This is the perfect apartment to stay near the train station, near the sea, downtown and with easy access to the bus station! The rooms are comfortable with a beautiful terrace, highly significant during the summer! Just enjoy it!
A nice two bedrooms appartment which can easily fit 4 persons only (we usually do not accept above 4 persons).
The appartment provides basics like wifi internet, TV, 2 bedroom, 1 living room with a bar and a well-equipped american style kitchen, a very nice 25 square meter terrasse,1 bathroom, 1 toilet.
Towels and bedsheets are provided.
Landlord speaks fluently English and can provide you with all the information you will need!
Except July and August, we do not accept late check in after 8pm. Sorry about the inconvenience.
P.S: Only one key will be provided. For a second key, you will have to deposit an extra amount of 200 euros (refundable)
The building is located at the corner of the longest avenue in Nice called "le Boulevard Gambetta". This is a cosmopolitan and busy area of Nice.
It is located 16 mn walk by the sea (1.6km to the promenade des anglais), close to the main shopping avenue (avenue jean-médecin), the restaurants, cinemas, markets, shops, boulangerie, train station, tramway and cycles for hire are available in front of the building.

Local attractions and distances: 5 mn walk to the Russian Orthodox Cathedral, 10mn walk to "les chemins de fer de provence" which brings you in the Alpes-de-Haute-Provence from Nice to Digne. I highly recommend it (URL HIDDEN) "vieux Nice" which is the old town (3.5km/ 15 mn by walking distance and tram. Flower markets, shops, pubs and narrow streets), the Matisse museum (3 km; 39mn by bus) and finally Rue de France Pedestrian Zone (1,3 km; 16 mn walk or 5 mn by bus. ) The Nice pedestrian zone, or "zone pietonne," is a hub of activity. This is the place if you need to load up on souvenirs. Street entertainers frequent this area. There are gourmet shops, clothing shops, news stands, bookstores and more.
Bus n°23 drops you in front of the airport (10km; around 16mn by car or 35 mn by bus) or the main train station (1.2km; 14mn walk or 5mn by bus) for 1.5 euro only!
There is no private parking or no indoor private parking. The closest is at the train station (average of 50 euros for 3 days). You will have to park in the street (secured because under camera surveillance!) or in the two outdoor parking places in my neighborhood.
For the comfort of each guests, the flat is a non smoking area. You will be able to smoke outside on the terrasse.
No wet towels downstairs or even on the sofa.
In the event of lost keys, the guest agrees to compensate the host for the material cost and time expended in changing locks and this amount will be deducted from the Damages / Security Deposit. The guest agrees to top up this Deposit to Airbnb to the required level for the duration of their stay.
The Client agrees to be a considerate tenant and to leave the accommodation in a clean and tidy condition at the end of the rental period. The Client is responsible and liable for all damage or breakages during the stay, whether accidental or negligent and required to replace or pay for damage/breakages.
We ask you kindly replace anything that gets broken or damaged and to respect the apartment and all its contents for us and all our guests. If you are unable to replace an item for any reason, you must notify us ASAP so that we can ensure that the next visitors receive the full benefit of a complete apartment. The agent will account to the Client for the security deposit and the refund at check out when the keys and the apartment are handed back at the end of the rental period. The agent reserves the right to retain the security deposit to cover additional cleaning costs if the Client leaves the apartment in an unacceptable condition.
The Client accepts that the apartment owners, their agents or employees shall not be held responsible or liable for any accident or injury to any members of the party or visitors, howsoever caused, nor for loss or damage to any personal goods or property, howsoever caused.
The Owners are relieved from liabilities if the apartment should become unavailable for any unforeseen circumstances. In this event, a refund may be made; limited to the maximum rental fee paid by the Client and assistance will be given to secure alternative accommodation. Under no circumstances shall the Owner's liability exceed the amount paid to the Owner for the rental period.
These terms and this contract shall be governed by, and construed in accordance with, French law. You agree that the French Courts shall have exclusive jurisdiction to settle any dispute that may arise out of, under, or in connection with these terms.
