A private, quiet, comfortable flat in the heart of up-and-coming Dogpatch--a funky, arty, real San Francisco neighborhood with a distinctively urban point of view. Easy access to all SF has to offer including great coffee and restaurants, without the hustle and bustle of downtown crowds and chaos.
Find respite from a urban life in this calm, comfortable, quiet flat, filled with original art and facing a lovely garden oasis.
The flat accommodates two adults, which is the booking limit.
We live on the premises, and are usually available to greet our guests, but also have a lock box for completely independent check in and check out.
The small terrace outside the flat is reserved for guests alone, and the rest of the garden is shared with us.

We are always available for questions-- but offer fully independent entry and privacy for our guests.
Dogpatch is a small historic neighborhood where Victorian cottages bump up against industrial brick warehouses, and a flourishing maker culture has been born. Almost every week a new cafe, bar or shop opens along 22nd St and 3rd, as the community is growing and thriving.
Dogpatch is in southeast San Fran, with easy access to downtown via the T-3rd tram, as well as the South Bay via CalTrain and nearby 280 freeway. Transport to downtown, Union Square, BART and the Ferry Plaza can be had via the tram. Mid-town, including the Mission, Filmore and Fisherman's Wharf, and points further west, are accessible via the 22, 10 & 48 buses. Biking is easy and almost completely flat along the water's edge all the way to the the Golden Gate Bridge.
Finding street parking is relatively easy during the day, and very easy nights and weekends.
From the Airport: We are 12 minutes by cab or Uber from SFO. Also consider an airporter/rideshare like supershuttle, for which reservations can be made ahead of arrival. BART from SFO to 16th and Mission Streets stop, then the 22 bus to our corner at 20th and 3rd st is the public transport option.
Other Things to Note
Parking: Street parking is free for four hours directly in front of our house. All-day street parking is available a block to the north. Finding parking is relatively easy during the day, and very easy nights and weekends.
Please note that there is no TV in the flat, but with your own computer, films and programming can be streamed through the wireless internet connection.
There is no smoking on the premises, including in the garden. We are sorry, but cannot accommodate pets.
Early check-in and late check-out are usually not a problem, but if we have a prior or subsequent booking, we usually have 4 pm check-in and 11 a.m. check out--please ask!
There is an honor bar in the flat that is fully stocked with liquor and wine. Please simply note what you've enjoyed and put cash in the box or add it to your tab.
Cozy king-size bed peeks into the garden; features pure cotton bedding, reading lights and small library.
The place was great. very hip, clean and just what we needed. Lots of amenities, including a coffee grinder which we thought we didn't have, and realized that we had forgot to grind our new bag of coffee. Sure enough, they had a grinder for us. Water was nice and hot. The garden patio was very sweet and relaxing. Dogpatch is coming up in the world. There are a few restaurants near by like JustForYou cafe, serving the best beignets we've ever tasted. Moshi Moshi Sushi is about 3 blocks away. Dogpatch is a home for budding businesses in the area, so it's a cool mix of people. A nice and quiet neighborhood. The 22 Muni line took us straight to the Mission for shopping and great food.
I live in the Dogpatch and booked Jared and Katherine's garden flat for my parents who were in town visiting. The flat was very clean and cozy and had everything they needed for their short stay. Best of all it's just around the corner from all the great restaurants at 22nd and 3rd. Wonderful accommodations and hosts!
After I let myself into the apartment using their directions, I got a chance to meet Jared and Katherine. They were helpful in finding me some late night grub down the street, which was much appreciated after a long journey. Potrero Hill is an area I had never explored prior to this trip and for some reason I thought the area was much rougher than it was. Instead it was a vibrant neighborhood with old Victorians lining the street and a range of dining options and a little shopping.
The flat itself was well appointed and very cozy. Tons of books available to read on the walls, good sunlight streaming through the windows the following morning and a quite comfy bed. Surprisingly spacious kitchen given the size of the overall apartment. I didn't have time to prepare a meal while there, but would have had no trouble doing so.
We would recommend staying here. It was perfect for our needs. The flat is clean and in a great location. It also has a very comfortable king-size bed. The kitchen is stocked with pots and pans and utensils so if you felt like cooking, you could.
Katherine and Jared are very responsive to questions and concerns.
We would definitely stay here again.
Second stay here and it was just as great as the first! The Doumanis were very welcoming. I had some custom requests and they went out of their way to accommodate. I love this place :)
