I usually respond within an hour or so unless it's night time here in Los Angeles (Rome time - 9 hrs).
Walking distance to Circo Massimo, Bocca della verità, Campo de Fiori and the club district, Testaccio is the beating heart of the city. This is the best neighborhood for restaurants and bars in Rome, and it's very well-connected, with plenty of buses and the metro easily connecting it to the rest of the city.
Testaccio is definitely the perfect place to make your base in Rome!

Other Things to Note
The apartment overlooks the Porticus Aemilia Monumental Gardens that opened to the public in May 2015.
☆ ENJOY THE A/C! BUT, it's an old Italian house, the electrical supply is not consistent. The A/C at full speed WILL shut off power. The main is located in the cellar, so it's a bit of a pain. Keeping it at 24-26 °C is recommended and it will cool the place down even in the hottest day. Please close the windows and turn it off when you go out. Also, the tank on the balcony gets full, please empty it.
☆ The wood floor and the marble in the kitchen ask for a little respect but I'm sure you know that.
☆ Be nice and quiet to neighbors especially at night time!
☆ Please remember to close the elevator's internal doors or it'll get stuck at the floor. Older people live in the building and they need the elevator.
Giorgio's apartment was fantastic! It is just like the photos and we felt right at home. Testaccio is a great, pretty quiet neighborhood full of locals that is away from the tourist craziness but still close enough to major sites. We would definitely stay here again!
The apartment was attractive, clean and in a great location. It was really nice to be close to all the main sites, but not in a tourist trap. We when we'd been out all day sight seeing it was a relaxing area and apartment to come back to. Giorgio's tips on local places to eat and drink were also a bonus and we made sure we tried a few of the places - all good! Unfortunately we just didn't get to stay for long enough! Our flight was canceled and so we arrived a day and a half late. However Giorgio was very accommodating in rearranging for the maid to give us the keys to the apartment, particularly as our rearranged flight got in late. All in all I would highly recommend staying here.
We really enjoyed our stay at Giorgio's place. The flat was very comfortable and well equipped for our needs. It was easy to find and check-in with the maid was very straightforward. We really enjoyed staying in Testaccio, was a relaxing place to return in the evening away from the crowds. Giorgio's map with suggestions of where to eat in the area was very useful, in particular we enjoyed our meal at Tutti Frutti. Was easy enough to get the bus into more central areas, but also wasn't too far to walk. Would definitely recommend staying here.
Giorgio's Testaccio apartment was indeed cosy, clean, and comfy, with a number of welcome amenities, like decent kitchen knives, plenty of good towels, terry cloth robes for two guests, WiFi, and good lighting for people who read a lot. The apartment's location was ideal for me and my husband, as we love the neighborhood and have been visiting friends there for years. From Via Amerigo Vespucci you can easily arrive at and depart from the Ostiense train station, which is particularly convenient because the new, competitively priced train company, Italo, uses this station as one of its stops, and the airport train also stops there. From Ostiense, you can walk to Giorgio's apartment or take a very short cab ride.
Within a block and a-half there is a small supermarket, a very good bar (Alinari) with excellent pastries and gelato, a post office, a bread bakery (Passi), and a bunch of other small shops. The real treasure is the Testaccio Market, where you can buy beautiful fruits and vegetables, bread, etc., and even have lunch and taste wine. The neighborhood also boasts several very good restaurants, including Molì on Via Rubattino and Felice on Via Mastro Giorgio. If you speak Italian, there are also good cinema options nearby. Within walking distance are a branch of the MACRO (Museum of Contemporary Art Roma), which occupies the grounds of the historic stockyards and slaughterhouse that are the explanation for several neighborhood specialty dishes made from the humblest cuts of meat (which is what the workers took home to their families).
Giorgio's place is two rooms plus bathroom. The living/eating/kitchen space is pleasant and includes some personal touches (books, photos, movie posters) that we appreciated more than the often generic or thrown-together spaces we have rented in the past. There are sufficient dishes and cookware for anyone with a bit of kitchen know-how. The bathroom works well, with good water pressure, and the bedroom is sunny with a view that looks out over a recently excavated bit of ruin. The washing machine works well. The living area looks onto a quiet, three-sided courtyard that is filled with birds and song.
This is not a fancy apartment and Testaccio is not an upscale neighborhood. It is a real place, with long-time local residents. If you are looking for modest but pleasant accommodations and a genuine Roman locale, it is ideal for one or two people for a short to medium-length stay.
Giorgio himself is very responsive, upbeat, and personable and is easy to reach by phone or text. His English is excellent. His house cleaner is also a gem! We certainly recommend this place and were happy to stay there.

Questa è stata la seconda volta per lui e sua moglie nella quale hanno deciso di pernottare nello stesso luogo! L'appartamento di Giorgio è veramente molto carino. Il nostro ospite ha trascorso un ottimo soggiorno romano, anche grazie alla posizione della casa, comoda, centrale e vicinissima alla nostra Fondazione. Hemos pasado unos dias en el apartamento de Giorgio.El apartamento es confortable, amplio y la cocina esta bien equipada. Se hecha de menos la television ( en las fotos en la aplicacion aparece pero luego no esta ). El wifi funciona perfectamente. La calefaccion a nosotros nos parecio insuficiente, incluso al maximo el apartamento resulta frio sobretodo por la epoca que fuimos (diciembre). Al llegar, la persona responsable no era quien nos dijo Giorgio y no tuvimos indicacion ninguna, aunque Giorgio responde rapido a cualquier problema. Se agradaceria una guia de indicaciones sobre supermercados, restaurantes etc... La estacion de tren de Roma Ostiense esta a unos 20 minutos andando del apartamento y el Colosseo esta a unos 40 minutos dando un paseo.
