Nicloa met us at the dock and walked us to his B&B (carrying our luggage I might add). He gave terrific directions, using landmarks we would easily remember to find our way back and forth through the neighborhood. He was incredibly kind, helpful, and informative. I would highly recommend this clean and comfortable B&B.
Des chambres propre, quelqu'un est même venu nous chercher a l'arrêt. Bon accueil et présent si besoin d'aide (nous avons été accueilli par un ami Giovanni). On petit déjeuner copieux idéal pour les longues journée! On a pu laisser nos bagages une demi journée notre avion étant tard le soir. Alors un peu éloigné mais tout est relatif Venise n'etant pas très grand nous avons tout fait a pieds sans problème de plus le palais n'est pas loin et son fameux pont de soupirs.
This is a nice location near Arsenale, if you like it quiet, comfortable, clean, and enjoy good services. Sympathetic guests in the other apartments. Nicola is a very friendly and helpful host.

Nicola was very nice and helpful when we were planning our trip and while we were in Venice. We met him at Arsenal station and he took us to b&b and told us everything we needed to know. Oceano mare was small and beatifull b&b. Our triple room was just perfect for our family of four. Breakfast was really good. There were easy to get to La Biennale, to San Marco and to ferry for Lido. We were really satisfied and will higly recommend Nicola and Oceano Mare. Special thanks for sending forgotten soft toys!

Oceano Mare is a great place to stay in Venice, and Nicola is a very kind and enthusiastic host. The minute he picks you up at the vaporetto stop he starts telling wonderful stories about Venice and the landmarks on the way to the B&B. This helps in finding it back afterwards. Oceano Mare is nice and clean, and ideally situated in the quiet streets between the crowded San Marco area and the Arsenale (area of the Biennale). Thank you Nicola, arrivederci!
Nicola was really friendly and communicated with us well before we arrived. He told us that he would not be there as he would be traveling, but he made arrangements for someone to come meet us, and even pick us up from the vaporetto stop (it is rather confusing to get to). This place is close to San Marco square, so it's well located, while also being hidden from the tourist centre. The "suite" we were given was composed of two rooms and a bathroom, so it was very comfortable. Nicola was extremely warm and talkative, and really helpful with things to do and had the most entertaining stories to tell - ask him about the history of the place, you will be intrigued by the answer! It is a bit confusing to navigate the streets to the BnB, but part of the charm of Venice is getting lost in the city.
Even thoug Nicola wasn't at the B&B himself everthing worked out perfectly. Luckely, we got picked up at the vaparetto station, otherwise we probably would never had found it. ;-) Even if it's not that easy to find for the first time, you can reach a lot of the nice places of Venice by foot. It`s perfect place to stay as long as you want. The quiet and untouristic neighbourhood represents Venice in its beauty.
Oh I almost forgot the very nice coffe maker. =)
I stayed at Nicola's place (Oceano Mare B&B) for three great nights with my wife and daughter.
The accommodation is in a good position -- it's away from the tourist crowds but it's only an 8 minute walk and you're in amongst the heart of Venice. Our room appeared to be renovated recently -- both were very spacious by Venetian standards, and the whole B&B was clean and air-conditioned, which meant we could shut the mosquitos out at night.
Nicola is a lovely host -- he greeted us with a cool drink and a warm introduction to Venice and where we would be staying, and recommended a couple of lovely local restaurants too.
We've been to Venice a few times, and Nicola's B&B is by far the best place we've stayed -- great value for money, good location and a lovely guy to stay with.
