You are responsible for knowing the house rules listed. Finalization of booking assumes acceptance of terms. Fines apply to broken policies.

PLEASE NOTE: If you are booking for only 2 guests but using 2 separate beds, there is an additional $35 charge for the cleaner to prepare the 2nd bed for you.

COVID-19:
Please note all CDC recommended guidelines are being followed to sanitize the entire home, all surfaces, knobs, switches and linens between guests, this may reduce early check-in availability. A professional cleaning company is managing this property.

In light of COVID, I have removed the carpet in the home from everywhere other than the bedroom and refinished the hardwood floors for easier sanitation purposes.

National Historic Register: year 1839.

BEDS:

FLOOR MATTRESSES:
For additional charge there are memory foam mattresses available to be set up with linens (SIZES: 1 Full & 1 Twin)

PARKING
One parking pass included (2-hour street parking available without parking pass). If parking pass is not left in home at check-out there is a $300+ FINE to the guest (The city does not issue replacement passes).

PETS/ANIMALS:
No animals OF ANY SORT allowed into the home at any time. $600+ Fine.

TELEVISION*
Living Room: 65” 4K Smart TV
Bedroom: 42” Smart Roku TV

*All TV’s have Netflix included. NO Cable

CONSUMABLE AMENITIES:
If your stay is discounted below $100/night, amenities may be limited or not provided (coffee, creamer, toiletries, etc).

EARLY ENTRY:
Minimum of $15 for every hour early & must confirm with host for availability.
(Free Alternative: You may also let the host know you are interested in early entry, but it is not necessary. This is free of charge but not guaranteed).

LATE CHECK OUT: Only available if approved by host (this is based off of next guest possible check-in at 3pm and the cleaners schedule). Possible fees apply.

If UNAPPROVED by host: A minimum of a $10+ charge for every 15 minutes past check-out time will be charged to your account. This is because the cleaners base their entire days cleaning schedule around check-out times and arrive on site by 11:05am. Pushing their entry time back unexpectedly can keep them from meeting their other cleaning deadlines on time and jeopardize their jobs. I also must compensate them for this time.
An unapproved check-out later than 12:00pm results in being billed for an additional day + an additional cleaning fee.

Guest access
You will be the only guests in the home.

Exterior of home is monitored continuously with security cameras.

Other things to note
You are in the center of the Art’s District! Jackson Ward is a Historic District and is welcome to all sorts of foot traffic and residents. Everybody is welcome!

Additionally, FIRST FRIDAY’S ART WALK is the first Friday of every month. Between 6pm and 10pm all of the local art galleries open up and people commute into the area to walk around and experience the evening! Don’t miss out! (And don’t forget parking will be a little more difficult around this time - if arriving between those hours plan to park about 4 blocks away). ENJOY!

Thermostat adjustable between 65 and 72 degrees fahrenheit.

Please inquire with host about long term (20+ days) stay policies.

I spend too much time: Working
I rented this home for 9 years before being able to purchase it, renovated for a few years, and then unfortunately had to move out to take care of family. Hosting Airbnb helps me cover the mortgage and contribute towards medical bills. I care very deeply for the space and have put lots of thought and love into it. I hope you feel peace and ease throughout it during your stay and have a lovely time in RVA :D
