Ideal for groups or families looking for private lodging. Located in a small bedroom community 1/2 hour’s drive north of St. Louis, MO.

Feels larger than its thousand square feet, with one bath, kitchen, dining room and living room, 2 proper bedrooms with queens, and 2 unconditioned rooms with twins, bunks and pads.

It’s not the Ritz; it’s lots of beds cheap!

The space
This is a homey old house with character and charm. For its size, it feels quite spacious inside. Its eclectic, mis-matched furnishings and bedding might remind you of your family's summer house at the lake.

It has a full kitchen with microwave, fridge, gas stovetop, toaster oven and coffee machine. Range oven currently out of service, so if you were planning to bake a whole turkey, scale back your plans.

For the price, the property offers lots of beds, lots of space, and proximity to Bethalto. The more removed your needs are from these particular selling points, the more your satisfaction with the property will probably decrease.

I clean and manage the property myself with help from my family. We all live within a 10 minute drive of the property. There is no on-site maintenance person, and amenities and appliances are provided on a best-efforts basis and not guaranteed. There will certainly be hot running water, heat and air conditioning, and lots of freshly washed linens.

My goal is to provide lodging for families or groups who want several rooms and lots of beds at a great price, and those who seek the privacy of a single-family dwelling. I serve guests who know how to clean up after themselves and are willing to do so to save some money.

There are lots of beautiful properties here on AirBnB. This is not one of them. This is tidy but shop-worn middle-class lodging, not a resort. It’s a good value for the price. Please be honest with yourself about what you want from your accommodations so that your expectations are reasonable. It’s a marginal operation running on a shoestring. How else would you get 1000 square feet that sleeps 12 at this price?

There are two main bedrooms with a queen bed in each.

There are two bonus rooms (called bedrooms 3 and 4 in the listing). These used to be porches and have no a/c or heat outlets of their own. Sleep your hearty and adventurous group members here. You can also leave the rooms' doors open to the main rooms to let some conditioned air from the house into these two rooms. For the bonus rooms, think summer camp dorms and winter snuggled under blankets. Grab another blanket and think of how much money you are saving.

The back bonus room has a set of twin bunk beds and a floor pad. You have to pass through one of the bedrooms to access this room.

If you’re looking for the soothing sameness of a cookie-cutter hotel, this property is not for you. The property, carpet and furnishings are well-used but certainly not decrepit. I run the operation on a budget to keep prices affordable for you. I can’t afford to replace things as quickly as a chain hotel would, but again they would charge much more for so much space and so many beds. If you want that experience, there are some beautiful new and newly-renovated hotels in Alton, and there is a suite hotel in Edwardsville. In Alton, you’ll also find traditional bed and breakfasts in big old Victorian houses along with some hipster riverfront apartments on AirBnB. Everything will be spiffier there, but you will pay several times as much to sleep this many people. Last time I checked, you’d pay $432 per weekend night at the closest hotel for a similar amount of square footage and number of beds.

I keep the place tidy, and my standard for cleanliness is that of a normal middle-class person preparing for family guests. That standard is almost certainly lower than the local chain hotels, and almost certainly higher than the local "Bates" style roadside motels. If you accept as normal the slick stuff on the cable TV home improvement shows, you might be disappointed. If you’re a normal person on a budget, who understands cost and value and appreciates the kind of trade-offs I am making with my offering, I expect you’ll be quite satisfied.

Kindly calibrate your expectations and ratings accordingly.

If you’re a pillow snob, this is the place for you. I’m sure the place is in the running for “most pillows in an AirBNB” and there are all different kinds. Huge numbers of blankets and comforters as well.

At checkout: Other than leaving the used beds rumpled so I know what to wash, everything else should look ready for the next group. “Cheap lodging for large groups” in part means you need to clean up after yourself.

I’ve personally stayed in a wide range of lodging from couchsurfing to the Four Seasons. This property is somewhere is the broad middle space between those extremes where average middle class people want a fair deal.

I’m pretty sure that my offering is the best value in the area if your goal is lowest cost per bed/person/square foot. If you have other criteria, please read carefully to make sure my place is right for you before booking. The password that indicates you’ve read this description is “nice guy”.

A note on the deposit: It’s essentially to scare away the riff-raff, or to help cover my losses if some happen to get through despite my screening. If you’re a normal middle-class person who understands the clear directive to return the property to the state you received it, you’ll get your deposit back. If not, I’ll charge the value of my time and materials to get it back to rentable condition.

Where you’ll be

Rosewood Heights, Illinois, United States

The house in Cottage Hills, IL, right on the western edge of the Bethalto village limits. It's very close to Rosewood Heights and East Alton, and a few miles away from Alton.

The house is about 1/2 hour's drive from downtown St. Louis. It’s a very easy, all-freeway drive to the city, with a freeway access ramp for 255 just a few blocks away.

If your travels are east-west on 70 or 270, the house is about a 15-minute drive north on 255 from both of those freeways.

The entrance to the Cottage Hills VFW Post 7678 is a few yards to the west of the property.
