A Hikers Delight! Pitch your tent under majestic old-growth cottonwood trees on 6-acres of private property adjacent to the Verde River Greenway. Explore the lush riparian area nearby with its plethora of plant and animal life, or venture out into the pristine high-desert wilderness beyond. If you know how to campout and like to hike, this campsite is perfect for you!

The space
This listing is for a campsite only, along with shared use of a porta-a-potty and fresh well water from a hose next to it. There is no bed, no linens, no towels, no electricity or amenities of any kind, except a parking spot next to your campsite. If you are expecting more than this, you should look elsewhere.
This is undeveloped property by the Verde Greenway. There are hundreds of miles of state- and nationally- owned land across the river (Tuzigoot National Monument, Sycamore Canyon, Dead Horse State Park, Tavasci March, and more). As with any riparian area, wildlife abounds. Mammals, birds, reptiles, insects and fish of many kinds, some threatened or endangered, roam the property. Most of it can be wondrous to behold, such as beaver, deer and Blue Heron. But some of it can be annoying, such as mosquitos and skunks, and some can be downright dangerous such as cougars, and rattlesnakes. If you are not prepared to respectfully deal with any or all of it, then this isn’t the right place for you.
Beavers have made a very large dam on the river nearby, which has created an extremely lush riverbank, several tributaries ,and shallows full of cattails. All of which has made it impossible to directly access to the Riverbank from my property. Access to the river, and a means of crossing it, IS an easy 10-minute hike from your campsite. If you’re looking for river access that is closer, easier, and maintained, I suggest Dead Horse State Park in Cottonwood, where there is an established campground.
The property is centrally located between Cottonwood and Clarkdale. Old Town Cottonwood can be reached on foot in 20-25 minutes via an easy hiking trail. Likewise, Tavasic Marsh in the opposite direction. By vehicle, Cottonwood is 2 miles away, Clarkdale 3, Jerome 6, Camp Verde 17 and the I-17 freeway is 17, Sedona is 20, Prescott 30, Flagstaff 40 and Phoenix is 90 miles. All of these miles are paved, EXCEPT for the last ¼ mile, which is an unmarked dirt road that dead ends at my property. Although I do try to keep it clear, the dirt road does have some low hanging branches and encroaching mesquite bushes. If you’re concerned about getting some slight scratches on your vehicle, this might not be the place for.
I accept pets, including horses, but you must provide for ALL of their needs and clean up after them when you leave. There are three dogs that reside on the property. Two of them are very small dogs that tend keep to themselves, and one is a large Shepherd mix that is quite friendly toward people, and other dogs (so far), and does have the run of the place.

One of the best things about this place are the neighbors. Aside from the half a dozen human residentsthat live here, my neighbors are the wildlife and the spirits of those ancient Indians that roamed here.
