The Stables Holiday Cottage Melrose forms forming part of a luxurious new barn conversion just three miles from the pretty Borders town of Melrose in the Scottish Borders with spectacular views towards the Eildon Hills and countryside beyond.

Sympathetically renovated to create stunning light-filled living spaces which compliment their rural settings.

The Stables Holiday Cottage Melrose is a perfect mix of original and contemporary features teamed with luxurious furnishings, stylish fixtures and underfloor heating. The light filled open plan living area has superb views of the Eildon Hills and opens out onto a south-facing decked area from which to relax and enjoy a glass of wine! The two bedrooms are beautifully appointed with comfortable beds and luxurious linens with one bedroom en-suite and the other enjoying its own separate luxurious bathroom.

The space
The property sits on one floor and comprises:-

A utility room which is accessed from the main door of the property and includes a sink, storage area, and washing machine with dryer.

Open plan sitting room/dining kitchen. The sitting room area features elegant furnishings from Michael Vee Interiors including a sofa (please note the sofa in the photos has since been replaced with a darker coloured 3 seater), large wing armchair and leather chair with footstool. Technology includes a wall mounted flatscreen TV with Freeview and DVD players. Books, board games and a selection of DVDs are provided.

The kitchen is fully equipped with electric cooker, ceramic hob, large fridge/freezer, integrated dishwasher and microwave. Dining space with seating for four.

Bedroom one has a superking bed, with side tables, console, and fitted wardrobe with shelving and hanging space.

Family Bathroom with separate shower unit (rainforest head), large bath, basin, heated towel rail and WC.

Bedroom two features zip and link beds which can be set up as a superking or twin as preferred - please let us know at time of booking how you would prefer this room to be made up. Side tables, console, and storage cupboard with hanging space. En suite with large walk in shower, heated towel rail, basin and WC.

Bioethanol fire with living flame - Guests will receive 4 bottles of fuel for a week-long stay and 3 for anything shorter. Should guests require any further fuel during their stay a nominal charge will apply. Heating throughout the property, with underfloor heating in all the main living areas.

Wifi is available. There is good mobile coverage on most networks.

Bike/outside store
There is an outside store for the secure storage of outdoor kit such as bikes, fishing gear and golf clubs.

Garden and grounds
There is a small lawned garden to the front of the house which can be accessed through large bi-folding doors from the living space. This area includes a raised decked patio with garden furniture and seating for four. The garden is enclosed for the safety of children and dogs.

Should you require to hire a BBQ for £20 during your stay, please let us know prior to arrival. Please note that charcoal is not provided and we do ask that you return the BBQ to us clean.

There is private parking for two cars.

Guest amenities
The beds are made up with high quality Egyptian Cotton bed linen, and a hairdryer is supplied in each bedroom. Luxurious bath sheets and hand towels are provided for guests along with hand soaps and toiletries. Suction mounted handles for use in baths and showers are available on request.

Babies and children
A travel cot and high chair are available on request.

Welcome pack
A small welcome pack is provided.

Eating Out
The village of Gattonside is a ten minute walk away and there are two restaurants there – Seasons and the Hoebridge. Melrose is about a 25 minute walk with various cafes, bars and restaurants.

Two well-behaved dogs are welcome at the property at a charge of £20 per dog, but they must be kept to the uncarpeted areas of the property and are not permitted in the bedrooms. It is essential that owners clean-up after their pets and respect the access requirements of the estate. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields. Please advise at the time of booking if you will be bringing your dogs.

Guest privacy
The Stables is a semi-detached property and sits within a small, peaceful development of three other converted properties. The decking area and garden ground looks onto the access of the adjoining Smiddy and Granary. If you have any concerns, please call us to discuss. There are open fields to the front and rear of the development.

You are located in the heart of the Scottish Borders countryside with the most stunning views towards the Eildons. There are four holiday cottages in total and multiple bookings are certainly very welcome.
