I live and work on-site and if you have an issue or you need something, I (or one of my employees) am always very close, 24/7. In fact, the odds are extremely good that I will take your initial call, make your reservation (I NEVER overbook), meet you at the unit when you arrive, call you approximately one hour after your arrival just to confirm that everything is in order, answer your call if you need anything during your stay and wave good-bye to you as you leave pleased with your stay!

We take great pride in our high percentage of be-backs (guests that have stayed with us before and have decided to return, sometimes 3 or 4 times a year).

We also specialize in special occasions; birthdays, family get-togethers, anniversaries and marriage proposals.

Our guests receive complementary access
to the Seven Coves Marina amenities which include lakeside swimming pool, lakeside tennis and basketball courts, covered lakeside playground for the little ones and boat ramp!

And boat, canoe, kayak and jet ski rentals are just a short drive away.

Interaction with Guests

I interact with our guests as much, or as little, as they would like and I'm happy to provide as much information about the local and surrounding area as our guests desire.
Furthermore, I live on-site, so if there are any issues, it's relatively easy to resolve them quickly.

The Neighborhood

We chose the Seven Coves area of Lake Conroe for two primary reasons. First, we just couldn't get very excited about being on the south side of the lake (the "popular" side). Down there, the lake is too far from the freeway, there's way too much traffic and very few locations have the expansive view that we enjoy so much.

More importantly, our property is unique on the lake in that it has a private balcony that actually hangs over the water. We instantly fell in love with this feature! Every one else has a strip of grass or a sidewalk between the unit and water. Not so at our place, if you drop something off the (URL HIDDEN) WILL make a splash!

When prospective customers ask me to confirm that the unit is actually on the lake, I enjoy reassuring them by saying, "It couldn't be any more on the lake, unless it was IN the lake". Invariably, when they arrive, they say something like, "Wow, you weren't kidding. We are definitely ON the lake!". It generally makes for some interesting conversation.

Furthermore, the location is close to perfect in many ways. Having a marina and boat ramp right next door on one side, and a resort next door on the other side makes enjoying the lake extremely convenient. We pay an annual fee to both entities so that our guests can take full advantage of their amenities and everything is within resonable walking distance (you can drive but you don't have to).

No matter what you do, the lake is always in the background...from the tennis and basketball courts, to the swimming pool and the playground...the view of the lake is always there!

Personally, I find it extremely relaxing. And, I know the majority of our guests do as well!

Getting Around

Private vehicle will be most convenient.

Other Things to Note

Your complementary Wi-Fi access code will be easily located in your unit.

The code for the laundry room is 425 then "enter" and open the door. Washers and dryers are $1.25 each.

If you need quarters, call me or visit unit 102 between 8am-5pm.

House Rules

Only one properly tagged vehicle per unit permitted to park in front of units. Additional vehicles must be parked in the elevated parking lot in front of units or brick overflow lots.

No smoking in units at any time. No exceptions. A $150 fee can be assessed. Smoking is permitted on the balcony.

No grilling or cooking of any kind on balconies. Grilling is allowed on the sidewalk in front of units. Please place grill above cement, not the grass.

Absolutely no pets allowed in units at any time, for any reason. A $200 fee can be assessed.

Absolutely no fireworks on property.

Treat others as you wish to be treated and respect your neighbors.

Upon checkout, please take trash to dumpster, place dishes in dishwasher and pile towels in bathroom. It is not necessary to make beds. Please call ((PHONE NUMBER HIDDEN) to inform of your departure and return key.

$50 charge for lost key. Units will be inventoried after departure and damaged/missing items will be charged at that time.

Fishing is allowed from the balcony. Please do not use condo towels to clean fish.

Please be advised that running the air conditioner with door open WILL lead to icing of refrigerant lines and lead to extended periods of discomfort which management will be powerless to alleviate. You will simply have to swelter until refrigerant lines melt.
