Stunning, spacious accommodation, which is part of a large former watermill/maltings building just outside Bungay. You'll have access to riverside gardens, a boat and a wood fired pizza oven! Sleeps 12+2 people.
The house comprises six large bedrooms, arranged across two floors. Five are doubles or king size, and one room is a bunk room set out with 2 + 2 single beds. Three bedrooms have en suites, and a separate shower room and WC is available on the first floor for the other rooms. Roll-top baths and high pressure showers are supplied with plenty of hot water by our our wood pellet boiler, which also powers central heating throughout. At the back of the house and overlooking the river you will find a large well-equipped kitchen including range Smeg cooker, fridge, toaster, kettle and washing machine.
The large river-fronted garden at the back of the house is accessed over a small footbridge and is private and south-facing.
A bit of history...the first record of a flour mill at Wainford was in 1444, but by the 1800s the site was being used for malting of barley (for beer). Part of the working buildings were converted into a large house around 1850. Today the malting business continues at Wainford, with a modern facility 200m along the lane and a large white grain storage silo directly opposite Wainford Mill House to the north (you can see this in some of the pictures).
Please note that on some days, lorries occasionally load and unload grain to the silo during normal working hours, turning on the road outside the house. This is unlikely to bother or disturb you, but we wanted to mention it!
You will have access to the garden and you can borrow our rowing boat to explore the beautiful Waveney River. Swimming is glorious if the weather allows (the Waveney was named as a top ten river for wild swimming in the Guardian newspaper last year). You can cook pizza in our wood-fired oven outside, or simply relax in the garden on the deckchairs. There are trees to climb for kids (and big kids).
The river outside the house is the actually the border between Norfolk and Suffolk, and is around 4ft deep and usually slow flowing. However it is NOT securely fenced off, and children will require 100% supervision by adults at all times when outside to be safe. We have a small selection of buoyancy aids of various sizes that you can borrow.
Interaction with Guests
We live nearby, but not on site, so we'll do check in and checkout but otherwise you will have the place to yourself. An adjoining cottage is occupied by a nice lady who makes artisan cheese, who also has shared use of the garden.
The Waveney valley is a gentle, rural kind of place, where you can amble through pretty market towns, or walk along country lanes and across marshes. The high street of Bungay and its ruined castle amongst other attractions is around 15 minutes walk.
Going a bit further afield, the pretty towns of Beccles and Halesworth are around 10-15 minutes drive. It's about half an hour's drive to the seaside (Southwold, Dunwich and Walberswick), and about 25 minutes to the lovely city of Norwich.
Being a rural area, getting around by car is easiest and there is parking available. However, there are regular buses from Bungay to other towns in the area, and the nearest train station is Beccles which is ten minutes drive. We can offer secure cycle storage on the ground floor if you are arriving on two wheels.
Other Things to Note
Please note we generally offer short breaks (three night minimum) during school term time, and weekly stays (six night minimum) during school holiday weeks. But the otherwise-fabulous Airbnb doesn't allow us to configure it this way, sorry. Please don't hesitate to drop us a line for more info!
Toby, was very helpful with a detailed email with directions which were very easy to follow. At the property, there was no problem gaining access and a manual provided which outlined most of what we needed to know. The heating was on and the house was prepared in such a way which was very welcoming-perfect for a cold winters day. The house was endless and we were spoilt for choice for rooms to stay in. Each room was at a very good standard.
We booked Riverside House as a 60th birthday retreat. It was perfect, quirky, full of character and fun. There were 11 of us, lots of spacious bedrooms all beautifully styled, some en-suite. Situated close to the sea and nestled in the country lanes of Bungay. We especially enjoyed the Pizza oven experience - be patient it's worth it! It felt like a real adventure as we parked up and walked the footbridge over to the house... it didn't disappoint! The kids are already talking about a return visit in the summertime where they hope to explore the surroundings by boat. A great experience is waiting for you at the old mill. we loved it. We stayed at Toby's beautiful water mill for a long week end and loved it! The place is very special and the Host made sure we wouldn't have to ask for anything, as everything was provided in a 5 star boutique hotel yet with the simplicity of a cosy family home.
As a Neapolitan man I could not refrain to try out the Pizza oven and I can certify it is up to Italian standards! We made lovely pizzas....

Toby has been extremely helpful and the house is stunning, the room are huge and perfect to accommodate groups of friends or families. The location is easy to find and perfect for canoeing trips, cycling and rambling! The pizza oven is a Must try! I highly recommend staying at Tobby's and would definitely love to stay another time there once the whole house finished. Me and my 5 friends had an amazing time. Just great!
The flat was full of character, every room unique, the kitchen and bathroom well equipped and in a very peaceful location.
We also particularly liked the very comfortable beds and all the little touches such as the flowers in every room and milk, biscuits and fresh fruit waiting for us when we arrived.
We did find it a little tricky to find as we are not SATNAV people ( head for the new maltings development and continue on past the football ground).Once we knew where we were it was fine and we did get to chance to chat to some of the locals.
We enjoyed using the rowing boat, the river is very tranquil and there are some lovely walks nearby.
We had a brilliant long weekend in this former watermill. The location was nice and quiet but still close enough to the local town. The stand out for us was the river on your door step and having access to the rowing boat to explore was a great bonus. The flat was great - 3 large sized bedrooms with unique furnishings in each and a good sized bathroom with a huge roll top bath. Toby was very quick to reply to any of my questions which made our stay here stress free. I'd love to come back here in the future for a longer stay and to see how the rest of the house turns out once its been renovated.
