Welcome to Avenida Apartment & Terrace, a charming, confortable apartment with a 360º river and city view rooftop terrace. Strategically located at the centre of Lisbon's centre it's only a few steps from glamorous Avenida da Liberdade and walking distance from the city's most popular areas, like Baixa, Chiado, Bairro Alto, Príncipe Real, Castelo and Marquês de Pombal. The subway station “Avenida” is right around the corner, as are the main bus-lines and Rossio train station.
The apartment is set on a 1940's building, which was entirely rebuilt in 2005. It's the perfect choice for those who prefer staying in a quiet area, but still only a few meters away from this vibrant city's epicenter. It's completely furnitured, with abundant light and very good vibes. It has an exclusive access to a terrace, with a 360º river and city view, that features a wooden deck and outdoor shower. It's like your own private urban beach, where you can have an unforgettable breakfast while enjoying a bit of sunshine or a sunset drink looking at the river.
The street, typically “lisboeta”, is very quiet and safe. In the next door gardens, sparrows and blackbirds sing all day. But if you wake-up thinking you're somewhere in the countryside, well think again, you're only 80 meters away from Lisbon's busiest Avenue, with its high-end stores, restaurants, antique shops, theaters and bars.

The apartment will be cleaned and all bed sheets and towels changed before your arrival. If you’re staying for 1 week or more, cleaning, sheet and towel change can be provided upon request.
PUBLIC TRANSPORTS TO AND FROM THE APARTMENT:
Subway: Avenida (80 meters away). The best way to get there coming from the airport, for only 1,25€.
Bus: 36 ; 44 ; 91 - Airport AeroBus (Line 1 - City Center), bus 205, bus 207, bus 709, bus 711, bus 732 and 745
Train: Rossio Station (trains to Sintra) only 600 meters or 1 subway stop away.
Cais do Sodré Station (trains to Cascais) 1,7 km or 3 subway stops away.
Ferry boats (Terreiro do Paço): 1,8 km or 3 subway stops away.
Taxi: from/to airport, 9 km and no more than 15€.
Right next to the apartment you will find delicious and inexpensive small restaurants (including a very popular non-touristy restaurant - Devagar Devagarinho - with live authentic Fado music every friday night), grocery shops and fruit&vegetables stalls.
Minipreço supermarket is also a few meters away.
Walking down Rua de São José, don’t miss the antique shops with authentic portuguese furniture and old times memorabilia. Great souvenirs to be found!
Stepping into Avenida da Liberdade, and being this the busiest avenue in town, you’ll find everything from luxury brands (Louis Vuitton, Emporio Armani, Burberry, Boss, Montblanc and many others) to old time boutiques and the always cool and fashionable kiosks, where young “lisboetas” join for an evening drink (open ‘till 2am). You’ll find theaters (Tivoli, São Jorge and others), concert halls (Coliseu de Lisboa) and all sort of restaurants, from fine dining (AdLib, Brasserie Flo, Restaurante Avenida) to seafood paradises such as Pinóquio and Cervejaria Ribadouro and the hip and fashionable “see and be seen” Guilty and D’Oliva.
Walking up the hill you will find Jardim do Torel (Torel's Garden), one of Lisbon's hidden gems, with its magnificient view, perfect for a sunset drink or chilling out after a sightseeing day.

No door codes or keys at the corner restaurant. I believe that a personal welcome is the best way to introduce you to Lisbon. So, i will be welcoming you at the apartment and will be glad to answer all your questions and provide you with all the information that you need for a perfect stay.
If i'm working at the time you arrive, my good friend Sónia will do this for me.
This neighborhood is incredibly central and just a few meters from Lisbon's main avenue. But at the same time it's still authentic, safe and really quiet, allowing you to walk everywhere and having a great night sleep at the end of the day.
From the apartment you can walk almost everywhere. You also have Avenida metro station 80 meters away, all the buses that stop at Avenida da Liberdade and - down the avenue - the Rossio train station, with trains that take you to the magical village of Sintra.
Other Things to Note
Please note that the apartment is on a 3rd floor and the building has no lift. I would not recommend staying here if you have any mobility difficulties or don't want to face the stairs.
Check in and check out will be arranged according to your needs but always respecting the previous and next guests. I will always try to accomodate you after your arrival and let you stay until you have to leave. If i have other guests checking in or out on the same days, then check ou will be at 12:00 and check in at 14:00
Make sure you always turn off the the air conditioner and/or the room heater before you leave the apartment for your daily tours. It's an absurd energy and money waste. It will cool down or get warm really fast once you return and turn it on again.
When entering or leaving the building shut the door gently. Your neighbors will thank you.
Please don't smoke inside the apartment. If you really, really need to smoke do it by the window or on the terrace.
Use the terrace wisely. Avoid any behavior that can put you at risk. Beware of any objects left on the wall, such as bottles or glasses. Remember they can be blown away by accident or by the wind, seriously injuring someone down on the street. For the same reason, please put the chairs and cushions back in the box after using.
Loosing the key implies the payment of 20€.
Check in and check out are flexible, according to your and previous/next guests convenience. After your reservation is confirmed, please provide me with your flight numbers and estimated arrival/departure times.
Amazing apartment and a great host. The apartment is in a really great location and has everything you could need right on the doorstep. It is a very quirky and individual apartment with some great features including the amazing roof terrace. Tiago was very welcoming and helpful and we would recommend this apartment to anyone who is looking for a great trip to Lisbon.
We much enjoyed our stay at tiago's apartment in Lisbon. He prepared a basket of wine, cheese and bread to welcome us. As per other reviews, the roof terrace was amazing! we enjoyed our 6 days in Lisbon very, very much - when we arrived the sun came also (after 3 days of rain in Porto) this has been wonderful! Your apartment is absolutely great, especially the roof terrace, that we used every day to have breakfast looking over the roofs of Lisbon! :-) The reception of Sonia and all your advices have been extremely helpful and made us spend wonderful days - Lisbon is a great town with sooo many things to see, also people! We really enjoyed our all-be-it brief stay at Tiago's apartment. Unfortunately our stay was cut short by a day due to a bad flight delay but Tiago was very accommodating our late check-in. His communication throughout was excellent. The apartment is well located for the Metro and town centre, while being in a peaceful, residential neighborhood. It is well equipped and has some great, quirky features. As noted in many reviews, the roof terrace is a real bonus. Tiago kindly left us with a very nice arrival basket of wine, cheese, bread and fruit. He also has plenty of info in the flat of local recommendations and walks, which is super. We would heartily recommend a stay at Tiago's apartment and if you go there, we hope you enjoy it as much as we did! We certainly hope to go back and for longer next time.
Enjoyed our stay in this sweet little studio apartment. Very central and loved the roof space - great for relaxing and sunbathing.

Die Lage ist wirklich gut, man kann vieles zu Fuß erreichen, und die Umgebung ist relativ ruhig mit nicht so hohen typischen Häusern. Die Wohnung ist absolut perfekt für 2 Personen und genauso wie die Bilder zeigen. Hell freundlich und nett eingerichtet. Die Dachterasse ist natürlich das Highlight und wir konnten sie trotz kühleren Wetters nutzen, da sie den ganzen Tag in der Sonne liegt.
Tiago hat uns sehr herzlich empfangen. Eine Flasche guten Weines , Käse und Obst standen für uns bereit. Er war sehr hilfsbereit . Im Appartment findet man auch noch Tipps für Lokale, Pläne und Wegbeschreibungen.
Wir würden jederzeit wieder hierherkommen, es war sehr schön!
Tiago is a super host. He waited for us until late an he welcomed us with some food and wine, so kind! The apartment is charming, well equipped with a beautiful terrace where there is a splendid view of the town. It is also well situated in the center, everything could be done by walk. I was born and raised in good old Lisbon.
Advertising creative at JWT Lisbon, love surfing, yoga, wines (yes, i know this last two don't match, but...) food and writing. I am writing a book about Lisbon's "tascas" (the old and popular traditional eateries) and teach Creativity in a local University.
Every saved penny is invested on travelling. The chronicles i wrote on some of this trips were published in portuguese magazines, newspapers and websites.
Some unforgettable trips? Driving through the winemaking towns of the argentinian Andes, two weeks camping on the Libyan Saahara, the fascinating Iran, a three week boat surftrip in the Mentawais islands and - last but not least - driving a truck from Lisbon to Guinea-Bissau (Western Africa).
Travelling so much, i know exactly the importance of being safe, confortable and feeling welcome when we're away from home. More then the sites i visited, i will always remember the people i met and how they were kind enough to introduce me to their countries and cultures.
