Cute cabin in an excellent location in central Catskills. Cottage borders Broadstreet Hollow creek running into the Esopus River. Ideal for a couple wanting a romantic weekend, a family for the kids to run around the yard and play in the creek, or a group of good friends to sit around the fire pit with a guitar and bottle of whiskey. For the right person or group this is an excellent get away. I have many return renters who love this house and setting. This is not a luxury country estate but a rustic cottage in the woods. You could squeeze 5 couples in but you will be on top of each other. It's better suited for 2 to 6 people.
- 4 bedrooms and separate loft with 3 full size beds and 2 full sized futon beds.
- Fully equipped kitchen with microwave, range, fridge, coffeemaker, pots and pans, dishes.
- Stone fireplace.
- Deck with outside eating area.
- Outside firepit for barbecuing.
- Wifi and unlimited domestic phone calls.
- You might spot an eagle, bear, egret, hummingbird, raccoon, possum, porcupine, beaver, chipmunk, or woodpecker on the property or next to the river.
- Tons of great hiking trails and waterfalls nearby.
- Tubing and kayaking down the river and cycling on the mountain roads.
- Trout fishing in the river.
- Two ski mountains and cross country skiing about a 15 minute drive.
- Cute villages nearby like Phoenicia and Woodstock.
- This is dog paradise (just make sure they don't run up the drive way to the main road).
- There is a day spa a short walk from the house where you can do yoga, sit in a hot tub or sauna, swim laps, get a facial or massage, and take a hot shower if your friends used all the hot water.
- The bus from NYC can drop you off and pick you up at the top of the driveway.
- Hot water heater is small so you may have to ration showers if there are a lot of you.
- You may see the occasional country mouse and there's a goddamn squirrel that gets into the walls upstairs every once in awhile. I do my best to keep them in the woods.
- The cottage is "rustic" meaning this ain't no schmancy resort with maid service. It can get dusty between renters and you might walk into a cobweb or two.
- You might hear traffic on the road that runs through here especially on a busy weekend.
- Cell service is shoddy. You can make unlimited domestic calls with the house phone though and there's wifi. I pay a flat fee.
Located 2 hour 15 minute drive from NYC. 15 minutes from Woodstock. 3 miles past Phoenicia on Route 28.
Everything except the shed. No going into the shed.

LINENS/TOWELS/ETC.: Please bring your own towels, bed sheets (all beds are full size), toiletries, and most importantly food. The house has well water, which I think tastes great, but you may want to bring your own Perrier.
SHED/TOOLS: Renters are expressly prohibited from touching anything in the shed especially power tools such as the chainsaw, circle saw, lawnmower, etc. Some renter decided to cut wood with my chainsaw and filled it with kerosene and killed it. I didn't discover it until it was too late.
TRASH: Please be conscientious about the trash that you create. This part of the Catskills is a forest preserve and all trash has to be brought out. Please take as much with you as you can when you leave. If you can't bring it all back, please separate the recycling and leave that in the shed and leave the regular trash in the trash can by the back door (BUT TAKE ALL THE NONCOMPOSTABLE FOOD SCRAPS WITH YOU BECAUSE RACCOONS AND MAYBE A BEAR WILL GET INTO THE TRASH CAN OTHERWISE). The compost pile is behind the shed. You can put all organic matter in the compost such as egg shells, coffee grinds, fruit and vegetable scraps but no meat or dairy or the aforementioned wild animals will get into it.
PETS: Dogs and cats are welcome. Just make sure that you let us know beforehand, you thoroughly clean up after them and that they stay off all the furniture.
DRIVE/YARD: Please keep your vehicle out of the yard and in the driveway. It kills the grass.
We had a blast and the cabin was perfect for what we wanted. Very rustic, lots of character, tons of space, a beautiful setting, and Phoenicia is a charming and fun little town. The cabin had a ton of space, there were 6 of us (3 couples) and each couple had our own room with two more bedrooms we didn't even sleep in--could have easily slept 10 people before even having to think about having people sleep on couches.
The property is beautiful too, we got snowed in and were able to take a nice little walk at the stream that is on the property. We rented a car without 4 wheel drive and got stuck in the driveway for like an hour the second day, but got ourselves out of the situation without having to call for help and were able to gun it out of the driveway without getting stuck the other days.
There is a great record collection and a lot of board games. The kitchen was also well stocked and large enough to cook meals in all week.
Scott was also very responsive to our calls/emails and was great to deal with. There was an issue with the water and the heat when we got up there (not due to any negligence on his part, I think it was just a whole string of events that come with the upkeep of a house and the record low temperatures going on at the time) but he was great about getting a maintenance guy out and getting stuff fixed and refunded us part of what we paid to compensate for the inconvenience.
We are already planning to rent the cabin from Scott again later this year and some of our friends who joined us talked about renting from him again too. Definitely the perfect vacation and exactly what we were looking for!
We really enjoyed our experience. A nice rustic getaway. Scott was very helpful and responsive and made it easy for us, even in the dead of winter. We would definitely return here.
Overall, we had a great experience. The house if located in a close proximity to the mountain and spa. House has everything you need.
Scott's cabin was great! Everything is exactly how it was described. There were 8 of us and there was more than enough room. We went for New Years Eve and the weather was freezing but inside the house was nice and toasty. There are a lot of board games which we took full advantage of! Also even though the house is off a main road it's completely blocked off by trees and the privacy is great!
Nice little cottage in the mountains. Our family had a nice stay. Excellent location for getting to Belleayre for skiing, and close to Phoenicia for a few restaurants and market. The cottage has plenty of space, though is rustic (not suitable for those looking for 4-star hotel standards of cleanliness and amenities). Easy to get to (right on state route 28) and Scott was easy to contact.
We had a wonderful, cozy weekend at this cabin and it felt truly outdoorsy. We built a fire 2 nights in a row and had to buy firewood in town, but didn't mind because it was so nice to warm the house by fire. We went hiking at panther mountain and brought our dog. Very relaxing and perfect for a few days of solitude from the city.
The communication with Scott was solid and he addressed all the questions We had about property. The house itself was hard to find in the dark but we managed after multiple back and forths. The cell phone reception in the house itself is very patchy for AT&T and none for T Mobile and Verizon.
The water heater tank is good for 2 people but takes a while to warm up (~45 min) if more then 2 adults taking a shower in a row. The house is cute but has not been cleaned in a while aka: lots of dust everywhere. 2 of my friends were having pretty bad allergies when in the house and had to take Claritin. Kitchen are os pretty small but has everything you need. Location is really cute but can get really noisy from the road. Its really close to nice hikes though. Decent experience overall.

My boyfriend Eli and I just built a sweet house on a lake in Bethel also in the Catskills.
