The Ocean and sunset, which are best seen from the large lanai with lounge chairs and a dining table and 4 chairs.
You have a comfortable King Bed and plenty of extra linens. with 100 channel cable TV and music to enjoy.
There are resort maintained BBQ huts or you full Size Kitchen with all of the utensils, pots and pans, and dinner wear you might need.
The resort is 7 acres big. Yet as importantly;
Most other resorts in Kona fill the land around their units with parking lots.
Royal Sea Cliff has their gated and secure garage parking in the building (and plenty of parking) so the space is open for tropical gardens.
The open to the sky atrium runs all the way down to the Ocean. It has a stream, waterfalls, and is full of tropical plants. You can stroll the pathways pause at the vistas on the overlooks or sit on the lounge furniture at the end of each wing.
There is a game room, Ping-Pong table, well maintained Tennis count, and two large Swimming pools, one salt water and one fresh water. They are surrounded with large open decks and BBQ, and hot tub. With plenty of seating under cover and around the pools. there are also Cabana's with shower rooms. The large "Olympic-size" pool hosts 4 guest welcome for free events each week.
Expedia the travel giant maintains a fully staffed front desk and morning continental breakfast events with local speakers, to find Island-wide excursions HINT: some discount tickets and specials are available on the internet.

There are tour buses that do day-long tours around the island.
There is a public bus to the other side of the island.
Yet the Town Trolley is fun and cheap.
It stops regularly at Royal Sea Cliff Resort.
Hint do it the first time you are there and see an overview of the wider Kona area.

Thomas is an expectational host and communicator, he offered his phone and email, and answered all questions very quickly. He even talked to us a day before to make sure we knew about a tropical storm possibly impacting our travels ( luckily it didn't). Check-in was a breeze and Thomas provided very detailed instructions and directions. The condo is conveniently located a mile south of the tourist end of Kona and a great jumping off point to all the islands wonders. The resort is right off the main road and has a parking garage with key card access ( all explained in the check-in email), and all the amenities described in the listing. Another bonus is most other places in this area will charge an additional Hawaii tourism tax of around 13%, Thomas does not.
The Condo itself is very spacious for 2 people, with a king sized bed, and a lot of extras. Thomas also provides beach chairs, a cooler, mats, and even a boogie board for a day out at the beach. Another bonus is the AC, it really came in handy after a hot day out on the island.
A few negatives - The bed is a bit on the hard side but this is more of a a preference. Since the unit is located at the back of the resort, the Leni (porch) overlooks the neighboring hotel's parking lot to the right ( including the raised tennis courts and a couple of port-a-potties) and a surface level parking lot belonging to the resort, and there was a constant compressor noise outside ( faint but noticeable). The good thing is, compared to the other units on this side of the building overlooking the lots, is when sitting at the table, most of the lots are obscured by the landscaping. Another bummer is one of the smoking areas for the resort is located about 5o yards away at the end of the second parking lot. We did get whiffs of cigarette smoke from time to time while on the Leni but it wasn't a big issue. The 20 walk into town is a bit harrowing as well (especially when dark and raining), it is along a very busy road without a sidewalk or a big shoulder. Once off the main road it was a nice walk.
One thing to check when you arrive is if all the breakers are on. We weren't getting hot water and didn't notice the breakers until we needed to cook and the stove was off. Once we flipped the breakers we started getting hot water.
This unit is a fantastic choice for the location and price compared to the other places we looked at in the area and we would definitely pick one of Thomas's properties again.
Thomas was very responsive to our inquiries and feedback. First the pros - The location is great if you want to be central to the west side of the island; we didn't realize we were a 40 min drive to any sandy/easily accessible swimming beaches but it was a nice drive. Nice complex and pools with beach views. The lanai on this unit is awesome, big outdoor table and you can see the ocean.
All that being said we did have some issues with the place and wish our stay had been a bit more smooth. Upon arrival the place had a very foul smell like wet carpet/moisture - owner thought it was due to the recent giant rainstorm or AC (he was very responsive to our concerns); turns out it was indeed from the AC and the smell goes away as long as you don't turn on the fan/ac in the unit, wasn't too hot in March so not a huge issue. Overall the unit wasn't quite as nice as we hoped/expected from the photos. There was no toilet paper in the unit which was annoying and the kitchen knives have rust on them. Also the hot water isn't very hot in the shower, it's lukewarm.
Overall an easy, central and affordable little unit that worked just fine for my husband and I to have as 'home' for 10 days while we explored the island.
After a hiccup when we arrived (we didn't know the location of our room!) our stay in one of Thomas's units was lovely. We didn't end up staying in the suite as listed, but the one we ended up in, #404, was just as nice.
Thomas was very prompt when I contacted him for the unit location and details. He also provided all the information we needed — housekeeping matters, sightseeing and activities information — to make our week in Hawaii memorable.
The washer/dryer was a godsend as we had been traveling the week before we arrived in Hawaii. The king-sized bed was spacious and mattress, comfortable. The full kitchen with dishware, pots, pans, utensils, cutlery and cleaning and food saving supplies made for cooking meals and eating in easy.
There were also plenty of extra linens and towels if need be. The unit has air conditioning, but using the fan was sufficient for us. Most importantly (for me anyway and I'm sure other non-US residents) there was free WiFi access I'm the unit and around the complex.
The view was great as we got a slice of the ocean from the lanai, but what was really cool was being able to listen to the waves crashing onto the shore at night.
The location was less than a 5-minute drive to the main drag of Alii Drive, the main strip of Kailua-Kona. If you really want to walk to the main drag, that is possible too, but would take at least 20 minutes.
We'll definitely be contacting Thomas again for accommodations when we return to the Big Island. One week is not enough to experience this massive island!
The host got back to me by phone and made sure that I knew I could reach him if there were any issues. We liked the area--close to town but away from the noise. The apartment was clean and well stocked with dishes and cooking utensils. I thought that the listing said one bedroom (I could be wrong), but it was a studio. We were hoping for a bit more room. Not on the water, but a view over trees from the balcony.
Coming from SA we were a little nervous using an Internet site. However, everything was brilliant! The apartment was exactly how Thomas described it, and was exactly what we wanted. Everything worked perfectly. I would highly recommend staying here!

After college at Pennsylvania State University, I started from scratch, a successful outdoor store called Outdoor Experience. Ironically, except for leading trips and teaching windsurfing, it kept me away from the outdoors. I sold it and moved to the San Francisco Bay area. I invested in homes in San Francisco, Ca. and Park City, Utah. Loving the outdoors and nature naturally drew me to Hawaii. It's so special, no where else on earth combines Fun, Excitement, and Beauty with a perfect year-round Climate.
I searched the Kona Coast with the best agents in Kona. Royal Sea Cliff Resort, has the best of all worlds. Beautiful maintained and superbly designed and on best part of the Ocean and Coast. It is the closest Resort to Kona, and it is the #1 rated Resort in Kona.
This Architecture is the best of the modern styles. It works so well with the Land and the Ocean, and the ancient Lava Flow Bluff. Though the buildings look imposing, they are not over 25' tall at any one place. One special feature is having most of the parking in the building, out of the Sun, raising my studio for a better view, and freeing the grounds for tropical Gardens. Only a few Studios were built, and are special since they are always at the end of the wings, surrounded on three sides with lush tropical vegetation. Very private and very peaceful.
