The 3,034 sq ft of open space layout has towering windows so you can enjoy the serenity and peacefulness nature has to offer. Tastefully selected new furnishings adds a touch of class and elegance. The impressive gas fireplace in the living room provides added warmth and coziness. A gourmet kitchen boasts of hickory cabinets, granite countertops, two ovens, 5 burner stove, high-end refrigerator, and an island that seats 7 adjoins the formal dining area which seats 8. The master suite has a gas fireplace, steam shower, and a jetted tub good for two. There are three other rooms for friends and family which sleeps a total of 10. The family room at the lower-level has an 8’ slate billiard table and a good size TV while the family room at the main level has a 70-inch 3D HDTV, a 5’ foosball and a 6’ air hockey to keep our distinguished guests entertained and energetic. Basic perks such as high speed wireless internet, satellite dish with 120 channels, and 3D Blu-ray players are also included. Parking arrangement is 2 in the garage and another 2 in the driveway.

1. TERMS and CONDITIONS
1.1 MINIMUM STAY
1.1.1. Special Holidays

1.1.2. Non-holidays are 2 nights minimum
1.2.1. If a reservation is cancelled 30 full days or more prior to your arrival date, you will be entitled to a 50% refund plus the cleaning fee.
1.2.2. If a reservation is cancelled less than 30 full days prior to your arrival date, only the cleaning fee will be refunded.
1.2.3. If you arrive and decide to leave early, all funds will be forfeited.
1.3. REFUNDABLE SECURITY DEPOSIT
1.3.1. A security deposit of $1,200 is required and will be collected through Airbnb. Your security deposit will be refunded fully 48 hours after departure, provided the following provisions are met and the rental rules/ and guest rental agreement has been abided by:
- No damage is done to the property unit, or its contents, beyond normal wear and tear. If damage is found beyond normal wear and tear the appropriate fees to resolve any issue(s) will be removed from the damage deposit. You will be notified of any issue(s) found and the corresponding fees.
- All trash and debris are disposed of as specified in welcome manual.
- House is left locked and all windows and patio doors closed and locked.
- All charges accrued during the stay are paid prior to departure.
- No linens or towels are lost or damaged.
- Extra cleaning of the property beyond normal circumstances due to excessive dirt.
1.4. REFUNDS/ ADJUSTMENTS
1.4.1. Guest acknowledge that there are no refunds/adjustments for tenant dissatisfaction, inconveniences caused by weather, natural disasters, and disruption of utilities, road conditions, mechanical failure of appliances and heating and cooling units.
2.1. Guests defined: You must be at least 25 years old to reserve and check-in.
2.2. Parties, weddings, receptions, large groups and the like are not permitted.
2.3. Loud or unruly behavior is restricted by local ordinance and may result in citation or arrest by local law enforcement. Douglas County Vacation Rental ordinance for the City of South Lake Tahoe Chapter 5.56
2.4. Maximum Occupancy
2.4.1. The number of guests allowed as overnight tenants is 10. This number includes both adults and children who sleep in their own beds. Infants and children under age 2 are not included.
2.4.2. Over occupancy will result in immediate eviction from the rental property with no refund of rent and security deposit.
2.5. GUEST RESPONSIBILITIES: At check-out, guests are expected to do the following:
2.5.1. Kitchen: Dishes and cooking utensils are to be cleaned and put away. All food must be removed from the refrigerator including the freezer.
2.5.2. Trash/Debris/Rubbish: is to be placed in the garbage bin found in the “brown bear resistant locker” found in the driveway.
2.5.3. Thermostat: Please set the thermostat in all rooms at 55 degrees. Do not turn off the thermostat/heater.
2.5.4. Fireplace in living room and master bedroom: Please lower the temperature to it’s lowest possible setting and turn off the blower/fan.
3.1. AUTHORIZED USE: The property is for the sole use as a personal vacation residence.
3.2. ARRIVAL and CHECK-IN TIME: Check-in time is 4:00pm. Requests for early check-in must be approved by owner at least 48 hours advance notice. Once owner receives full payment and this signed rental agreement, owner will send detailed check-in instructions.
3.3. DEPARTURE and CHECK-OUT TIME: Departure and check-out time is 11:00am. Requests for late check-out must be approved by owner at least 48 hours prior to check-out. Our cleaners are prepared to be in the driveway at 11:00 am.
3.4. KEYS: The reservation must be fully paid for and this rental agreement fully executed and signed and that acceptance is on file with the owner before key codes will be release to the guest.
3.5. PROBLEMS: If at the time of arrival, you find problems with the property unit, please call the owner (Airbnb will provide the number) and report those problems immediately. No refunds, credit or compensation will be considered for complaints made after departure.
3.6.1. The property will be delivered to guest in a clean and sanitary condition.
3.6.2. A cleaning fee is included in section 1.1 based on complexity of a normal cleaning. Any unusual or excessive cleaning will be considered excess damage cost and will be deducted from your security deposit.
3.6.3. Please REMOVE wet or muddy shoes inside the house.
3.6.4. Daily cleaning service may be requested for an additional fee.
3.6.5. Rates include a one-time linen and towel setup.
3.7. FURNISHINGS and SUPPLIES
3.7.1. The property is fully furnished, has a fully equipped kitchen, bath linens, and bed linen.
3.7.2. There are two HD TV’s on each family room.
3.7.3. Most have basic supplies like salt, pepper, sugar and others but are not guaranteed. Rolls of paper towel and toilet paper is likewise provided and the number depends on the length of your stay.
3.7.4. Furniture Moving: Please do not move furniture. If owner has to replace original furnishing placement, a charge of $150 will be deducted from your security deposit or credit card. Please be respectful of the property you are renting in. This includes the billiard, foosball and air hockey (website hidden)/Electronics Moving: Please do not move TV’s, Blu-ray player, DVD player, Stereo equipment, or any other electronic equipment to prevent accidental damage of which you will be held liable for.
3.8. INTERNET and TV SATELLITE
3.8.1. High speed internet is available at the property but is not guaranteed will be available for all or part of your stay due to unforeseen circumstances. A property situated in the mountains might provide additional challenges in acquiring good signals both for internet service and satellite specially during storms. We strive to maintain these connections but in the event any of these services is not available, no refunds or credits shall be given.
3.9. NO PETS / NO SERVICE ANIMALS POLICY (UNDUE BURDEN): This is a “No Pet / No Service Animal” property and presence of a pet or any animal can result in the immediate termination of this rental agreements and loss of rents. Excessive cleaning that is required shall be charged the amount of $30 per hour over and above the prepaid cleaning fee and is considered an excess damage cost. Violation of this policy will result in immediate eviction from the rental property with no refund of rent and security deposit.
3.10. NO SMOKING POLICY: Evidence of smoking in a unit may result in the immediate termination of this rental agreement and loss of rents. Any evidence of smoking in this property after check-out shall result in guest forfeiting their right to return of any security deposit. No exceptions please.
3.11. GARBAGE: Garbage collection occurs once per week, every Wednesday. Garbage bags are provided under the sink or next to the trash can under the counter. Use the large black bag to line the garbage bin inside the “brown bear resistant locker” found in the driveway. Please remember that you are staying in the forest and human trash attracts animals. Use the white bags to line the garbage underneath the kitchen counter.
3.12. PARKING: There is a maximum of four parkings allowed for this property unit. Two in the garage and two on the driveway. Parking is a major issue during snow season and parking restrictions are strictly enforced to ensure snow removal services are not impaired. Cars must be parked off the street during removal operations or be subject to towing and/or citation at the vehicle owner’s expense.
3.13. Snow Removal: Snow will be removed from driveways prior to arrival the first day of visit. Snow accumulation of 6 inches or more on the driveway will be cleared by a contractor once per day. Due to safety concerns, please do not use/operate the snow blower found in the garage.
3.14. MAINTENANCE: Guests are expected to properly use, operate and safeguard the property unit including, furnishing, appliances, and all mechanical, electrical, gas and plumbing fixtures, and keep them clean and sanitary. Please notify the owner immediately of any problem, malfunction or damage. Guests shall pay for all damage to the Unit as a result of failure to report a problem, malfunction or damage in a timely manner.
3.15. ENTRY: Owner or his representatives have the right to enter the property, at any time, (i) for the purpose of making necessary or agreed repairs, alterations, improvements, for maintenance, or to supply necessary or agreed services; (ii) to verify that guests have complied with the terms of this Agreement; or (iii) in case of an emergency.
3.16. AFTER HOURS ASSISTANCE: In the event of a police or fire emergency, call 911. If there is a problem with the property unit and requires immediate assistance, please call the owner and leave a message if not available.
4. PERSONAL PROPERTY, INJURY, and INSURANCE
4.1. OWNER INSURANCE: Guests personal property, including vehicles, are not insured by owner. Or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner does not insure against personal injury to guests due to any reason other than the condition of the property unit.
4.2. ITEMS LEFT IN THE PROPERTY UNIT BY GUESTS: Please notify the owner of personal items left in the unit. Owner will hold items for 20 days. A $25 service charge plus postage will be charged for mailing items back to guests.
4.3. INDEMNITY and HOLD HARMLESS: Guests agrees to indemnify, defend and hold harmless owner Paul David from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to guests or their personal (website hidden) FEES: Should a dispute arise regarding the terms of this agreement the prevailing party shall be entitled to recover reasonable attorney fees and costs.
4.5. JOINT and INDIVIDUAL OBLIGATIONS: If there is more than one guest, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other guest.
4.6. ENTIRE AGREEMENT: All prior agreements between owner and GUESTS are incorporated in this Agreement, which constitutes the entire agreement. It is intended as a final expression of the parties' agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties, and the county in which the property unit is located shall be the forum for any legal action brought in relation to this Agreement.
4.7. TRAVEL INSURANCE: All guests are strongly urged to take out adequate insurance coverage to protect themselves against cancellation due to illness, flight cancellations, etc. Go to (website hidden) for more information. In the event of a traveler becoming ill during a vacation, or having to cut their vacation short. All hospital and medical expenses are the traveler’s responsibility and said traveler(s) shall not be entitled to any refund either total or partial. Owner shall not be liable for any claims, losses, damages, costs, expenses, delays or loss of enjoyment, of any nature or kind whatsoever resulting from events beyond our reasonable control, including but not limited to acts of God, flight cancellations or changes, strikes, labor disputes, lockouts, threats or acts of terrorism, acts of war or declared war, power outages or weather conditions.
Paul was very easy to work with and the house is very nice. Our expectations were exceeded. Everything was perfect.
The place is beautiful and has so much to do. 20 min to the beach so very easy to get to things. Host was great, would 100% recommend again!
Paul was very friendly and responsive, which made the entire process seamless. Flexibility on check-in time was much appreciated. The cabin itself was great and it's amenities met all of our expectations. Would highly recommend.
Chalet David was an incredible experience. Our host, Paul was very accommodating and kind. We were welcomed with a gift upon our arrival - what a nice treat! The chalet is actually much more spacious than how the photos look, it is truly a beautiful home. My mother couldn't stop raving about how she wants a home just like this.
Chalet David was a nearly perfect stay for our group. The house looked even better than in pictures. Paul was a communicative and helpful host who was available with quick replies to a couple questions we had throughout the weekend. Location was great, about a 10-15 minute drive to the lake, even on July 4th. My only (very minor) cons are that (1) the house does get a bit warm when it is hot outside, but there are fans that are helpful, and (2) the 4th bedroom is a bit awkward and small, but this is relative to 3 other very nice bedrooms. Overall, a great stay, would definitely return and would recommend this house to all groups looking for a Lake Tahoe getaway.
House was fantastic. Nice open space upstairs, very comfortable beds downstairs. Lots of added conveniences. Paul was really responsive and helpful. Great experience all around.
The house was beautiful, comfortable, big and just an overall phenomenal place to stay. The kitchen and great room in particular was the ultimate place to hang out and relax.
Paul was awesome and always quick to respond to communication, both before and during the trip. He even had the house preheated before we arrived so we were able to settle in and relax that much quicker.
I would definitely stay at this property again, and would strongly recommend it to anyone who is looking for a extraordinary place to stay in South Lake!

I'm a California native living in the bay area. Outdoor activities and travelling are things I enjoy.
