This lower apartment unit is total private and secure on the ground floor level of a gorgeous 1908 Edwardian Home in the heart of San Francisco. French doors open from your dining room onto the patio and garden area with fire table and outdoor living space along with a jacuzzi that seats up to 4 people. Inside... find a dining area, desk and work space, living room with 2 full sofas, one that pulls out to a queen sized memory foam bed. A full kitchen with washer and dryer and LG appliances, luxurious rain shower in the fully tiled bathroom and king sized memory foam topped mattress in the private bedroom all come together to make this a truly remarkable home away from home. Spa shower and bath products, Coffee maker and kitchen with spices, cookware, dishes make your stay even more complete. Premium cable channels and stereo system as well as dozens of DVD's are in the apartment for your use. High speed wi-fi internet access for your convenience is also provided.

Within a 4 block walk of the apartment are cafes, restaurants, shops, grocery stores and many historic sites as well as numerous options for public transportation. The neighborhood is truly the embodiment of San Francisco culture and history.
Subway (MUNI), Busses, Streetcars and taxis are all within a 4 block walk from the apartment at the corner of Castro and Market Streets. There is never a need for a car within the city of San Francisco as public transportation is VERY good and plentiful.
You will have access to your own private and secure 1 bedroom apartment as well as all garden amenities are for only your use during your stay.

Feel free to text or call or email during your stay should you need anything. Our numbers and email are available and provided to you in the Welcome Booklet just inside the apartment when you arrive.
Other things to note
Outdoor amenities including the patio, Fire Table and seating and Hot Tub are available for guest use from 10am to 9pm daily.
CHECK-IN/CHECK-OUT: Check-in time is on or after 4:00 p.m. (PST). Check-out time is 11:00 a.m. (PST) unless revised above. Keys will be given to guests at check in. Please assure that all doors, sliders, and windows are securely locked, and lights are turned off. Owners are not responsible for items left in the rental home.
USE/OCCUPANCY: The premises are to be used only as a private residence for Tenants, and for no other purpose without Owners’ prior written consent. Tenants shall not use the premises in such a way as to violate any law or ordinance, commit waste or nuisance, or annoy, disturb, inconvenience, or interfere with the quiet enjoyment of any other nearby resident
ASSIGNMENT/SUBLETTING: Tenants shall not sublet any part of the premises or assign this agreement without the prior written consent of Owners.
RESTRICTIONS: Unless otherwise specifically permitted in the contract agreement no pets shall be allowed on the premises. There will be a $250.00 fee accessed if pets are on the property plus a charge for any damages the pet may cause. If you are allowed a pet, the security deposit may be used if there is a pet accident in the home. NO SMOKING. Tenants also agree that any tenant found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy of these premises.
Hot-Tub - Available for registered guests only use during the following hours:
Everyday from 10am and 9pm.
The hot tub hours are strictly enforced and we ask that our guests please use discretion with outdoor noise while using the hot tub as we have neighbors in close proximity. Thank you
Sound Ordinance – Outdoor music, conversation and noise must never exceed an ambient level. Outdoor music must be turned off completely by 9:00pm. Indoor music must be at an ambient level after 10pm. As this is a residential neighborhood, the owner accepts no responsibility for noise in the area (ie. Street cleaning, yard or outdoor work, building, pets or children) so long as the noise would be not break any local noise ordinances and/or is within the normal business operating hours of the city.
Guests – No more than 8 persons (including guests themselves) total, at all times, will be allowed upon the property. All guests must vacate the property by 12:00 am, at which time the overnight occupancy requirements take effect. (If any guests remain in or on the property after 12:15am, there will be a charge of $50.00 per guest per hour.
UTILITIES: Owner will provide cable TV, water, heat, electricity and trash removal.
LINENS/TOWELS: Linens and towels are provided for Tenants during occupancy. A replacement fee will be deducted from the security deposit should any towels or linens be removed from the property.
KITCHEN USE: Dishware, utensils, cutlery, pots/pans, and appliances are provided for Tenants during occupancy. A replacement fee will be deducted from the security deposit should any items be broken, damaged, or removed from the property. All kitchenware and appliances used by Tenants during occupancy are to be clean at the time of check-out. Additional cleaning fees will be assessed should Tenants not comply.
WASTE: All waste must be placed in trash bags and placed in the trash receptacles provided. Tenants may not leave trash in the spa, the property grounds, or in the home. A portion of the security deposit will be kept if trash is not properly disposed.
Property Layout – Property consists of 3 levels. The Garden level apartment has a living area with pull out sofa, dining area, bathroom with shower and separate bedroom with king sized bed. There is a kitchenette with stove, microwave, sink, refrigerator and full sized washer/dryer. The unit is equipped with its own entrance at the side of the house through double French doors. Owners retain the main house and upper 2 levels of the property. The carport is closed to all guests as it is used by the owners of the property. However, the carport can be rented as well; please inquire for pricing. (Carport pricing may be revised in RENT section on page one)
Parking- Free street parking is located within a block of the apartment. Owners accept no responsibility for loss or damage to the vehicle or its contents while parked on the premises and tenants agree that parking is at their own risk.
TERMS OF OCCUPANCY: TENANTS EXPRESSLY AGREE AS AN ABSOLUTE CONDITION TO OWNERS LEASING THE PREMISES TO TENANTS THAT TENANTS SHALL JOINTLY AND SEVERALLY INDEMNIFY, DEFEND AND HOLD HARMLESS THE OWNERS, THEIR AGENTS AND REPRESENTATIVES AGAINST ANY CLAIM, DEMAND, LIABILITY, DAMAGE, LOSS OR COST WHATSOEVER ARISING AS A RESULT OF TENANTS’ USE OF THE PREMISES AND ANY PROPERTY THEREON, INCLUDING, WITHOUT LIMITATION, ANY NUISANCE, WASTE OR HARM DIRECTLY OR INDIRECTLY CAUSED BY TENANTS OR THEIR GUESTS. In furtherance of the foregoing and not in limitation thereof, Tenants shall be solely responsible for any liability that may result on or off the premises from the use of alcohol or any other drug. Violation of occupancy limits will result in the forfeiture of all monies and termination of occupancy. Owners reserve the right to inspect the property at any time during your stay. Further you agree to abide by the rules and regulations of the community and refrain from any activity which interferes with the quiet enjoyment of its residents. Owners reserve the right to substitute comparable accommodations in the event of a home emergency. Owners are not liable for inoperable hot tubs or failures of any equipment, systems, or appliances, as major repair problems cannot be foreseen.
CONTRACT: Tenants assume full responsibility for fulfilling the terms of the lease for the period state and assure the Owners full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above, including any outstanding or unpaid charges that are the responsibility of the Tenants.

Hi! My name is Kristoffer and my partner Dan and I love meeting new people from all around the world. We have been successfully renting out our lower apartment in this lovely home for quite some time now and have met amazing people from Europe, Canada, South America and all over the United States.
Having traveled quite extensively as well as living abroad, we both can appreciate other cultures and the different needs of travelers based on their ages and priorities of their trip. We both love to experience the cities we live in and travel too. We love eating out and heading to museums and exhibits as well as relaxing in local parks and shops and cafes. This love of enjoying the city has allowed us to build up quite a list of recommendations and suggestions for places to eat, shop, visit and relax in San Francisco.
We love to be as involved with our guests as they would like for us to be. We are quite respectful of peoples privacy and desire to enjoy their vacations without the intrusion of hosts and in those cases you will hardly notice our presence on the property. At the same time, we love meeting new people and have had dinner parties and wine and cheese with some of our guests that desired getting to know us better and had the time in their schedules to allow them this option.
