I am sorry if the above sounds harsh but this is the only way we can be absolutely clear on this point and help maintain the very high quality of this amazing apartment.
1. This is a wonderful location and the property, while small, is VERY practical. I never met Rowan, nor Peter, but through texting, phone, and email I had full confidence that they were accessible in the event of an emergency.
2. For my two young (8 and 11 yo) daughters, this was a perfect property. It had bunk beds and enough room to feel like a home.
3. The master bedroom was VERY cold and I learned that the heating system for the room was faulty. This turned out to be a relatively small concern since the weather was generally mild while we were in London. I have been assured that this will be fixed so it should not be a concern in the future.
4. The neighborhood was very quiet, especially compared with similar neighborhoods I have experienced in Washington D.C and NYC. We felt very safe, coming and going early and late. The Barons court tube stop is a 13 minute enjoyable walk. The Kensington Olympia stop is 3-4 minutes away but often times less convenient. The number 9 bus is a fantastic way to come back at night, leaving you 3 minutes away from the flat.
5. Amenities are spare: towels and hairdryer. No soap or sundries otherwise.
Apartment was clean and functional with some nice personal touches, beds were comfy and nice to have a washer/ drier. Location was good, but about a 10 minute walk from the main shopping area on Kensington High St. Only criticism is the street entry could have done with a little bit of a tidy up; the rubbish bins were overflowing upon our arrival and also rubbish bags on the stairs, not a great first impression.
We have been living in the flat for 3 days, at the end of November, and we totally recommend you this flat.
It is as charming as in the photos and perfect for 4 people (1 couple, 2 adults), with enough space for everyone and well furnished.
Besides, it is perfectly situated in London, we have just been to notting hill and other famous gastropub walking... And the neighbourhood is really pleasant.
You can also find some places around to buy necessary things for your stay / food & beverages...
We did not see Rowan or his friend, but fortunately the communication was easy on the phone. The only thing is that we did not expect to use that much the roaming ;(
We had a lovely stay at this apartment and would recommend it to anyone! It is a very comfortable flat in a great location. We were sad when it was time to leave!
The location is very nice and convenient to anyone who like to join the show in Olympia London. And the traffic system is very smoothy to use, no matter by overground, underground or bus.
The house has good maintenance and comfy to stay.
But emailing to host is not quite smoothy and make people nervous when keeping sending emails but no reply. Strongly suggest calling to the host directly when you decide to book or get any further infos.
It was our first experience with airbnb, and overall we are satisfied. Communication with the host was very slow in the beginning. Rowan didn’t react to emails and a text, but everything went swimmingly after we called him. We spent a pleasant five days at this flat. It is well situated in a quiet residential area with the Overground only a few steps away – which you can’t hear. Small shops and larger supermarkets are within walking distance, as is High Street Kensington. Check in worked fine, despite a delay on our side – we met Peter at the flat and he greeted us with a free bottle of wine – thank you! On check out we were allowed to leave our luggage in the flat for a few hours, which helped enormously.

About the Host, Rowan
(I'm the one with the moustache by the way)
I love finding hidden gems in London... last weekend we discovered the best falafel wrap from a little stall on Golborne road (close to Portobello Road).. Mouthwatering (and actually not at all un-healthy!).
Whether its an off the wall indie coffee shop with a magical secret blend or a new exhibition at one of the amazing museums, there is just so much going on here it makes it a truly exciting place to be.
We have been hosting holiday-makers from all over the world for more than 5 years now and pride ourselves on the qualty of our homes and of our service (always with a smile and we like to think we are as accommodating as humanly possible).
We live in the same area as all of our properties and are bringing up our 2 children here. We love what we do and the fact that it gives us more time together as a family is a huge bonus.
If I'm not in London, I'm probably in the heart of mid-Wales, getting some mud on my boots and enjoying the lack of traffic and parking meters :)
Looking forward to hearing from you.
