The Space

This apartment which can accommodate up 4 people is situated in the heart of Rome's historical center.
Located in one of the most characteristic district, this apartment is close to all major tourist attractions 30 seconds from Campo de' Fiori's square by foot, 5 minutes from Piazza Navona and Pantheon by foot, 10 minutes from the Coliseum and S. Peter's church by bus.

The "Cappellari 4" is located on the 4th floor of an ancient building (without elevator).

The living room/kitchen is equipped with a double sofa bed, dining table, TV and free Wifi, the kitchen is equipped with everything the guest can need to prepare the breakfast or the meal (fridge, microwave..)

The bedroom has one double bed, a wardrobe, TV, and is equipped with air conditioning.

The separated bathroom include a shower and clean towels provided for your stay.

This apartment recently renovated, situated in the charming and central district of "campo de' fiori" is ideal for a couple !

Note that the apartment is separated in 2 parts with the stairs in the middle, the guests would have too keys : one key for the Bedrooom/bathroom and another key for the living room-kitchen.

Here are some rules of the house that we want to communicate to all our guests:

Check-in / arrival / departure .

We ask the courtesy to inform us in advance about your arrival time so we can organize in the best way your check-in.

Check-in :
Please : We need to know your arrival time in our apartments so you can arrange your check -in and your welcome.
Please send an email to our email address provided to you on confirmation of booking with at least 3/5 days prior to your arrival or please use the " form / ciat of Airbnb" to tell these or other you wish to receive.

The day of your arrival, please call the phone number
( you will find in the booking confirmation )
for example when you are at the airport (FCO or CIA) or when you for example to (Stazione Termini) ,
Thanks to this communication our staff at check-in will be able to reach the apartment on time and at the same time for check -in .

Please note that check-in is possible from 15:00 until 20:00 .

- Check in is free if you reach the apartment between the hours of 15:00 and 20:30.
Late check (check- in):

Please always make sure , a few hours before your arrival to the apartment , call one of the numbers listed on the booking confirmation ( also and especially for all your last minute notice , for example if your arrival time is different from the previously agreed ) ;

The person we charge for check -in
will not travel to ' flat if it is not managed previously to make an appointment about your estimated time of arrival;
so please do not assume to find someone at the apartment without having notified or agreed upon your arrival time , because you risk to wait.

Please always make sure to call and to be punctual ,
after the agreed date!

Any later than the arrival of previously agreed between the parties or a failure to notice the communication from the client ,
does not guarantee the presence of our representative for check -in ;
In this case, there will be the need to establish a new telephone appointment to the availability of the person responsible to us for your check-in.

Check-out :
The check-out is fixed at 11:00.
If you need to check out later , please arrange this with us before or during your reservation.

The person we charge for check -in show from some of our guests to the apartment and explain how it all works.
Do not hesitate to ask him / her if in doubt or if you wish to receive information you need.

No reduction in the number of nights already booked, and are not allowed discounts or refunds in the event you decide to leave the apartment before the date of your check-out ;
It will be possible to add more nights than the days of your reservation just in case the apartment always remains free and this must be agreed in advance, before or during booking or at check -in .
Changing the number of people must be , kindly , always by you given at least one week before your arrival .
We will not accept people in more ' than those reported on the reservation , or an extra charge will be applied and specified by us when you check -in to be paid in cash.

If your booking will be canceled by third parties, we
or canceled due to force majeure,
we will strive to do everything in our power to sit in another apartment similar or better in the same area or district of your choice.
If we can not find something that suits your needs
you will be refunded in full.

Included in price:
Unless otherwise specified in the description of the ' flat
or specified during the booking process the rental fee includes the main services: beds and mattresses , wardrobe, desk , table, chairs , and services such as heating and hot water, internet and air conditioning , we invite you to check always the description of the apartment and the services offered before proceeding with your booking.

Apartment rates are always indicated in Euros .
The payments, unless stated otherwise at the time of booking are accepted only in Euro .


- Please make sure to :
turn off the gas , turn off the air conditioning and all the lights when you do not you need it or when you leave the apartment.
- Respect our neighbors :
please do not make any noise during the night
( After midnight ), or during the hours of 14:30 to 17:00 ( siesta time ) .
Please : Do not have permissions party or private party , especially in the middle of the night .
- Inside the apartment smoking is not allowed ! .
- Do not accept people in more than sleep inside the apartment except those indicated on the reservation.
- If you lose your house keys you will be asked or charged
€ 70 as a contribution to change the lock.
- We will require proof of identification ( ID card, passport, driving license ) upon arrival .
- Pets are not allowed.

House Rules

We thank in advance all those who choose to be our guest and we hope will be fulfilled and they are good and at ease during their stay in Rome.
Here are some rules of the house that we want to communicate:

Check-In / Arrival/ Check-Out.

Check-in Time:
We need to know your arrival time in our apartment in order to arrange your check-in.
Please always make sure to call the number(s) or send a mail provided in the booking confirmation.
We inform you that the check-in times are from 2 p.m. until 8 p.m Check-in is free if it takes place between 2 pm(noon) and 8.30 pm.
Late check-in after 9:00 pm are charged an extra fee of 30 euro.
Should you require to check-in later than midnight, please inquire with us or the owner of the apartment if it can be accommodated and at what cost

Please always make sure to call the number(s) provided in the booking confirmation for any last minute communication regarding your arrival (your arrival is delayed, etc…); at luggage claim at the airport or one hour before the estimated arrival at the apartment if you're travelling by car or train, always call the key holder/owner number you've been provided in the booking confirmation. Please note that the key holder will not go to the apartment unless you set an appointment with her/him, don't assume to find anybody at the apartment or you may end up waiting. Please always ensure to call and to be punctual after you set the appointment! Any delay may result in a failure to meet the key holder, the need to set a new appointment at the agent's next available time
Check-out time is 11:00 am or earlier. If you need to check-out later, please enquire with us before placing the booking. You will be provided with a 'Check-Out List' of things to do when leaving the apartment.

Damage Deposit :
The damage deposit is included in the rental fee you see posted when booking.

Key Holder's Duty:
The key holder should show you the apartment and explain how everything works. Please feel free to question him/her if you feel he/she is being unclear. Any fees that have been included in your rental payment do not cover the porterage of baggage, cloak rooms, or other additional service, such as walks to ATMs, etc. If the key holder provides any additional services beyond showing and explaining the apartment features, a separate gratuity directly to the person performing the service would be appreciated.

Reductions of the number of nights are not allowed.You will be free to add nights only if the apartment is available.
Change in the number of People in your booking have to be communicated at least one week prior to arrival. Please beware that the price of the entire rental is fixed on the max number of people you reach in any given period of your stay.
Comparable Premises and Force Majeure: If your booking gets cancelled by third party or force majeure we will do all in our power to move you to comparable or better premises. If we fail to find something suitable you'll be refunded in full. If we do find an acceptable alternative apartment for you, your down payment will be used to pay for the alternative apartment and will not be refunded.

Unless otherwise noted in the apartment description or specified during the booking process, rental fees will include main amenities (ie: beds and mattresses, wardrobe, desk, table, chairs, etc) and services (such as heating and hot water, internet and air conditioned;always look for inclusion in the apartment description if you need them.
Each apartment description lists which amenities are included with the apartment. Please check for precise inclusions before booking.

Rate Information
Apartment rates are always quoted in EURO (all other currencies at the current rate of exchange). Payments, unless otherwise stated during the booking process, are only accepted in EURO.

Please Note:

On request guests can also accompany the service car (pick up Fiumicino Fiumicino airport check in at €. 50, max two people and luggage.
