The space

Located in Impruneta, medieval town at the edge of Chianti, Apartment Beatrice is a large 35 sqm studio consisting of:
• Bedroom / living room with double bed, kitchenette and washing machine
• Bathroom with shower
• Romantic balcony overlooking the park.

Old terracotta floors and high hand decorated ceilings.
All furniture and paintings on the walls are antique and belong to our family collection.
Walls are thicker than 50 cm (20 inches), as it was customary centuries ago in this kind of buildings to ensure cool even in the hottest summers .

Apartment Beatrice is located on the first floor of our family property, Villa Saladini , a 16th century Villa surrounded by a beautiful park and by olive groves.
In the shared garden you will find a table and chairs and lounge chairs to relax in the green.

Guest access

Our guests have full access to the whole property, which includes two large sunny lawns, a big shady area under pine trees and orchads, 6 hectars of olive groves and over 20 hectars of forest.
In the forest, down the hill, there also is a water source. Ask us and we will tell you how to reach it.
In the garden you will find table and chairs and deck chairs for your relax.
The Villa elegant dining room with fireplace is open to guests having breakfast and/or dinner, while the Villa main Hall, full of history and charme, the small chapel and other private areas of the Villa, can be visited upon request: ask us and we will gladly give you a free tour.

We are Perla and Marco, we are married and live in the Villa with our two children, Bernardo and Beatrice .
The Villa belongs to our family for many generations, ever since it was built over 500 years ago and it has a special charm, the entire building is filled with objects of the past, old letters , furniture and paintings collected over the centuries by the family members .
We love this place and we will be glad to show it to you !

We do our best to make guests feel as if they were at home .

Upon your arrival we will welcome you with Florence and Chianti maps, tourist information including main museums opening hours, discount rates for nearby restaurants, list of wineries for wine tastings, bus timetables, etc.

In the hope of meeting all your needs, we have organized to offer various additional services on request: breakfast with home made cakes and jams, home made dinner, car with driver for Chianti or sightseeing tours, wine tastings, professional cooking lessons (we have an agreement with a cooking school to have a professional chef teaching private lessons in the Villa kitchen), non professional cooking lessons (I can teach you personally how to make home made pasta), guided Florence tours with a professional guide, shuttle service... and much more.

The neighborhood

Impruneta is a hill town located between the valleys of the Greve and the Ema streams, about 20 minutes south of Florence. It was known in ancient times as "in prunetis" or "in pineta" (within the pine woods) and indeed remnants of beautiful pine forests may still be seen interspersed among the olive groves on some of the surrounding hills.

The Church of Santa Maria at Impruneta became ever more well-known for the sacred and miraculous effigy of the Madonna housed there. Pilgrims came in large numbers and a famous fair took place and still takes place on the feast of Saint Luke, 18 October. Originally a feast associated with the movement and sale of livestock, it is now celebrated with stalls, dinners and horse races.

A small village important for the production of pottery had developed near the church. The first record of terracotta manufacture dates from 1098 and the production of terracotta tiles, pottery and bricks has continued to flourish to the present time. The church and its treasure, and the pottery kilns and their output are the principal reasons to visit Impruneta.

However, there are many other interesting sights in Impruneta and nearby, and throughout the year there are festivals and cultural activities.

And if you are interested in castles, Chianti is full of them and they are described in the itineraries of the Chianti Castles route.

Getting around

The Villa is located less than 1 km from the town's main square and from shops and amenities.
There is a bus stop in town and there also is a bus stop for the nearby city of Florence (12 Km) in front of entrance gate.
Buses run on average every 30-40 minutes and the last ride in the evening arrives in Impruneta around 8:50 pm. Buses are perfect for visiting Florence during the day and return in the evening and we will be happy to provide all the necessary information and timetables.

If you come by car, Villa Saladini is ideally located as a base to explore Tuscany .
We are just 6 km from the exit “Firenze-Impruneta" of the A1 highway and from the beginning of the road which connects Florence to Siena. From here you can easily reach all places of cultural interest and the most beautiful towns in Tuscany, such as:
• Siena : 60 km (1 hour)
• Pisa 100 km (1 hour and 30 minutes)
• Lucca : 90 km (1 hour)
• Pistoia : 50 km (45 minutes)
• Arezzo : 80 km (1 hour)
and also San Casciano Val di Pesa (12 km) , Greve in Chianti ( 15 km) , Certaldo (36 km ), Colle Val d' Elsa (40 km ), San Gimignano (45 km), and the renowned spa town of Montecatini Terme ( 60 km)

Villa Saladini is therefore an ideal place to relax surrounded by a beautiful environment, but also an excellent base for visiting Florence, the beautiful Chianti countryside and the most charming towns in Tuscany.

CHECK-IN: Check-in time starts at 4.00 pm and ends at 8.00 pm.
In case you need an early or a late check-in, we are flexible but it is very important that you advise us, otherwise you might not gain access to the property.
Please note that for check-in after 10.00 pm is requested a € 30 extra charge.

CHECK-OUT: We need to clean the apartment for guests arriving after you, so please respect check-out time (10.00 am). If you need a late check-out, we will be glad to meet your needs if possible, but it is very important that you ask in advance. Thank you!

GENERAL HOUSE RULES: Please respect our home, do not move or spoil the antique furniture, respect the night peace, remember to turn off the lights, always close and lock the Villa entrance door and take care of the keys. Please do not smoke inside the room. When you will leave, please, wash and store kitchen utensils where you have found them. Thank you!!!

INFORMATION AND TIPS: We will leave inside the room any kind of useful information: Florence and Chianti maps, itineraries, places to visit, buses timetable, museums opening hours, nearby restaurants discounts.
If you have any particular interest or request and/or if you wish to book a visit or a tour, just let us know and we will gladly manage it.

At time of booking we will send you a confirmation with detailed directions to reach us including coordinates and map and a list of additional services available on request.

Me and boyfriend stayed in Villa Saladini for 5 nights. We arrived with our road bikes from Firenze to Impruneta, which is around 18km uphill, so a nice challenge:) The villa is located at the edge of this very nice town. Perla gave a lot of useful information to us upon arrival about Firenze, Chinati region. It was easy to go on cycling trips around the region, the strada chianti is very close. The wifi wasn't ideal, sometimes there was no internet, or was very slow. The kitchen didn't have all the necessary things that we would have needed for our stay (like coffee, olive oil, spices, cheese grinder, big pans etc.), but I guess that depends on personal needs.

Judit, I’m really sorry for wifi but it was due to the fact that we had some workers in our apartment for some urgent renovations. We had to empty an entire room to give them the chance to work and we were also forced to unplug the router to connect to the internet. The discomfort lasted only for about 8 hours and it might be a little disturbed for another 2. I apologize for not having informed you before, but I did not know in advance that I should have had to disconnect the internet. Regarding missing things you mentioned, we provide toilet paper, kitchen paper, tea, sugar and salt and we do leave sometimes some things left from previous guests that we think might be useful to the following, but actually we cannot provide a brand new bottle of olive oil, coffee pack, all kind of spices, laundry soap, etc. to any guest, and I’ve never said we do. I’m always available to give some oil or coffee, milk, or anything else, to anyone that kindly asks for some and did not have the time or the possibility to buy it, but giving as assumed that we have to provide you food sounds to me a little too much. As for grater and big pan, I’ve checked and you are right, I’m sorry. We do provide both things, but someone might have broken or taken them and we had not realized it. If you would have told us that they were missing, we would have given you another immediately.

After spending a week in the hustle & bustle of Rome, this place was a great change of scenery. Perla was very pleasant and thorough with pre-booking questions as well as information on what to do while we were in the area. We even took a cooking class with her, which was a very nice experience. The location is a little ways walk from town on a busy road with not a lot of room to walk. So, I recommend that you have a car. Also, this is important if you want to explore the Chianti wine country more. For business travelers, the internet could be a little faster, but it worked just fine for most browsing tasks. If you are looking to get away in a relaxing/scenic place, then this is the spot for you.

It is not necessary at all to walk on the main and busy road, which is actually a bit dangerous. There is a very comfortable alternative way to walk to town, not dangerous at all. It runs parallel to the main one and it has same length. I try to always point it out to any guest and I feel very sorry for not having pointed it out to you. I thought I had done it, I’m sorry! Perla and Marco made as feel at home right when we got there at check in. She gave us a tour of the room and the villa including the amenities and history. The villa is just outside of town it's easier to get around if you have a car but we did see the bus stop very frequently in town. Our room was just the right size and with all the amenities we needed. We took one of Perla's cooking classes and we got to meet her two kids which helped with the cooking and preparing, it was an experience we will remember for the rest of our lives. There is a park across the street with a walking trail plus you can also go walking at the villa's olive orchard. The location of the villa is great for your homebase, we were able to do day trips to Chianti, Cinque Terre and Siena. Perla and Marco made us feel like family and I highly recommend their place.

Very enjoyable stay. A lovely old country villa set in a park like environment close to the village of Impruneta. Our hosts, Perla and Marco were very welcoming, and the apartment was well equipped and comfortable. Dined at a couple of the recommended local restaurants - fabulous!

The most amazing "countryhouse" as one of the hosts, Marco, would call it. It is rather an extraordinairy villa with lots of interesting history in the most beautiful Tuscan region. They have a really big garden with just the best view on the hills. Perla and Marco are really the best hosts you can imagine. The first night Marco made us dinner and we all drank regional Chianti wine for hours in the garden, and talked about anything (their English is very good!). They will provide you with lots of information about the region and Florence, they were the best! I wish I could stay longer and when I go back to Tuscany I definitely would stay here again. The best house we've stayed in with the most lovely, fun and kind hosts. Tip: Please let Perla take you on a tour to show you the house and tell the history of it. I nearly cried. It is beautiful. Thank you Marco and Perla!! So glad we met you!

Beautifull B&B on a great location. In the middle of the Tuscan region, 15 minutes from Florence. The owners are wonderful, very helpful and speak very well English. We could've stayed for a whole week, there is plenty to do. Just ask the owners, they'll explain everything and they'll try to arrange anything for you. Would definitely go back here again, and probably will in the future.

I'm married with Marco, who manages with me the apartments we rent.
The Villa where we live belonged to our family for generations and we love it.
We have 2 wonderful kids: Bernardo and Beatrice, they are the joy of our life.
We like countryside, good food and good wine ... we wait for you!

Vivo ad Impruneta a pochi chilometri da Firenze e sono sposata con Marco che gestisce con me gli appartamenti che affittiamo e che si trovano accanto alla nostra casa, all'interno della Villa e della proprietà che appartiene alla nostra famiglia da generazioni. Abbiamo due splendidi bambini: Bernardo e Beatrice, loro sono la gioia della nostra vita!
Ci piace la campagna, il buon cibo ed il buon vino... vi aspettiamo!
