This unique. private, two level, one bedroom apartment is a converted historic carriage house near the heart of historic LeDroit Park
There is a small balcony overlooking a beautiful patio, which is accessible through the rear of the unit and great for breakfast or lounging around.
On the first floor is a dining area and kitchen that includes all the plates and utensils you might need. The range and kitchen work great if you are staying longer and want to cook.
The WiFi has a strong connection throughout the apartment. On the second floor, a 32" flat screen TV has a DirecTV connection. The full size bed has a very comfortable mattress and plenty of bedding.
Other features are bamboo flooring, part of an incipient bamboo theme that includes a bamboo desk and curtains. A beautiful clawfoot tub is a signature feature of the bathroom. Remote control blinds ensure privacy at night.
Conveniently located in the Lower U Street area, it is two and a half blocks away from the incredible Howard Theatre, four blocks away from the Shaw/Howard University Metro station, and a five - ten minute walk to the 9:30 Club and other nightlife in the heart of U Street.
I can help you with a parking pass that will allow you to leave your vehicle anywhere in the parking zone (this is how I park). Off street parking can be arranged at an additional cost. Happy to giver recommendations on restaurants and nightlife suitable to all budgets.
Comfortably accommodates 2 people on the full size bed. The couch on the lower level also pulls out to a full size bed. More are welcome if they're willing to use a couch or an inflatable bed.

Ethan's carriage house is a great place to stay in DC. It's spacious, easily accessible and has everything you would need for a weekend in DC. The kitchen is well equipped and the upstairs is very comfortable. Ethan was very accommodating, responsive and a great host overall. We would definitely stay here again if we are seeking a place to stay in DC.
Had a great stay at Ethan's! Everything was as pictured and more. Ethan had great communication and was very helpful in dealing with a check-out dilemma I faced with missing a flight. Would stay again without question!
Great location, very convenient!
The carriage is fully equipped and the host is very nice.

Ethan's place was just as described. It wasn't too far from the U Street area, though for those who don't like to walk might consider it to be a bit of a walk. My guy and I didn't stay in for long periods of time, but it was nice that the AC cooled the place off quickly and little things like having an iron and a coffeepot were really helpful. Also, for those into sports, my guy was absolutely delighted to find out that we had Fox Soccer on TV. Everything was clean and comfortable. Ethan, as a host, was great even though I didn't get to meet him. But we were in touch regularly over my stay since we had to check in late and check out early. He was easy to reach and got back to me promptly each time.
Two floor carriage house. Why don't we call it what it is, a two floor apartment in a garage. The entrance is down a dirty smelly ally. You enter the building only to smell gasoline, that's because they store motor scooters in the same building. The owner states it sleeps four but when I asked for an extra key, he made an issue of it and never provided me with one. The air conditioning unit broke down often and if you have ever been in DC in June and July you know how bad that! The owner states that he is often away on business and has no management company to handle any problems that did arise. I travel on business weekly and I must say it was the most disappointing place I rented over the past year. Please note that the medical center is a few blocks away so the police and ambulance sirens that are heard throughout the evening are increased with activity throughout the weekend. If you are planning a lengthy stay please know that the closest supermarket is a 15-minute drive.
In ending all I can say is
I hoped that the prevarications of Thomas (aka Tom P) would end when his group vacated my residence. The lies started when he made the booking for one person but arrived and used the apartment as a crash pad for himself, his daughter, and other associates, all without any request for permission.
His daughter, Eliza (aka Birdie) was too incapable of maintaining the apartment in his absence. The kitchen and much of the apartment was kept in filth. Her other porcine habits included leaving contraceptives around the residence and using my couches to host at least one intoxicated guest.
Significant property damage was left in the apartment thanks to their misuse and I took the unprecedented step of claiming the entirety of their security deposit. Unfortunately, this does not cover the extent of the required repairs.
I am inclined to ignore his review because even responding to these fabrications risks giving them more validity. I am surprised that AirBnB would allow him to leave feedback considering his mendacity. The other reviews, offered by honest and trustworthy guests, should speak for themselves.
Guests who are transparent about the size of their group are welcome to extra keys for the number of individuals in their party.
The apartment is well located with a walking score of 89 and a market less than a half a block away.
I have at least one person to manage the property at all times. Because of Tom, he was forced to visit with the sole purpose of confirming that there was no smell in the unit.
Tom is correct that the A/C did have an issue but the space was consistently cooled and the thermostat was fixed as soon as the matter was brought to my attention.
The unit is the set back from the main street, quiet, and accessed through a safe and clean side street.
Ethan's place was great! It was perfect for my family to relax in over my graduation weekend. Ethan was accommodating, reachable, and very helpful to any questions that we had. The place is really great, the ideal size for four people to comfortably sleep, and had everything we needed to make our stay wonderful. I would definitely stay here again!
Had a great experience at Ethan's place. The apartment is spacious and comfortable, the amenities are great, and everything in D.C. is really close at hand. Encountered a special situation where I needed to receive mail, and he accommodated without hesitation. Highly recommended.
We were a group of 4 staying in the Carriage house for 4 nights. With the pull out couch on the lower level and the couch and bed on the upper level, it is cozy but definitely doable for 4 people.
Ethan was a great host and was flexible with check in and check out times. Also, the restaurant suggestions were amazing!
