Well furnished and equipped place. Ideal for short business or personal trips to the city for one person but 2 to 3 people can stay quite comfortably too.
The best thing about this house is the view of the greenery of the city zoo.
You get the convenience of being in the centre of the city and also enjoy the peace and the lovely view.
And yes, the sun is there to wake you up every morning if you wish as it is an east facing place. However if you don't, the curtains will let you sleep till late.
Location – Neighborhood Description
Located next to the green lung of the city and easily accessible by road and all 3 railway lines of the city. The restaurants nearby serve Indian food and you can always call for meals from Domino's etc
Attractions and distance
One can easliy reach the 'happening' places of Bombay/Mumbai; Colaba, Bandra and the Phoenix compound in Lower Parel. Elephanta Caves is reached from the Gateway of India.
Chhatrapati Shivaji Terminus and Mumbai Central are the two railway stations that will connect you to other places in India by train.

Pantry is available. It is not a full fledged kitchen as I do not cook here.
One point needs to be mentioned here is that India having the climate it does, if you cook and leave food around the house, you will invite insects so if you keep the house clean and do not scatter food particles, you can enjoy the place better!

The entire place is available to guests. I move out when I host. One of the closets is made available for guests and the other is sealed off with my stuff.
Interaction with Guests
I am generally present at the time of check in by my guests. And am reachable on the phone at other times too.
The peace of the neighbourhood is what I really appreciate.
There is one local train station within a 5 minute walking distance while two more within a minimum cab fare distance. All of them of the 3 different train lines of the city. Taxis/Cabs are easily available any time of the day and we are very well connected to the bus network too.
Other Things to Note
Request all guests to ensure my potted plants are watered during your stay.
The house is treated with insecticides a few days prior to the arrival of guests apart from the regular sprayings. Please inform if you are allergic to insecticides.
The local authorities need certain information on people staying at private residences and have a form for that. I shall be emailing you the same once a booking is made. It will help if you can send me your information prior to checkin. This information has to be sent along with a facial photograph to them at the time of checking in. This is for all guests and not only the one in whose name the booking is made. Compliance is desired.
Do treat all the items in the house with respect. Any damages will have to be paid for.
Staying at Sunita's was exactly what we were looking for: a home away from home! Sunita was a very friendly and helpful host! She was always there for us, explained everything, gave us recommondations and gave us a little tour around her neighbourhood. We enjoyed staying at her place and we'd love to come back! Thank you for all, Sunita!

Sunita is an exceptional host and she communicated her requirements for paperwork promptly. She definitely made us feel comfortable and was quite flexible with timings which we appreciated. Sunita was also super easy to contact and an easy person to talk to.
I have to mention though that the space was not very clean when we arrived. There was dust and cobwebs all over and I feel a better job could have been done to keep the place clean. For the price we paid, it certainly required more upkeep. There was clutter in the bathroom and a cake of dust on the sink / vanity. The hot water geyser in the bathroom looked like it was going to blow up and we could smell/see smoke from the plug. Sunita said that this would be fixed. Sunita provided us with basic food items which was nice but I would rather if she put in more effort just decluttering / dusting the space. Mumbai is also super smog filled. It goes a long way to do that much more to keep the place clean and without stuff.
A suggestion for Sunita is to provide a Floor squeegee in the bathroom[(website hidden)] so that we can remove the water from the bathroom floor and keep it dry.
It would have been nice if Sunita provided all the information including address+directions to the place / expected taxi fare (Rs.400 - 500) / required forms to be filled out in one simple email. We ended up exchanging far too many emails and there was some miscommunication due to it which could have been avoided.
The location is nice for Mumbai. It is definitely residential and crowded but it is a short walk to Byculla station. There is an awesome vegetarian place called "New Udipi Restaurant" which serves the best South-Indian breakfast right opposite Byculla station. I would suggest downloading an offline maps application called (website hidden) in case you dont have data. It got us around quite nicely.
The wifi in the apartment worked well and Sunita made sure that she provided USA/British compatible electrical outlets which was an added +.
The morning scene outside the apartment is quintessentially Urban Mumbai. A small game of cricket in the ground opposite the apartment complex, the tea stall and the folks around them painted a quaint picture :)
The view from the apartment is great but beware of the crows that wake you up promptly at 7 AM. I would recommend wearing ear plugs before going to sleep and bring your own Towels. Washing can be done in the bathroom itself using a wash bar. Sunita could add a hanging wire near the bed (there is fairly large elevated area near the bed where you can sit down and watch the view and this can be used to dry clothes. This too was dusty).
All in all a net positive experience which has enormous potential if it maintained better. Was great for 3 people, not more! Thank You Sunita!

Being a conscientious host, I will now list down my side of the story, particularly addressing the negative points. Here they are:
1) Cleanliness: The house is generally dusted every day and cleanliness is specially taken care of before a guest checks in. I live there and move out once guests check in. And believe me, there were no cobwebs there nor any dust.
I am surprised that you found it unclean and I strongly and staunchly disagree with you on that point; I do not live in an unclean house nor does any of my guest come into a dirty place. The next time you write about dust etc., kindly attach photographs about the alleged dust and cobwebs you wrote so as to lend credence to your talk.
There is a floor cleaner which is placed near the window. I had showed it to your friend Eduardo.
Looks like you two did not meet or speak about all this!
And please elaborate on what you mean by clutter! The house is the same as it is shown in the pictures here. Maybe our ideas of home decor differ.
I keep 4 towels for my guests which are washed and kept ready before my guests' arrival. So I do not understand when you tell my other prospective guests to get their own towels!!
I am surprised you need ear plugs; all my other guests and I find the ares very peaceful!
But i am taking your comment positively and shall now focus all the more on cleanliness!
2) Getting around: I speak with all my guests about getting around in Bombay and even take them on a short trip round the neighbourhood. I did the same with your friend Eduardo (your first friend to arrive), too and since you were to arrive the next day, I told him to brief you people in turn; the way I did him.
There are also physical maps of Mumbai Metro that are kept for my guests' use (these were shown to Eduardo too).
3) Compliance to local rules: You seem to be a new Airbnb user and not aware of the resistance hosts face from the locals. My building people have laid down rules that I make sure to adhere to so that my guests are not bothered.
There is a form that has to be submitted online and for other guests, i request them to fill in the forms once they arrive.
Since all of you were to come in on different days, I had emailed you the forms in advance so that I could fill in the forms on your behalf. After the forms are filled in, I have to go and get acknowledgements from two separate authorities; all within 24 hours of the guest checking in.
In spite of this one of your friends did not send me all her details; neither in advance nor after she checked in a couple of days later! This caused me some distress. I did not mention that in the review but am glad that you brought it up so I could talk about it.
I never wrote anything about the clutter you and/or your riends left behind at my house!
Lastly, had you been a more honest person, you could have spoken with Eduardo and then written this review. I interacted and briefed him on all the important information and have not even met you!
We stayed at this flat for a few weeks. It's a small but very cosy flat, with lots of character. The neighbours are very friendly and welcoming.
The zoo is across the street, it's a beautiful park where we could relax and get out of the busy city life. The neighbourhood is not very trendy like Bandra, but it's the real Bombay which we enjoyed discovering. We never had a dull day in Byculla. But if you need to move around, the station is very close, the touristy part of Bombay just minutes away. It's centrally located, a taxi takes you anywhere in a reasonable time. The taxi's are waiting across the street.
Sunita is a great host, helping us with everything, even with some research we were doing.
The only thing we regret about this place was that we could not stay longer.
Fantastic few days stayingn at Sunita's apartment. She was a very accommodating host. A unique experience to see the real Bombay and the neighborhood is in a good area.
Had a good stay. Appartement is small but clean with a nice view from the large window next to the bed. Location is pretty good (somewhat in between bandera and coloba) in a quiet neighborhood is quiet. Host Sunita is a very likable and hospitable person. Can recommend.
Sunita accepted our last-minute booking request and was there to great us when we arrived. She was very friendly and helpful throughout our stay. Sunita had warned us that during monsoon the apartment has some issues - it was a little damp and some of the walls were peeling/moldy - but as we were really just using it as pied-a-terre it was fine. The views from the bedroom were really cool, and we found it to be in a good location - short taxi ride to all the south Mumbai sights.

My house offers a very peaceful contrast to the noisy life that Bombay offers. Lying on the bed one can view the sunrise and the verdant expanse nearby is a sight for sore eyes.
