The space

This house is a perfect getaway for family and friends looking to relax, make memories and enjoy all that Tahoe has to offer. The house is perfect for large gatherings and sleeps 8 - 13 comfortably.

Located in a great Tahoe City neighborhood, this house has a beautiful and relaxing setting with forest views and a peek of the glimmering lake. There is one large sunny deck located on a greenbelt. There are 9 acres of open land behind the house perfect for exploring and taking in nature. This house is not your traditional darker Tahoe Cabin, but is just the opposite. During the winter and summer the house is full of sunlight and is decorated with modern textiles and furniture.


The home features a large fully equipped kitchen with Viking 6 range stove, Kitchen Aid Mixer and Keruig coffee maker, dining area (seats 14) and an expansive living room with wall to wall windows, high open ceiling and large flat screen TV. The master bedroom features a queen bed, private master bathroom and door to the deck.

The living room, kitchen, dining area and master bedroom are located on the ground floor.
There are two separate upstairs areas. Two bedrooms are located upstairs off the living room, 1 room with a king and twin day bed and the other with a queen and bunk beds.
A room above the garage offers tons of fun for the kids and adults. A perfect space for horsing around, watching movies, playing, napping and has four fold-out twin beds.

In the winter this house has priority snowplowing making for easier access, but four wheel drive with snow tires or chains are recommended.

Must be 25 to rent the home. No large events unless you have permission by owner before hand. No groups larger than 13. This is a local's neighborhood and we prefer renters that are considerate of the neighbors.
Rental Rules and Vacation Agreement

1.CHECK-IN TIME IS 3:00 P.M. PST AND CHECK OUT IS 11:00 AM. PST.
2.This is a NON SMOKING house
3.This is NO PET house
DEPOSIT- A $600 reservation/security deposit is required to ensure proper care is taken of premises and holds your reservation. This deposit must be received upon booking the reservation. The deposit automatically converts to a security deposit upon arrival. It is fully refundable within 10 days of departure, provided the following provisions are met:

•No damage is done to the house or its contents, beyond normal wear and tear
•No charges incurred due to contrabands, pets or collection of rents or services rendered during stay
•All debris, rubbish and discards are placed in refuse (bear box) containers outside and soiled dishes are placed in the dishwasher and cleaned
•All keys attached to the lockbox are left in the lockbox and house is left locked
•All windows are closed and securely locked
•The alarm to the house is armed
•The heaters are left at 50 degrees and all doors are left open
•All charges accrued during the stay are paid prior to departure. No movies are rented on On Demand. If they are, please let us know so we can take it off the deposit
•Garage door openers are left in the closet by the garage
•No international phone calls
•No linens are lost or damaged, beyond normal wear and tear
•No missing electronics, televisions, ski-equipment, bikes, kitchen appliances or kitchen supplies, upon normal wear and tear (broken plate or glass)
•Oven and stove must be in off position
•Fireplace and outdoor grills must be cleared of all burning fires
•Usage of any outdoor cooking devices not supplied by the home is forbidden, for example, Turkey Fryer
•All doors and windows must be locked
•The alarm must be activated
•Electric fences attached and in on position
•No food left in fridge/freezer or cabinets. Do not leave condiments or spices. All food needs to be removed
5.MAXIMUM OCCUPANCY- The maximum number of guests per unit is limited to thirteen (13) persons. An additional charge or $150.00 per person per night for guests in addition to thirteen (13) will be assessed.
6.INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. Additional towels are located above the dryer and in the hall closet up stairs from the living room.
7.NO DAILY MAID SERVICE – While linens and bath towels are included in the house, daily cleaning service is not included in the rental rate. When you leave, please leave beds unmade so that the cleaning service will know they have been used.
8.FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
9.WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
10.STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Complex drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. The roads to the house have top priority and are plowed four times a day.
11.HEATERS - In the winter months, the heaters should be left on at 50 degrees. The remaining heaters on the two upstairs units should be left off. If the heaters are not set as noted above when you check-out you will incur a minimum $150 charge. In the winter the heater should not be less than 50 degrees to avoid pipes freezing and to avoid wasting energy
12.ACCESS: Guest shall allow Homeowner and Property Manager access to the property for purpose of repair and inspection. Homeowner and Property Manager shall exercise this right of access in a reasonable manner.
13.Cleaning Fee: A cleaning fee of up to $300 will be charged. The fee will be determined by the time needed to clean the house. Any unused money will be refunded with the security deposit. A copy of the invoice will be sent to you.
14.Please make sure all doors and windows are locked when you leave and the alarm is armed and electric fences attached an in on position.


LIABILITY CLAUSE:
Renters acknowledge and accept the fact that there will be no supervision of the premises during their stay, and the Owner will not be responsible for the supervising the use of any facilities by either adults or children. All guests undertake all use of the property at their own risk, and agree to hold the Owner free from and harmless and to defend the Owner against any and all liability, claims, damages, injuries, death, causes of actions, attorney’s fees and costs or any other liability arising from the guest’s use of the property.

We had a fantastic time at Mary's house in Tahoe City. She provided all of the details we needed for a smooth stay. The place accommodated 13 people with extra comfy beds! It was great to be able to grill outside on the deck which they just re-did! The house is minutes from the lake and downtown Tahoe City. The trails to run/bike/walk behind the house were an added bonus that we weren't expecting. I would highly recommend this house for a large group or few families.

We had everything we needed and a very comfortable stay. Mary's instructions were clear and thorough -- she was available, responsive and had great local tips. We were a family of nine adults and had plenty of room. The deck is gorgeous, the kitchen is well equipped and there were games and sports equipment for us to enjoy. Also convenient location next to Safeway and CVS... and access to a local private beach. Thank you Mary for the wonderful stay!

Beautiful house with great amenities! 10 of us came up for a group ski trip and everyone was really pleased. Plus, its convenient to Northstar, Squaw and Alpine meadows. And its stone's throw from food, groceries and ski shops. Mary is a great host. She responded to my every inquiry in hours and left no detail unattended.

Regrettably, we had the booking setting on automatic book. Karry booked the reservation for arrival on New Year's Day and we had a check-out that same day. I noted to Karry as soon as I saw the reservation that we may have an issue due to securing the cleaning crew on a holiday. I had to cancel the next morning. I communicated with Karry quickly and he knew the expectations. It was a rare circumstance that was transparent from the beginning.

We truly loved our stay at Mary's house. The house is uniquely beautiful, the kitchen fully equipped, the garage and cupboards full with gear and games to make for a perfect weekend. The large living room and dining area were ideal for socializing with a large group (we were 12 adults), and the bedrooms and bathrooms provided ample accomodation. Located 5min driving from the lake in a quiet area, it was the perfect getaway. We got detailed instructions on how to get there, operate the house, etc. Would definitely recommend it!
