This property has everything anyone could want. It has two bedrooms and a charming bath. It is located in the most desirable location in Boulder, walking distance to Pearl St. The yard is private and lush with views of the mountains.

The space

This is a great place. Fully equipped, and very cozy. It is located in the most desirable location in Boulder, an easy walk to Pearl St (4blks). The enclosed yard is spacious and lush, with stunning views of the city.

This cozy and wonderful space feels like a great getaway. The space has wonderful mountain views and is set above the city and hence is quieter and more removed feeling. Truly the best of both worlds!

The yard is a wonderful and relaxing oasis in which to lounge or work. It is fully enclosed with fences all around and feels very private but open and expansive. There is a grill for outdoor fun and plenty of sitting areas. It could not be more kid friendly, being enclosed as it is and since it is equipped with a jumbo sandbox (5x10feet).

Please note: The only way of entering and/or exiting the property is by some steep flat flagstone steps from the parking lot that may be challenging for elderly or those with bad knees. This property is not handicapped/wheelchair accessible.

Owner keeps lovely chickens (hens, no roosters) in the far back of the yard, out of the way yet still accessible for a gander and even a fresh egg!

There is a private entrance through the gate around the yard.

Interaction with guests

It is our intention to make welcome our guests as best we can, and if there is a need we have a plethora of knowledge of the area and activities available in Boulder. We live onsite and will be available on an as needed basis.

Other things to note

The bathroom is accessed off of the main master bedroom. Anyone using the bathroom will need to go through the bedroom to do so. The ceilings are a bit low, around 6'7". This make for a cozy, warm atmosphere but may feel odd if you are a very tall person.

We loved tranquility of the yard. My son brought his basketball on the trip and was really happy to shoot a few hoops in the basket up in the parking lot. We played some one on one, even, which made for an even more memorable trip. I was able to make meals in the kitchen for us a couple of times a day. Everything I needed was there. We found a stack of National Geographic magazines, which is one of his favorites, and the Youtube app on the television was a home run for him too. Our hours were late due to the event we attended, but the host was very gracious and didn't have any problems with our late arrivals. We tried to be very quiet the whole time but with a teenager that was tough sometimes and I'm sure they heard us from upstairs. Some others commented on the low ceilings. We are both 6' plus and had no issues or concerns, even in the raised claw foot tub/ shower, which was one of the nicest ones I've seen. All in all, I would stay again, and hope to get the chance someday.

My husband, brother-in-law and myself were invited to our cousin's wedding in Boulder. I had never been there before so it was a crap shoot, and I went by other airbnb reviewers. The majority of the wedding party were staying at a hotel, a few others also opted for airbnb. We were the only ones that get a car and didn't need one! We walked everywhere as we were only a minute away from downtown. So convenient! The place is cozy and tucked away on a hill - so you still get your peace and quiet. Everything was clean and ready for us; towels, sheets, even Netflix! I felt like I was home within 5 minutes of walking in. The price was far more affordable than what others paid, whether airbnb or hotel. I loved my stay and am super grateful for the hospitality. I highly recommend Aaron's place any day! :-)

Great place! Walkable to Pearl street and local parks. A great fit for us and our 1 and 3 year old. Both kids loved the enclosed yard and sand box, and my 3 year old thought the trundle bed was so much fun. The lay out was great and the place was clean, cute, comfy and well equipped. FYI, for any families with little ones, there is a single step from each room down into the kitchen which was a bit of a challenge for our just walking 1 year old at first, but he got the hang of it and overall it was very child friendly. Highly recommend!

Aaron was a great host. My husband and I were traveling with our 13 month old grandson and Aaron's place was perfect. We enjoyed the backyard and the sandbox!! The best part was the close proximity to Pearl street and bike stations. We did not need a car, walked or biked (with one Lyft trip) . Would certainly come back.

The apartment was clean and comfortable and the location cant be beat. It is within walking distance from the Pearl St Mall, and still close to the 28th St retail corridor. We stayed for seven weeks. We had a couple minor issues, but Aaron responded quickly and professionally. Highly recommended.

Aaron's place is very well located -- in a quiet, residential neighborhood but still a pleasant walk and quick walk to Pearl St and Downtown Boulder (15 mins or so). The check-in and check-out processes were easy, and Aaron was very communicative over email before and during our stay. The apartment itself was pretty clean and conveniently equipped with wifi, a washer/dryer, and streaming tv services. It was definitely spacious enough for a couple (though I imagine that it would be uncomfortable for more than two people, since the only bathroom is located in the master bedroom and the second bed is very small and located in a room with transparent doors). There are, however, some things we wish we would have known about the place before booking. First, the apartment does feel a bit bare-bones in terms of furnishings. It has everything one needs, but it's too sparse to feel very cozy. (The bathroom is particularly cramped and minimal.) More significantly, the entire space is very dark--even on a sunny June day. We knew that we were booking a garden apartment, but the photos don't convey how little sunlight gets in. We needed to have the lights on constantly, which made us not want to spend more time at home than necessary. But the biggest issue was the NOISE. The space is not at all soundproof, and we could literally hear every cough, footstep, or word coming from upstairs. We're from NYC so we are certainly used to and generally unbothered by ambient noise, but the fact that it was coming directly from upstairs made us feel like we didn't have much privacy. The noise issue was worst our first morning in Aaron's place, when we were woken up at 6:30am and kept awake until 9am by distinctly loud banging, stomping, and rolling that sounded like it was occurring directly above our bed. When we mentioned this to Aaron, he was very apologetic and explained that his family was preparing for a camping trip that morning. While we appreciate the apology and understand that some noise is clearly unavoidable when both floors are occupied, it's hard to understand why the family wasn't a bit more considerate of their paying guests in the first place given that I'm sure they're aware of the lack of soundproofing. Our stay was much more comfortable on the days that the upstairs was vacant; I do think that it's a bit disingenuous to list the place as an "entire home/apt" since the noise really makes one aware that they are in close quarters with another family. All in all, we just didn't think the place was worth the nearly $200 per night (including fees) that we paid and--for that reason--we probably wouldn't book it again the next time we're in Boulder.

I have traveled extensively though, and spent years living in south east Asia and adventuring about the world. So I know what its like to be on the road and how nice it is to have a home base that's clean, comfortable, and in the heart of whats going on. I enjoy giving back to travelers and guests, making sure they are happy and comfortable as so many hosts have done to me during my wanderings. Now I have a lovely wife and two amazing kids and try and spend as much time with them camping, running rivers, skiing, hiking and enjoying our beautiful state as I can. We're lucky to live in this great town and I look forward to sharing it with you.
