Welcome to my unusual but utterly charming apartment! Hike Arthur's Seat, have a bath, have an open fire and relax on the sofas.

The Apartment is in a Traditional Edwardian Tenement. The flat is shabby chic, a bit scruffy around the edges but with bags of character.
The Sitting Room is large with two sofas and an open fire, stripped wooden floor and large original 'Sash & Case' windows.
There are two double beds in the snug alcove off the sitting room. This 'bed recess' is a traditional feature of the Scottish Tenement. The second double bed is on a wooden platform.
The Kitchen is large with a counter area, and two tables. All cooking equipment and some staples are provided. There is a washing machine and an original Edwardian clothes pulley does the drying!
You have Free Unlimited WiFi throughout, and a TV, Digibox and DVD player in the sitting room.
The bathroom has a full length bathtub you can stretch out in, with an array of complementary bath products and candles. There is a new electric shower above the bath. Towels are provided.
The flat is a 20 minute walk from the train station, taxi around £5 or there are buses galore. There is a nearby path that takes you into Holyrood Park and Arthur's Seat.
The area is a busy student one with lots of cafés. The National Museum of Scotland is walking distance, as is the Festival Theatre. The Royal Mile is a 15 minute walk away, with bars full of folk music and fine single malts.
For Festival goers, the Pleasance Theatre and Caberet Bar is 10 minutes' walk from the apartment; as is BBC Potterow, Summerhall and The main Underbelly venues.
What the apartment has going for it is its location and its character. I rented it to the same journalist for the Fringe Festival three years running - he returned each year because he loved his 'home away from home'.
I have great neighbours, so even if I am away there is always someone at hand to help out with any questions you may have.
Please Note: Unless you are here over the weekend, parking is metered, or in a paying car park.
My preferred check-in time is between 4-7pm, if you think you will be arriving outwith this time, please check with me before booking.
Please note: I live in the apartment when it is not rented out, so it is more personalised than a purely rental apartment. I think this adds to its charm and comfort, but it may not be for you if you prefer the anonymity of a standard holiday let.

Other Things to Note
Please remove outdoor shoes in the Sitting Room/Bedroom. This room is directly above where my downstairs neighbour sleeps and she has commented in the past that she can hear people walking above her. So out of respect for her I now request guests to remove outdoor shoes and to be considerate when coming in late at night.
The apartment is strictly Non-Smoking.
I have a good relationship with my neighbours so the usual considerations regarding noise apply. This is Not a party flat.
Sometimes my neighbour meets guests for me if I am away. In this case the check-in time is strictly between 4-8pm. It is therefore essential that we discuss your arrival time Before booking. Thank you.
If your time of arrival differs from the estimated one - due to delay or change of plan, please let me know as soon as possible - I may well have planned my day around your arrival time.
I can only accept guests that have booked through Airbnb, otherwise they are not covered by the Airbnb insurance. Any additional guests need to be added to the Airbnb booking, Thank you.
Any questions no matter how small - don't suffer in silence, I'm at the end of the phone and I have good friends and neighbours who always know when I have guests and are happy to help.
Our hostess Sally was extremely accommodating, checking in on our travel, and even emailing once we arrived to make sure all was fine. I was traveling with my teen daughter and we laughed ourselves to sleep every night in the bunk beds. The location was perfect, just a 5 minuted walk to Old Town, yet just enough off the beaten path that we did not like locals. I loved this "quirky old apartment" in Edinburgh.

I just wanted to pick up on one point for the benefit of potential future guests:
The beds are Not 'bunk beds' (I did wonder if there is an American/British difference in usage here). The beds are both small doubles. One is a platform bed, and the other is beneath it. So yes, one is above the other but there the similarity ends. These are not bunk beds as I understand the term. I didn't want this description to put off potential guests who might think they are not getting 'proper' beds. It might also sound as if you are in a hostel or a child's bedroom - which is certainly not the case (see photos).
Our host (Sally) was very accommodating, making sure of all arrival details, leaving thorough instructions on the flat, etc. We loved the location close to Hollyrood, and just a 4-5 minute walk to the center of Old Town. I was traveling with my teen daughter - so the bunk beds were a huge hit!
Quedarnos en el depto de Sally fue una experiencia sin igual: 1 hora despues de llegar, te sentís como un local. la casa es MUY acogedora y cálida, las camas son increíblemente cómodas y sus sábanas huelen a muy limpio. Uno se siente como un local inmediatamente. Sally es amorosa, divertida, generosa y muy comprometida con su rol de anfitriona. Claramente disfruta mucho de ser anfitriona! Si tengo la suerte de regresar a Edimburgo, sin duda alguna regresaría aquí. Lo recomiendo con los ojos cerrados: no van a encontrar un mejor lugar ni una mejor anfitriona! Thank you so much for your great review. You were such lovely guests. I felt I knew you before you even arrived. I am so sorry that I missed the deadline to review you. Time has flown and I just realised I had missed it. So a quick review here: Communication absolutely excellent - you gave me all the information I needed in the first message, and kept me informed all the way along, You were great when I met you both, and you left the apartment in perfect condition. What more can I say? Wonderful, highly recommended guests.
Sally's flat was incredibly homely, clean and tidy and the beds were fantastic! The location was perfect and we were in walking distance of virtually all of the major sites. Sally provided us with tea and coffee making facilities which were a lovely touch and very welcome after a long days travel. She was very helpful and easy to get in contact with. I would thoroughly recommend her to anyone thinking of visiting Edinburgh.

In Sallys gemütlicher Wohnung haben wir uns sofort willkommen und sehr wohl gefühlt. Die Lage direkt am Park und nur wenige Minuten zu Fuß von der wunderschönen "Old Town" entfernt ist einfach nicht zu toppen! Toll, dass wir sogar Lebensmittel für ein gutes Frühstück gefunden haben-danke dafür!
Wir können diese Unterkunft also von ganzem Herzen weiterempfehlen - und einen Besuch von Edinburgh sowieso!

Sally's apartment was in a great location and we felt very safe. No noise from the neighbours and there was a lovely view of Arthur's Seat from the front of the apartment building. We felt very at home and the bed was very soft and comfortable. No problems at all checking in and contact throughout our stay was great. Sally wasn't there at the time but left us with some contacts- including a neighbour who gave us some alfoil to cook a haggis in!

I love experimenting with new soups - creating the perfect lentil soup is an ongoing project. My latest creation is a chilli noodle soup with cashews and crayfish tails. While making soup I like to watch Philosophy cartoons on YouTube (currently on Marx and Hegel) ;-)
I am addicted to good coffee and Radio 4. Other pastimes include watching the squirrels out of my kitchen window.
My apartment is like a Tardis - it feels bigger than it is - probably because the rooms are big with high ceilings.
