Private 3 bed 2 & 1/2 bath three story townhome overlooking a beautiful Park. This is located in a guarded gated community. The home includes 2 parking spaces in the attached garage, and private IN HOME gym with treadmill. The community also offers lush landscaping, and amenities including a heated jacuzzi and swimming pool. This bedroom would be a great options for students, or people traveling on business. UPDATE: As of 1/16/21 the pool and spa are closed due to LA County COVID regulations

The space
You will have the entire place to yourself! There are three bedrooms, and 2.5 baths, and the whole place measures 1,287 sq. feet. The master bedroom features a Cal King Memory foam mattress, and the other two bedrooms feature Queen sized beds. Each room has a TV in it, and the living room has a brand new 65" 4K TV. The bathroom in the master bedroom has a private attached bathroom. There is also a private gym downstairs, so you won't miss any workouts. You will also have two parking spaces downstairs in the attached garage.

EVERYTHING! There is a fully stocked kitchen, laundry room, and gym in the unit. The guard-gated complex also includes a pool and spa. I include TVs in every room, as well as Netflix and Apple TV access. There is a new 4 stage advanced water filtration system in the kitchen, so you will have plenty of clean water to drink and cook with.

NOTE: There is a brand new 3.5 ton Central A/C in this unit, so you will stay nice and cool in the summer, and warm in the winter!

PARKING: One garage parking spot is provided. Any additional vehicles will need to be parked outside of the gated community on the street.

Other things to note
Having extra people in the property requires additional linens, cleanup, and supplies. It also puts more wear and tear on the place. This is why I charge extra for additional guests. I really want to emphasize: Please DO NOT try to sneak in extra people. Anyone who enters the house is considered a guest.

LATE CHECKOUT POLICY: There will be a $50 per hour late fee assessed for late checkouts that do not have prior authorization from the host.

Please use the keypad only for going in and out of the property. Do not lock the other locks on the door, which you will not have keys for.

I stick to the normal AirBnb process for booking this home. Unfortunately I cannot block my calendar before a reservation is placed, or hold the dates for you while you gather funds and/or coordinate with your co-travelers.

Please let me know 12 hours ahead what time you plan on checking in. This ensures a timely check-in experience, and that the place is cleaned up, and ready for your arrival.

Please accurately book how many guests will be staying in the property. If you book a reservation for one person, then I expect only one person will show up to the property. I reserve the right to cancel a reservation based on non-compliance with this policy. I have cameras at the entrances to the property, which I will use to verify that the number of guests who show up matches number on the reservation. If I see that the number of guests showing up exceeds the reservation, I will cancel the stay immediately, and ask you to leave the property (you will not be refunded for the booking).

The pool is normally open 10AM to 7PM, everyday. During the winter season (approx. 11/15 to 2/1), the pool will close at 6PM. UPDATE: As of 1/16/21 the pool is closed due to COVID concerns.

The pool and spa are accessed via a key. Please make sure to sign in when using the pool. You can write yourself in as a "renter". The pool area has it's own shower and bathrooms, please feel free to use them. Please note that the spa is located up the street from the pool. When exiting the pool, make a right and walk up the hill. You will see the spa on the left hand side. There is a small shed to the right of the spa, which you can see from the street.

The same key that is used for the pool and spa can be used to enter the pedestrian gate of the complex, on the right side of the main car gate.

A government issued photo ID is required for all confirmed reservations.
No smoking, drug free environment.

There is space for two vehicles below in the attached garage. Parking for a third vehicle will be difficult, since you may need to park it outside on the street (at your own risk). You might also not be able to find a spot nearby, and need to park a couple blocks away. If the security guard allows you to use a guest spot inside the complex, MAKE SURE you fill out a parking pass, and display it on your windshield. Please also make sure to follow all of the parking policies posted inside the complex.

Only registered guests are allowed to stay and use amenities in the community. We love pets, but sorry no pets are allowed in the property.

In efforts to be environmentally friendly, we appreciate when our guests use the recyclable bins, turn off all lights before leaving the unit and are conscious about water and power consumption. Please don’t forget to turn off the air conditioning in the gym when you are done using it.

I want you to have the best time while staying at my place, just two basic rules: respect your neighbors and leave everything as you found it! Please leave the kitchen, including the dishes for the next guest.

Your booking of this home includes acceptance of the following terms:

1.) Must climb stairs – This is a 3 story townhome, with all the bedrooms on the top floor, the kitchen and living room on the second, and the garage on the first.

2.) Security Deposit - if you damage the home, you may be charged up to $500 depending on the severity of the damage. You will be charged $200 per day for smoking indoors. This includes Marijuana. If you want to smoke something, just step outside onto the patio and close the door behind you. Don't smoke anywhere inside the property! Please don't damage or lose the remotes or keys. Replacing the main gate remote control will cost $50, the attached garage remote $65, and the pool/complex keys will be $15.

3.) Consideration of neighbors: NO PARTIES. Please be considerate of the neighbors, and do your best to keep noises at a reasonable level. Please make sure to lower the TV and noise after 11PM especially.

4.) NO SMOKING

Pacoima is a suburban neighborhood of Los Angeles. It has seen a major upswing in the past few years, and has several new restaurants opening up right up the street. There are Thai, Mexican, Italian, and Filipino restaurants within steps of here. It is in walking distance of Hansen Damn, which is a huge outdoor recreation area. I highly recommend checking it out, especially when the sun is setting, because the views are fantastic! The Hansen Dam Aquatic Center just opened brand new water slides, and has consistently been ranked one of the best public pools in Los Angeles.

Because this house is in the suburbs, I highly recommend renting a car, or using Uber to get around. Although there are bus and rail stops nearby, Los Angeles isn’t know for having the best mass transit.

This is ideally located, in walking distance to Hansen Dam Recreational facilities, as well as the Los Angeles Discovery Cube. The Wildlife Waystation is located nearby as well.
