This newly renovated vacation home overlooking Pineapple Beach, St. John, and the British Virgin Islands, is surrounded by spectacular ocean vistas and cooled by constant trade winds.

Stunning ocean views fill the entire living and dining area, which expand through to the bedroom to provide 180 degree views of the Caribbean sea.

Furnished with impeccable taste and style, in a mixture of imported hand-made contemporary and antique pieces, ornamentals and artwork, the villa is replete with custom design elements of innovation and functionality.

A private terrace, right on the water, provides immaculate views of the sea, along with a secluded place to relax and enjoy the scenic surroundings and trade wind breezes.

VILLA EAST can accommodate up to 4 guests and includes a fully equipped kitchen, a private bathroom, Flat screen TV with cable, iPod compatible radio, in room safe (for a small fee), pull out couch, and of course air-conditioning. There is complementary WiFi in the villa as well as around the resorts common areas.

The resort is designed in such a way that the units feel extremely private and serene. The Resort is close enough to the town of Red Hook for dining and shopping but also far enough away to enjoy peace and quiet. By far Point Pleasant Resort is the most romantic, relaxing, and affordable vacation resort on St. Thomas. The villa really is just an amazing place to just relax, slow down and get away from it all.

VILLA EAST, is not only in a world class resort with lots of amenities but the unit itself is set apart from many other units because it is the closest unit to the pool, as well as closest to the the waterfront restaurant and beach which prevents you from having to walk up and down the steep hills all day long. Rental Party: The guest confirms that he or she is over the age of 21 and can legally enter into this agreement. The rental party shall only consist of Guest and his/her family unless otherwise approved.

Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional charge of $15 per person per night for guests in addition to 2 will be assessed.

Term of the Lease. The lease begins at 3:00 p.m. on arrival date of confirmed reservation and (the “Check-in Date") and ends at 11:00 a.m. on the departure date of the confirmed reservation (the “Checkout Date"). An early check-in or late check-out may be available for a fee but must be arranged in advance. To ensure security, special coded locks are installed and individual codes are changed regularly. Any attempt to stay in the unit later than check out will result in automatic lock out with no re-entry and potential trespassing charges.

Housekeeping: There is a one-time fee per stay for a pre arrival and post departure cleaning. While linens, bath towels and beach towels are included in the unit, daily maid service is not included in the rental rate. Mid stay cleanings are not included in the rental rate. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

Rental Rate and Fees: Payment in full is due immediately in order to confirm reservation.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the Guest will be refunded as follows:
50% refunded if cancelled 45 days or earlier than the Check-in Date.
NO REFUND if cancelled less than 45 days prior to the Check-in Date.
No refunds will be given for storms, hurricanes or other acts of god.
If the Homeowner has to cancel the reservation for any reason the Homeowner agrees to issue a 100% refund for the entire rental amount stated in this agreement to the Guest. The Homeowner will not be responsible for any additional expenses incurred by the Guest other than the amount stated in this rental agreement.

Accidents, Injuries, Illness, and Loss of Personal Property: The Homeowner is not responsible for any accidents, injuries or illness that occurs on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. (there is an in room safe provided.) Please consider travel insurance.

Travel Insurance: Travel insurance is insurance that is intended to cover medical expenses, financial default of travel suppliers, and other losses incurred while traveling, either within one's own country, or internationally. We encourage all renters to purchase traveler insurance.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Furthermore if any damages are done or expenses incurred by the Guest, the Guest agrees to reimburse Homeowner for any and all expenses.

Resort Amenities: You have full access to all the resorts amenities:
Pools, Restaurants, Wifi, Nature Trail, Watersports Desk, Beaches, Onsite Shuttle, Etc. (The Shuttle off resort property is not included – please consider renting a car to get the most out of your island experience) In addition it must be noted that this villa is not part of the regular hotel management program. Guest is renting direct from Homeowner and therefore Homeowner is the primary point of contact. All questions, concerns, or issues must be taken up directly with the Homeowner (Not the onsite Resort Management Company or Front Desk)

Disclosures: St. Thomas is an island and therefore certain things may be slightly different than what you are used to on the main land. Guest has read the Disclosures Statement attached as Exhibit B and agrees to accept the realities of island living.

Payment: Acceptable payment methods are Credit Card (VISA & MasterCard) or Paypal Bank Transfer. In the event of a cancelled/bounced check there is a fee of $50.00.

RENTAL RULES (Exhibit A)

1.Smoking is NOT allowed in the unit.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.The Guest agrees to keep the property and all furnishings in good order.
4.The Guest agrees to only use appliances for their intended uses.
5.The Guest agreed to inform the Homeowner of any damages done to the unit during the rental.
6.Pets are NOT allowed.
7.Parking: : A parking pass is required to park on resort property. A parking pass can be obtained from the security gate as you enter the Resort. There is no charge for parking during your stay. Vehicles are required to display the parking pass at all times and are required to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8.Storms: No refunds will be given for storms or Hurricanes. We encourage all renters to purchase traveler insurance.

9.Additional Housekeeping: If you would like to have additional housekeeping services you must make arrangements 1 week prior to your arrival.

10. Unless previously agreed upon Checkout must occur prior to 11:00am. If you would like to arrange for a late check out please contact me as soon as possible to determine if it will be available.

11.If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

12. In Room Safe: There is a safe in the villa closet. Owner is not responsible for the safe, the lock, or the security of said safe. (please consider Travel Insurance)

13.Air Conditioning – The A/C unit is very strong and will cool the place down in just a few minutes…I request that when you leave the unit for the day or even for an hour, please turn off the A/C. Electricity is very expensive because it is an island and if it is left on all day it can cost me over $100 per week extra!!! I am only able to keep my rates down because my guests help me conserve energy. So please be mindful.

14.Outside terrace gets very SLIPPERY WHEN WET…please be careful!!

15. Posted Common Area Rules: All rules posted in the Resorts common area must be abided by at all times.

16. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. The Guest must be at least 21 years of age.

Disclosure Statement (Exhibit B)

1.Power: Energy on the island is scarce, expensive and at times it can also be unreliable. Island wide power outages can occur from time to time and the electricity be out for a few hours at a time. The room does not have a backup generator. During a power outage candles are provided underneath the kitchen sink.

2.Water: The resort and villas are designed in an eco-conscious way. The water heater is a small energy efficient unit and the hot water might not last as long or be as hot as you might expect at home.

3.Insects and Wildlife: The location of the resort is in a lush tropical environment, therefore a certain amount of tolerance to insects must be accepted. We recommend bringing some bug spray for the evenings when the “no-see-em's" come out. Also ants can sometimes find their way into the kitchen if food is left out. A can of raid is provided under the kitchen sink to help ward off ants and a quick spray and wipe usually alleviates the problem.

4.Entertainment: At times the resort or neighboring area has live music that can be heard from the unit. It usually ends by 10pm and if you are not enjoying it you can close the doors and windows, which should dampen the sound enough so that it is not a disturbance. (Point Pleasant usually has a live band every Thursday in high season and a monthly full moon party which is on the night of each full moon which can go later than 10pm)

RULES AND REGULATIONS AT POINT PLEASANT VILLAS AS STATED IN
PPVOA BY-LAWS AND SET FORTH BY PPOA BOARD OF DIRECTORS

1. No dogs are allowed to be kept in any unit or on property.

2. No propane or charcoal Grills, Hibachi's, etc. are allowed on property, including
balconies. Fines of $25.00 and removal of Grills will be enforced.

3 . Because of limitations in the Waste Water Plant and Electrical Wiring, Washing
Machines and Dryers are not permitted in any unit. A coin operated laundry is
located at the end of the A-Building. Quarters are available for purchase at the
front desk.

4. All Owners, Tenants and Guests are required to follow Parking Guidelines as
set forth by the Board of Directors and enforced by management. Parking rules
are attached. If you are a long team tenant you must sign up for a PPVOA
parking sticker with-in 10 days of date of your lease unless you do not have a
vehicle.

5. The speed limit at Point Pleasant is 5 mph. It is imperative that all Owners,
Tenants and Guests adhere by this rule.

6. No Tiki torches are permitted inside or outside of the units including the
balconies.

7 . No strung lights are permitted on then the balconies with the exception of
Christmas and New Year's holidays.

8. Balconies are not to be used for storage, no laundry; clothing, rugs or any other
item may be hung from the balcony. Balconies must be kept neat and
presentable at all times.

9. All Owners, Tenants and Guest need to show respect for each other and the
Guests of Point Pleasant Resort. All loud music must be turned down no later
than 10:00pm.

10. Tenants cannot send mail to the front desk. Neither the Board of Directors nor
management is responsible for lost or misdirected mail. It is advised that you
obtain your own personal mailbox either at the US Post Office or a private
Postal Service Center.

11. Front entry must be kept clean and clear of all debris at all times.

12. Pool usage is "At Your Own Risk". However, there are Rules and Regulations
posted at each pool. No one under the age of 18 is permitted without an adult.
No horseplay, No glass or bottles, etc. Please, be aware of these Rules and AGAIN, KEEP LATE NOISE TO A MINIMUM.


PARKING REGULATIONS AT POINT PLEASANT

1. STICKERS ARE AVAILABLE; ONE PER UNIT, FOR ALL OWNERS THAT LIVE FULL TIME ON PROPERTY AND FOR TENANTS (TWO DIFFERENT COLORS). ALL ARE TO HAVE STICKERS PLACED IN THE LEFT HAND CORNER OF YOU WINDSHEILD.

2. NO VEHICLES ARE PERMITTED TO PARK IN AREAS NOW MARKED AS TOW AWAY ZONES.

3. NO VEHICLES ARE PERMITTED TO PARK IN FRONT OF THE "A-BUILDING". THIS IS AN EMERGENCY /FIRE LANE. NO PARKING IN TAXI STAND AT END OF A-BUILDING. NO VEHICLES ARE PERMITTED TO PARK IN THE TURN AROUND AREA AT THE END D-1 THRU D-9 BUILDING. THIS NOT ONLY AN EMERGENCY AREA BUT A TURN AROUND FOR SECURITY AND BELLMAN.

4. THE HILLTOP DRIVE BEYOUND THE CONFERENCE ROOM AND THE SHORELINE DRIVEWAY BEYOND THE PARKING AREA ARE FOR SERVICE VEHICLES AND "LOADING/ UNLOADING ONLY".

5. ONLY ONE VEHICLE PER UNIT MAY BE PARKED ON ANY PART OF THE RESORT BEYOND THE GUARD HOUSE. ADDITIONAL VEHICLES MAY BE PARKED BY THE TENNIS COURT.

6. VEHICLES PARKED ILLEGALLY WILL BE SUBJECTED TO "BOOTING" OR TOWING" AT THE OWNERS EXPENSE. ($75.00 PENALTY)

7 . FOR YOUR CONVENIENCE, THE SHUTTLE IS AVAILABLE TO BRING YOU UP THE HILL OR DOWN TO YOUR CAR 8:00am- 10:00pm.

Alan was helpful from the moment we inquired about Villa East. He provided clear communication about the villa as well as location. It didn't take much for us to decide this was the place for us due to the pictures, but when I say pictures don't do this place justice- PICTURES DON'T DO THIS PLACE JUSTICE! My boyfriend and I spent the entire week bouncing around St. Thomas and St. John in the sun and on the beautiful beaches both have to offer. Alan also provided us with many activities to choose from so researching and stressing about what to do on the islands was not even a problem. We are so thankful and will most definitely be back.

The host was excellent at communicating with us. The condo was exactly as stated on Airbnb. The resort was not helpful and did not want to assist us with transportation or other needs. The location of the condo at the resort is amazing. We slept with the doors open and listened to the ocean all night .

My husband and I just stayed 7 nights and loved it! It was our first Airbnb experience and set the bar high. Alan was great with communicating. The place itself had most of what we needed for our stay. We cooked most of our meals and found enough kitchen utensils and dishes for what we needed. The place was clean and comfortable...And that VIEW! AMAZING! Such a great location to watch the ocean and listen to it from bed. I loved having three large sliding doors/windows that covered almost 2 entire walls. It provided such a beautiful expansive view from inside! It was an easy trip to Red Hook and we were there often for groceries as well as it being the hub for other activities - We took 2 day trips to St. John as well as a sailing trip to the British Virgin Islands and it was a convenient location to do those. We did experience the power going out a few times when it was windy and rainy but I think the longest duration was maybe a couple hours. Just part of island life, as well as bugs. Do bring bug spray! Even with using ours, the no-see-'um bugs at night are no joke! We both were bitten a lot. That was the only thing that made our nights uncomfortable, but the sound of the ocean from bed is quite amazing. I'm already missing it. I would definitely stay here again if we ever come back.

Bugs and power outages are just part of island life. Make sure to spray right before dusk to avoid the bites. Candles are provided in the room as well as a flashlight during the outages which are island wide. Lighting the candles and relaxing in the room to the sound of the ocean can very enjoyable! This place truly is paradise. We saw 12 amazing beaches in 5 days and Villa East was the perfect home base for our adventures. The views are even better than the photos show. We woke up every morning to have breakfast next to the iguanas sitting in the trees just a few feet away. Alan was extremely responsive and provided all the info we needed to plan our trip. We plan to go back to this exact place as soon as possible.

We loved our stay there.. Host is amazing, very clear communication and super not hesitate to ask him anything and you will be impress with answer. He gave us all material about island, maps, where to eat etc. I loved it!!! The view is spectacular and we enjoyed every moment. I had few questions and Alen was super helpfull.. The only problem we had was the AC...I just want to mention this for people that are like us and are used to sleep in low 70s.. We found that the AC is pretty loud and couldn't cool down the place like we wanted.. We are so used to AC so there was the only problem... I am pretty sure Alen fixed it already. Anyways I will change it for a new unit (just a recommendation so we are all hapoy)... I am pretty sure that many of you will not find this as a problem.. The Villa is absolutely amazing and I am sure you will enjoy it like we did.. It's island life, so prepare for everything to be slow...chill..and enjoy the most beautiful place on the earth!!! We were impressed with St. John so I highly recommend you to visit this beautiful island..

Please Note: After guest checkout and based on their comments, the A/C was inspected by the most reputable AC maintenance company on island. They said it was "working perfectly" and is the most effective and efficient AC model for this villa. In addition, No noise was heard at all coming from the unit since its a silent Mr. Slim type unit. He did suggest a deep clean so that was performed and now the AC is blowing out even cooler air than ever before. I have been renting this villa for almost 6 years now and not once in all 6 years has there been a complaint about the AC, so please don't let this one review be a deterrent. Perhaps there was a "human error" type issue and couldn't work the remote properly. I was there about a week later and had absolutely no issues with cooling down the villa.
