Stunning, spacious accommodation, which is part of a large former watermill/maltings building just outside Bungay. You'll have access to riverside gardens, a boat and a wood fired pizza oven! Sleeps 12+2 people.
The house comprises six large bedrooms, arranged across two floors. Five are doubles or king size, and one room is a bunk room set out with 2 + 2 single beds. Three bedrooms have en suites, and a separate shower room and WC is available on the first floor for the other rooms. Roll-top baths and high pressure showers are supplied with plenty of hot water by our our wood pellet boiler, which also powers central heating throughout. At the back of the house and overlooking the river you will find a large well-equipped kitchen including range Smeg cooker, fridge, toaster, kettle and washing machine.
The large river-fronted garden at the back of the house is accessed over a small footbridge and is private and south-facing.
A bit of history...the first record of a flour mill at Wainford was in 1444, but by the 1800s the site was being used for malting of barley (for beer). Part of the working buildings were converted into a large house around 1850. Today the malting business continues at Wainford, with a modern facility 200m along the lane and a large white grain storage silo directly opposite Wainford Mill House to the north (you can see this in some of the pictures).
Please note that on some days, lorries occasionally load and unload grain to the silo during normal working hours, turning on the road outside the house. This is unlikely to bother or disturb you, but we wanted to mention it!
You will have access to the garden and you can borrow our rowing boat to explore the beautiful Waveney River. Swimming is glorious if the weather allows (the Waveney was named as a top ten river for wild swimming in the Guardian newspaper last year). You can cook pizza in our wood-fired oven outside, or simply relax in the garden on the deckchairs. There are trees to climb for kids (and big kids).
The river outside the house is the actually the border between Norfolk and Suffolk, and is around 4ft deep and usually slow flowing. However it is NOT securely fenced off, and children will require 100% supervision by adults at all times when outside to be safe. We have a small selection of buoyancy aids of various sizes that you can borrow.
Interaction with Guests
We live nearby, but not on site, so we'll do check in and checkout but otherwise you will have the place to yourself. An adjoining cottage is occupied by a nice lady who makes artisan cheese, who also has shared use of the garden.
The Waveney valley is a gentle, rural kind of place, where you can amble through pretty market towns, or walk along country lanes and across marshes. The high street of Bungay and its ruined castle amongst other attractions is around 15 minutes walk.
Going a bit further afield, the pretty towns of Beccles and Halesworth are around 10-15 minutes drive. It's about half an hour's drive to the seaside (Southwold, Dunwich and Walberswick), and about 25 minutes to the lovely city of Norwich.
Being a rural area, getting around by car is easiest and there is parking available. However, there are regular buses from Bungay to other towns in the area, and the nearest train station is Beccles which is ten minutes drive. We can offer secure cycle storage on the ground floor if you are arriving on two wheels.
Other Things to Note
Please note we generally offer short breaks (three night minimum) during school term time, and weekly stays (six night minimum) during school holiday weeks, which includes Christmas and New Year weeks. The otherwise-fabulous Airbnb doesn't quite allow us to configure it this way, but please don't hesitate to drop us a line for more info!
We had a great time staying at the Riverside House, the house was as shown and beautifully decorated with huge bedrooms and beautiful bathrooms. Toby was a great host, very flexible and immediately responsive when the dishwasher died (a new one delivered within 24 hours!). The house is perfectly located for seaside trips to Southwold and the lovely shops of Bungay.
We had a great stay at the Mill House! The house was well equipped, the rooms were spacious and comfortable and Toby was easy to communicate with. We loved taking the boat for a row up the river and spending a whole afternoon and evening firing up the pizza oven. The girls really enjoyed catching little fish from the river with nets and petting the tame chickens! Plenty to do in the area. A fantastic spot for a group get away.
Thank you so much Toby - this is a really fantastic place and we greatly recommend it for family holidays and groups of friends. It is unusual to find a large property with so many equally beautiful master bedrooms and the setting is really gorgeous. Our group had a lovely stay!
We had a great stay in the beautiful mill house.
Lovely views from the garden facing rooms, the amazing waterlily filled stream straight out of the back door for a refreshing swim, antique furniture, plenty of space and a large garden made for a very easy, fun and relaxing weekend. Toby, the host, is also very helpful.
It is a very special place and one we are already planning on coming back to.
We thoroughly enjoyed our stay at the mill house. The house and the surrounding area was perfect for our group of 9 over three days. From the moment we arrived at the house we could see the work put into the house. Loads of nice touches like a gramophone in one of the bedrooms and the smart TV in the living room. The living room especially created a great atmosphere due to the open plan with the kitchen. We even got a chance to go out on the river with the barge which was kindly borrowed to us. The surrounding area of Bungay is very picturesque and a welcome change from the hustle and bustle of London. I cannot recommend this house enough and would love to come back some other time.
A really great airbnb quitessential English experience! Such a stunning environment with the beautiful river and surrounding Bungay town. The mill house was perfect for our girly grown up retreat, the long kitchen table led to fantastic cozy evenings of wine and games, the pizza oven, led to fits of giggles, and great pizza in the evening sun! We are definitely considering to come back again in the future, as it perfectly equipped for the babies and a good night's sleep!
We had a wonderful week at Wainford Mill last week. It was the perfect space for two grannies, two singles and a young family of five. All that space meant we could detach ourselves to read or rest when necessary, and regroup for great family fun. We so appreciated comfy beds and details of decor, including flowers in each room. It was the perfect setting on the river for men to row their girls of all ages, to organise wide games, and to mastermind the pizza cooking; and we all loved the spacious kitchen with its long table and large stove. The little girls were totally at home in their bunk room and especially enjoyed playing 'sardines' inside and out (including in the hencoop!).
We loved the beauty of the wild garden and much enjoyed fresh rhubarb.
Toby was the perfect host. In no way intrusive, but always on hand to help (eg - with a broken washing machine, he arranged to have laundry done and ordered a new one that day!) - he had great tips on the area and is being very helpful and kind about posting back forgotten items!
It was an ideal country experience for these weary city-folk. We absolutely loved it and very much hope to return.
