LESSEE hereby agrees:In addition to the rental fee, LESSEE shall provide a security deposit of $200CAD to cover any damage to the PROPERTY while under the care of LESSEE. Security deposit shall be in cash and due immediately upon arrival at the property. Security deposit shall be returned to LESSEE on the day of departure unless damage has been done.
In the event of damage over and above the security deposit, LESSEE hereby agrees to fully refund LESSOR for the fair value of said damage prior to leaving the PROPERTY and LESSEE hereby also agrees that the matter be referred to the Quebec jurisdiction, in the city of Montreal, in case of (email hidden)ntal for 31 days and above only
That he or she will not allow overnight access to the PROPERTY except to those guests registered in this contract. LESSOR will have to give specific authorization for any additional guest to be added to this lease;
That he or she will not sublet the PROPERTY;
That he or she will act and force those under his or her care to act quietly and peacefully;
That he or she will ensure, without limitation, his or her own valuables against risks such as theft, fire and damages caused by water and lightning. He/she shall also carry adequate insurance to cover damage(s) he/she might cause to PROPERTY.
That renting the PROPERTY is at his or her own risk and that LESSOR cannot be liable in any way for any type of harm incurred during his or her stay to him or herself or those under his or her care except for bodily damages clearly caused by negligence of the part of LESSOR;
In the event LESSEE or LESSOR cancels the RENTAL CONTRACT, the liability of the party who cancels cannot be more than the amount of the deposit.
That he or she shall leave the PROPERTY as clean as he/she found it. In case PROPERTY is left unclean for the final inspection, a cleaning charge will apply.
To refrain from smoking as PROPERTY is a smoke-free environment. Smoking on the premises will result in forfeiture of the security deposit.
It is forbidden to hold a gathering or parties with more people that the ones registered, unless a formal approval of the owner, if not respected, a charge of 30$ per person per night will apply.General Conditions:
