BEST SPOT IN MANHATTAN. LOCATION LOCATION LOCATION. This is the annex to my apt and part of my living space when I am NOT hosting guests complete with bedroom/living room, kitchen, private large bathroom and private entrance. The space
New York is opening up! Museums are back, parks are open, the highline is open, there are free theatrical performances in Central Park and it’s a beautiful time of the year and outside dining is flourishing. Inside dining has begun. Bike rentals are open for riding around Central Park and along the Hudson River. You can even rent a kayak on Pier 84 just 2 blocks away.
There are also tourist initiatives with huge discounts for all kinds of sightseeing Tours.

Also the Airbnb apartment which I call the Annex has no shared spaces. I live in a small building with only 8 apartments and the hallways and railings are sanitized daily.

I am including pictures of some of the beautiful outdoor places to dine in the neighborhood.

My airbnb space is legal because I live on the premise and the space has its own bathroom, Entrance,, etc. There are no shared spaces!!!!!

LOCATION, LOCATION LOCATION. My funky apartment is in a fantastic location, New York's historical famous neighborhood HELL'S KITCHEN on the West side of Midtown Manhattan. Only 2 blocks to the Broadway theater district and Times Square. I am a good and knowledgable host and try to help as much as possible in getting around in general. Even though I have been living in NY most of my life I still feel like a tourist taking advantage of all the amazing things to do here. I go to museums, opera, concerts, ballet and tap concerts, outdoor festivals, fairs, restaurants, theater, bus and boat tours and to parks and piers and I even kayak in the river. You name it and most likely I've done it and am still doing it.

This is the REAL DEAL. I have lived in New York since the 60's and in my present location of Hell's Kitchen since the 70's. My place has "character", a whimsical hippy chic decorated apartment, clean and comfortable. I have a L shaped apartment and the L which I call the Annex is part of my apartment with a solid locked door separation. And the Annex is the guest quarters. What makes it ideal is that the Annex has a private entrance and a private bathroom and is a complete apartment. There are NO shared spaces.

There are 2 rooms: living room/bedroom and kitchen plus the bathroom.

The apartment sleeps from 1 to 4 people with 2 double beds.

The living room/bedroom is 11 by 15 feet with one comfortable double bed (a very firm futon on a wooden frame plus a thick mattress topper which is a 100% Eco Wool filled with a soft yet durable organic hemp/cotton encasement for year-round comfort, keeping you warm in the winter and cool in the summer! ) for one or 2 people.

The second bed is a Murphy bed, double size which lifts up and then becomes a beautiful wooden table. However, if you intend to use the Murphy bed we will arrange that but during the course of your stay it cannot be put up and down as the up and down mechanism is fragile. So you decide if you want the Murphy bed down or up. If you want it down WE MUST KNOW AHEAD OF TIME SO WE CAN MAKE THE BED. And then it has to stay down during your stay. Please note that the bed IS NOT FRAGILE just the up and down mechanism.

Pillows are of the highest quality with 2 varieties that are specially made for many major hotels wrapped in quilted 233 or 300 thread count, 100% cotton woven fabric ticking, and filled with hypoallergenic, extra fine and soft gel fiber fill or hypoallergenic polyester fill.

Other items in the room: two windows in a very high ceilinged room, chair, working television, books galore, radio, alarm clock, plenty of hooks and hangers, a small dresser with 2 drawers and a larger dresser with 3 drawers, and an oakwood table.

The second room has a table and 2 chairs, a refrigerator plus an air conditioner which cools both rooms. And a microwave, toaster and a coffee maker.

I also have a few electricity adapters and a hair dryer. Also a clothing steamer is available in lieu of an iron which works very well if your clothing gets wrinkled. I do ask that any food garbage is removed daily.

I do NOT provide breakfast. But I DO provide complimentary wine. I also provide shampoo/conditioner, hand lotion, toothpaste, etc.

The bathroom is lovely. There is a toilet, sink, bathtub, shower. There is also a table to put your toiletries and I supply paper towels for wiping up plus bath towels and face cloths and hand towels and shower mats and plush floor mats.

We do not change towels or sheets during the course of your stay. We have limited storage space and do not have enough towels and sheets like a hotel to keep changing. Also there is NO laundry in the building. If this is a concern then here are 2 options. One option is take what you want laundered to the laundromat on the corner of 10th Avenue (1/2 block away). It's coined operated or they will do the laundry for you quite inexpensively. The second option is that for an additional cleaning fee of $75 we will do the laundry for you. But this must be arranged before you check in and paid for through your booking. We also do not go in and clean during the course of your stay. Your cleaning fee is for the initial cleaning. If you want us to come in and clean during your stay, we are happy to do so but this must also be arranged before you check in and paid for thru your booking. But we provide extra garbage bags for your convenience. A thorough cleaning is done just prior to your check in.

The building is safe with 2 locked doors and then a one flight walk up to the front door of the apartment. There is no elevator. It's a small building with only 8 apartments. This is a tenant owned building and I am one of the owners so you don't have to worry that I am doing anything illegal.

I have fire and carbon monoxide detectors.

Although I have a check-in time at 4pm and a check out time at noon, I am VERY flexible and try to accommodate to your arrival and departure times. So this is why I need your itinerary which includes your departure city, airline, flight number both coming and going when you have that information. Most of the time I will arrange to be home for your arrival. In the event that I cannot be home I will arrange to get you the keys. And you can rent a kayak on Pier 84 which is only a few blocks from the apartment.

Other things to note
I have been extremely happy here since 1976. It's location, location, location. And before booking please understand this is not a hotel. It's my home where I live. It's an old building with high ceilings and thick walls. It's a one flight walk-up (no elevator). It is not a luxury building but a safe, clean, and comfortable building in a fabulous location. I do not provide breakfast but I do provide complimentary wine.

No excessive cooking. But I also would like to emphasize that I have a microwave for heating things up and microwave safe dishes. A small pot for boiling eggs, etc. A toaster that can toast regular bread as well as bagels. A full size refrigerator with a freezer compartment. I also have a coffee maker and coffee filters. I live in an area that has so many restaurants it's quite unbelievable and some are open 24 hours a day so that's why I say no excessive cooking in the apartment. There's also a market a block and a half away that has just about every food item that you could ever imagine.
If excessive cooking is necessary it must be discussed prior to your arrival with an additional $50 added to the cleaning fee and paid for through airbnb prior to your arrival.

Check in time is 4pm and check out time is 12 noon. However I try to give guests the option of flexible check in and check out times and will do so depending on my schedule. I block out dates when you are arriving and leaving so that you don't have to worry that guests will be checking out the day you arrive and guests checking in the day you leave. But I MUST know before booking your approximate check in and check out times so my cohost and I can make our own plans around it and also to make sure one of us is here to give you the keys and get them back when leaving. If arriving and/or departing by plane I need to know itinerary (flight numbers, airlines, departure city, etc) so I can track your flight. Thank you.

I also have an umbrellas for you to use if it should rain. And I have a water bottle if you want to carry water with you when you are out sightseeing plus a small backpack.

I love this neighborhood and to prove my point I have lived here since the 70s. It's the REAL DEAL.

Only two New York avenues to the Broadway Theater District and the Broadway theaters.

The well groomed parks and piers of the HUDSON RIVER are only 2 1/2 avenues away - walking distance. There you will find the Circle Line boats which offer many trips including a full circle tour around the island of Manhattan. Also at the pier is the Intrepid Museum, an original American Navy aircraft carrier taken out of service, with all kinds of exhibits. There is a walking and biking pathway along the Hudson River (with no cars) going from Midtown all the way to Battery Park in Lower Manhattan as well as going uptown to Riverside Drive, the boat basin, and other attractions along the river. There are also restaurants on some of the piers and one outdoor restaurant only a few blocks from my apartment where you can watch the sunset over the Hudson River.

If you like to walk and I do the following are close by:
Lincoln Center that houses the Metropolitan Opera, Avery Fisher Hall, Damrosch Park, Lincoln Center Theater, etc.
Carnegie Hall, City Center, Central Park, Broadway, off Broadway and off off Broadway theaters.

There are many subways and buses just a few blocks away.

There are hundreds of restaurants of all ethnicities, some of which are open 24 hours. It's a safe neighborhood with action 24 hours a day.

There is also a wonderful flea market 10 blocks away which is open every weekend.
I love this neighborhood and to prove my point I have lived here since the 70s. It's the REAL DEAL.

I am a working actor and playwright and almost always in a production or preparing for a production and the founder of the Provincetown Fringe Festival. I love animals and have rescued many cats and dogs over the years.
During your stay
You control the amount of interaction with us that you are comfortable with. I have a broad knowledge of New York City acquired from living here since the artist loving 50's. I'm a working actor and playwright and know a lot about the theater scene especially Off-Broadway and Off-Off Broadway. And my co-host is also a working actor.

I do have to enter the Annex occasionally because a lot of my costumes and props are in there but I will never invade your privacy. I will always call or text or email if I have to enter. Thank you for your understanding on this.

We would like for you to come to us with any problems or requests and we will do our best to meet them with solutions. If I'm out, you can text or call me or my co-host 24/7. Likewise, we will give you feedback if anything seems to be misunderstood. This gives both guest and host the opportunity to work things out instead of negative reviews posted on line which can only be detrimental to both parties.
