We have bicycles, motorbikes, scooters for rent and can help making arrangements for tours including Elephants, Massage Classes, Cooking classes, Tiger Kingdom, rock climbing, or just about anything for any interest! .

PLEASE remember to give us your arrival details including the flight#, Bus #, Train # and the arrival time. We will make every effort to meet you at the building about 1 hour afterwards to allow you time to get your luggage and taxi to the building. Instructions on getting to the building, our contact information and our WIFI details are included below. If we are not at the building when you arrive, please check you emails for details on getting your keys.

The main entrance to the building uses a RFID entry system. There is no code necessary, please just hold the keycard near the number pad, wait for the beep and then push the door open.

The water in the building is from our own well and filtered. It's good for brushing your teeth and making coffee, tea, or cooking. There is also bottled water in the fridge for drinking. Please DO NOT throw away the empty bottles. Please bring the empty bottles downstairs and take more from the stock in front of the office.
There are three laundry machines in our parking lot. They are usually powered off, so you'll need to turn them on first. When standing in front of the machines, There is a beige box behind the machines and over the water tap. Open the box and press the black button all the way in. The machine on the left is 30B and the two others are 20B. Either 3 (10 baht coins) or 2 (10 baht coins) depending on which machine. Everything is automatic, please don't push any buttons. They will go for three cycles on cold water and take about 1 hr. For drying, there is a drying area in the back of the building
If you prefer a laundry service, there is a service just around the corner. Make a right out of the building and make your first right. Its about 50 meters down the road. Full service (wash, dry, fold) take most of the day, drop off today and pick up tomorrow.
There is a Trash/Rubbish bin in our parking lot next to the washing machines. Please take your bags of Trash/Rubbish out when necessary. We have scheduled pick up every other day.
Basic common sense rules this place. Please keep things clean, quite during early and late hours. Please turn off electric (a/c, fan, lights, etc) when outside of the apartment.
Ask if you have any questions or concerns. We are always willing to help with the room, town, transportation, etc. Don't be afraid to ask.
As ID confirmation, a copy of your passport will be taken.
You will be staying in your own apartment, so you are welcome to come and go as you please. Out of respect for you neighbors, we ask that the noise be kept to a minimum between the hours of 22:00 -> 08:00

Great place to stay and the Hosts were wonderful and very accommodating. The neighborhood is quiet and relaxing.The apartment is only about a 10 minute walk to the Old Town and there's a few tasty restaurants just a couple minutes walk from the building.
Words cannot express the wonderful time I had staying at this location. King and Stephen did a fantastic job at hosting us and making us feel welcome. Stephen is such a great resource and was extremely helpful in helping us plan our Chiang Mai experience. The room is simple and at a fair price. There are many places that are accessible my motorbike, which Stephen was able to help us with. I would highly recommend staying at this location, and plan on visiting again soon!
I had a great experience staying here for 11 nights. Ketsuda and her husband Stephen are great hosts and very helpful. The room is accurately described, clean and very spacious. They provided kitchen utensils and a refrigerator which was very useful. I would highly recommend staying here. However, I would like to caution that as described, the location is outside of the Old City and away from many of the main attractions. If you do not rent a scooter, expect to walk about 20-25 minutes to get to the closest gate of the Old City. While this is not too long of a walk, just keep in mind that on a hot day in Thailand, this can be miserable. I usually tried to walk to the main road and grab a tuk tuk from there. It is easy to get transportation back to the hotel. Overall, an excellent choice!
The hosts were welcoming and helped to explain everything as to how to get around the neighborhood... The room was clean and exactly what I needed, spacious and breezy, the ac also worked well, hot water boiler was in the room for self made coffee. Very clean and it has a porch area to lounge on and over look the neighborhood. The back window faces the mountain it is a lovely view. I was a little bit noises sometimes with the coming and going of the apartment residents opening and closing the gate beneath the room but after after the 2nd night I was used to it and slept through it.
We felt very welcome by Stephen and King from the moment we arrived. Stephen gave us an awesome rundown of the city so that we were prepared for the upcoming Songkran festival and gave us some ideas for trips outside of the city. To make things even easier, scooters were available to rent right away and the cafe downstairs made delicious breakfasts and lunches. The property is a 5 min scooter ride to the old city but feels like a quiet community. The room was spacious and clean with great AC. There was a little bit of noise from the road but not enough to be a real issue. Make sure to keep an eye out for the property pingpong matches!
I had a wonderful time staying six days at Ketsuda and Stephen's airbnb. From ease of getting to the house, to the wonderful room, super fast and convenient internet, to fun ping pong matches, and a great food spot attached to the bottom of the house. The hosts are wonderful, always there for answering any questions, and giving tips on your choice of things to do in Chiang Mai. I would consider them for both short and long-term stay. Thanks.
We loved the month we spent in Chiang Mai at CM Stay @ Sethee Court! Everything about our stay was fantastic & we are eternally grateful to our hosts King & Stephen! Highlights include: being a 5 minute walk/2 minute scooter ride from our massage school Old Medicine Hospital, renting a scooter directly from Stephen & King, the nightly dinner market just down the road with tons of cheap delicious options, the warm community atmosphere at the apartment building, the new ping pong table! The location is especially great for longer term stays like ours where easily checking out the action is appealing but living far enough away from the hustle & bustle of the city is a relief. There are tons of amenities close by-- the mall (featuring a cheap movie theatre), a Tesco Lotus (like a super Walmart), 7-eleven, massage schools, the Saturday walking street, and more! We also (email hidden) Stay Old City location for a few nights before moving south & loved it too! It's closer in towards the attractions & walking distance to everything in the old city. We can't wait to return & highly recommend the apartments!

About the Host, Ketsuda
Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat.
I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. The list goes on.... All units include STABLE, HIGH-SPEED WiFi, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate.
CMStay currently has two locations:
CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise.
CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood.
I like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country. We're always looking forward to meeting new people and maybe even being able to help a newbie find their way around. Most of all, we are always willing to try and help.
