT TAKE ALL THE NONCOMPOSTABLE FOOD SCRAPS WITH YOU BECAUSE RACCOONS AND MAYBE A BEAR WILL GET INTO THE TRASH CAN OTHERWISE). The compost pile is behind the shed. You can put all organic matter in the compost such as egg shells, coffee grinds, fruit and vegetable scraps but no meat or dairy or the aforementioned wild animals will get into it.
PETS: Dogs and cats are welcome. Just make sure that you let us know beforehand, you thoroughly clean up after them and that they stay off all the furniture.
DRIVE/YARD: Please keep your vehicle out of the yard and in the driveway. It kills the grass.
We had a wonderful time at the cabin with our dog and toddler. The yard and creek were great fun, and the location of the house is perfect. Thanks!
We were welcomed to a clean and well kept cottage, larger than expected. Our host emailed to confirm, answered questions about local attractions, and suggested some bonus activities. We enjoyed the beautiful surroundings, cooking over the fire pit, and relaxing in the cabin and on the deck. The kitchen was well equipped, and the beds were comfortable. We would return if vacationing in this area again.
We had a great long weekend at this house with our two dogs. We loved exploring the creek and the huge yard. It's perfect for dogs that have good recall (the road is a little close for comfort unless they're well trained) and it was so nice to be away from everything. There was no cell service but we considered that a plus. We particularly loved going through the record collection and having a fire in the fire pit outside each evening. There are places nearby to get more firewood, and you will need to get your own tinder/paper and/or lighter fluid if you have trouble getting a fire going. You may also want to bring your own knives if you want to do a lot of cooking but if you're not picky the ones there are absolutely useable. There were also some great board games we had fun with. We also took a quick hike at Katerskill Falls and spent a little time on the cute main street of Tannersville which was about a 25 min drive away and really beautiful.
I booked this cottage for my best friends bachelor party. He wanted a quiet weekend with his closest friends, and we were not disappointed! This is one of those places that pictures do not do it justice. As soon as we stepped inside everyone's reaction was the same, "I want to live here!". The cottage actually feels bigger than it is; we had a group of 5 guys and at no point in our trip did we feel we were tripping over each other.
The property itself is incredibly secluded. Even with a main road and other cabins nearby, it doesn't feel like anyone is around for miles. Even with pinpoint accurate directions, I still drove by four times because you just don't notice it from the road.
If you're looking for a quiet place to get away that's only a stones throw from store's, restaurants and activities, this is the place. I would absolutely return next time I'm in the area.
Really cozy and rustic experience. Having the creek was awesome and it was conveniently located.
Scott's home was wonderful - even nicer than the photos! It was rustic and cozy with an incredible record collection and tons of board games. The area had lots to offer as well, and Scott was very knowledgeable about things to do. Our pups had a great time splashing around in the creek, it really is a dog heaven.
We had a fantastic weekend. The listing was just as described - magical little rustic cottage in the woods, next to a beautiful creek. Very peaceful property.

About the Host, Scott
I'm a world traveler who appreciates the mix of city and country living. NYC (Boerum Hill Brooklyn) is my home. My friend Teah and I own a great little cabin near Phoenicia in the Catskills 2 hours north of midtown Manhattan. My boyfriend Eli and I just built a sweet house on a lake in Bethel also in the Catskills.
By day, I work as a public interest lawyer fighting evil banks in court and advocating for LGBT rights. All other times, I swim, run, bike, drink well, eat well, cook, read, listen to great music, and sort of just wander around taking it all in.
I genuinely enjoy playing host and meeting people from around the world.
