The lease REQUIRES owner to be present so he is in the King room but you are in the Queen room with full access to the 'entire home'.

Kappas Marina does not allow short term rentals with the owner not present, but does allow short term rentals with the owner present.
So while I will be in and out of my King bedroom and the communal spaces in the houseboat, you will have full 100% access to the entire houseboat and hot tub and kayaks when you rent the private Queen bedroom and private bathroom and private hot tub outside the Queen bedroom on the 2nd floor deck for one individual ($200/night) or one couple ($250/night).
Four single kayaks and vests are available if desired to visit the seals and water birds in the calm part of Richardson Bay between Sausalito and Belvedere.
Interaction with Guests
I will always greet guests on arrival, and must live also in the houseboat with my own room and bathroom and my own desk in the living room, but you will also have your own desk in the living room with wireless access and full access to the entire houseboat.
Kappas Marina is quiet and peaceful ... with a food store and restaurant at the foot of the West Pier dock ... with easy access to restaurants and tennis courts in Sausalito ... and immediate access to 101 north into Marin County and south across the Golden Gate Bridge into San Francisco.
It is a simple 1.5 - 2 mile walk or drive along the water to the center of Sausalito with wonderful restaurants and shops in the last half mile.
Public transportation is also easily accessible.
Other Things to Note
To avoid being stuck in the deep mud, kayaking MUST be done in the safe window three or four hours before and after high tide.
Absolutely NO Smoking / Absolutely NO Pets
Nothing extra can be tolerated by the very sensitive septic system toilets & pump beyond toilet tissue, not tampons or liners or even Kleenex or paper towels or wipes.
No sitting on the thin hot tub cover ... and to keep the water clear no colored clothing or even colored underwear in tub ... Only birthday suit or white underwear or colored swim suits that don't bleed in the chlorine are acceptable.
Lewis and his girlfriend were quite warm and welcoming. Really enjoyed their company. The room is next to the patio with the hot tub so very private. Loved staying on the houseboat...homey, comfortable, clean, well decorated, with lots of positive karma. Would definitely stay here again. I want to thank them for making our stay perfect!

This was a great place to stay. A very quiet neighborhood and a window into the sub culture of house boat living! We loved kayaking around the house boats and marinas at sunset. Lewis met us in the parking lot, showed us around and gave us lots of local tips on places to go and restaurant recommendations. We didn't have to get in our car once! A very easy and comfortable place to stay.
Thank you Lewis for being flexible and allowed us to stay at your lovely home, helped us with the luggages, and very friendly. Overall, I had an enjoyable experience in this beautiful, clean, and well maintained home and would most certainly visit again if ever in San Francisco for a long term visit. Very relaxing getaway for our wedding anniversary. This floating home has a beautiful location on the water in Sausalito. Lovely views from the guest room which leads out to the hot tub. Lewis was there to greet us and show us all the features of the home. We especially loved kayaking Richardson Bay. Close to downtown Sausalito and many great restaurants and shops, and a short distance to San Francisco by Ferry or over the Golden Gate Bridge.
Lewis is a awesome host he met us at his boat house and gave us a full tour of everything and then told us to call if we need anything.
He has 4 kayaks and the bay is perfect for kayaking. My daughter and I went out ever morning and looked at the Pelicans and Seals. It was a perfect weekend.
Great experience in Sausalito. Lewis met us at the houseboat and showed us around. He even offered the use of his car to get our rental vehicle. The place was just what we had hoped for. We spent mornings breakfasts on the bottom deck and late evenings in the hot tub on the top deck. The kayaks he provided were perfect for our morning exercise. We even kayaked with a seal accompanying us one morning. Quick access to downtown Sausalito and its shops and restaurants was a plus. Immediate access to Hwy 101 made our trips north easy.
