These Suites in South Beach are located in a condo / hotel. Some of the suites are owned by the hotel, and others are privately owned, including these suites. Compare pricing my Suites is the same as booking a STUDIO, DELUXE, OR BAY-VIEW ONE BEDROOM BALCONY SUITE. The only difference is by renting from me is you’ll pay a much lower room rate than if you were renting direct from the hotel. Daily housekeeping service is extra and you can contact me in advance to schedule according to your particular needs. All other hotel provisions, such as the pool and gym are available to you exactly as if you were renting the room directly from the Hotel. I request a minimum 3 night stay, but if it is a last minute booking for a short stay I will accept a negotiated rate if the suite is open. Please contact me with any questions.

SUITE RULES & AGREEMENT
The Owner and Tenant agree as follows: Above Tenant is at least twenty-five (25) years of age (an "adult") and will be an occupant of the owner/agent property during the entire reserved dates. In addition to Tenant, other authorized occupants may be family members or friends of Tenant. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. No key will be issued to anyone who is not an adult.

Due to busy season and need the to turn the room over for next arriving guests, Check out time must be on time as listed, unless agreed upon by the owner otherwise. Your room keys are deactivated by the hotel at 11 AM and will no longer work, please use caution to avoid locking yourself out.
You will obtain your keys at the front desk upon check-in, or per arrangement with owner/agent. Hotel procedures requires a chaperon upon arrival for security purposes. Arrangements must be made in advance on obtaining keys. Please leave keys on table upon departure.
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply soaps and shampoos are provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need. Do not use towels for removing makeup, often the stains will not come out and the towels must be replaced at a cost from your deposit. Please bring your personal removal needs for makeup.
There is no daily maid service. A cleaned room is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is also provided. There is an $85.00 one time cleaning fee. There is a mandatory mid term room cleaning and fee of $65.00 for guests staying longer than 7 evenings. Additional cleaning fees will be due in the event that cleaning involves the removal of excessive soil or sand. Room/suite service is available through myself and the owners per arrangement with up to a 48 hour notice. We can also provide room services if desired, and available at a lesser daily rate.
Please inquire with me if a laundry key is needed for your stay.
Do not leave trash in the halls by the doors, there is a rubbish chute located on the floor in the laundry room FDC room down the hall. The hotel will charge you incidental charges for trash recovery.
No barbecue grills of any kind are permitted on balconies or in the unit. No open flames i.e. Candle burning is not permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.
ABSOLUTELY NO PETS
are allowed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
Room cancellation by a guest may incur a withholding of your deposit put on the room. This is at the discretion of the owner to grant a refund otherwise per circumstance within the 30 day window. In the very rare event of the Owner/Agent having to cancel your reservation and booking, the Owner/Agent will not be held liable for any monetary loss due to unforeseen circumstances resulting of this cancellation. Your deposit or payment will be refunding in full with any Owner/Agent cancellation.
A damage or security deposit may be collected and included in your reservation cost. Price will range from 500 USD to 1000 USD. This fee will be help in escrow until room inspection after you check out. Your deposit will be returned to you within 3 to 10 business days unless in the unlikely event of damage or missing items on room inspection.
The owners are not responsible for the loss of personal belongings or valuables of the guest. It is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.
No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. Please note that you may want to bring a calling card for placing long distance phone calls, as these are restricted.
Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.
ENTRY BY OWNER
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of four people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
The owners of the suite do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. All of the condos are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
STORM POLICY/ROAD CONDITIONS
No refunds will be given for storms. We do not refund due to weather or road conditions. To protect against cancellations caused by unforeseeable events such as illness or bad weather, we recommend that guests purchase trip cancellation insurance from a private carrier.
POOL & PATIO
Tenant hereby acknowledges that the premises they have reserved may include a community pool and the undersigned agrees and acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool and patio areas.
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
Limited to one car. No boats, jet skis, trailers or RVs. Mondrian valet is $37 daily. Long term stay over 6 months Valet service fees may include a waiver.
HOME OWNER HOTEL POLICY CHANGES
Due to security measures, and wanting keeping the hotel up to it's luxury status, the owner of this suite and I are not to be held responsible or liable for any resident guest policy or rules that may change during your stay in our room. On occasion the rules are updated and we must conform and accept the new hotel guidelines.
This is a privately owned suite located in the hotel and it is managed by the owner and a management team that is not affiliated with the The Morgan Hotel Group. You are a guest in this private resident condo suite of the owner which is inside the hotel/condo complex.
We had a great stay in Joe's suite at the Mondrian. I'd stayed at the hotel a few years prior and Joe's suite was the exact same accommodations and hotel experience (awesome pool, etc.) for half the price of what the hotel stay costs. Location is perfect - off the main drag, down the block from Whole Foods and Starbucks. Also a short walk away is Yardbird, my new fave Miami restaurant.
Just had an amazing stay at Joe's condo, located in the Mondrian in Miami Beach. The condo is exactly as listed - we loved it so much that we actually stayed an additional night!
We were looking for a place for a quick girls getaway and this was perfect for that. We spent most our day at the pool and the staff there was just terrific, setting us up with pool chairs in the morning and holding for us while we went to brunch. You're treated just as hotel staff and the food and drinks were great.
Joe was very responsive and check-in and check-out was incredibly easy and straight forward. Looking forward to coming back down for another visit soon!
