This is the perfect location for ACL, SXSW, Austin Food and Wine Fest, UT Sporting Events, Formula 1 or any other adventure or festival Austin may have in store for you. Close enough to be in the middle of everything within minutes but just far enough away to escape the madness to your very own cozy retreat.
This comfy one bedroom, one bath is located in a quaint, quiet condo community tucked into the eclectic Zilker neighborhood. The roomy bedroom has a queen size bed, 32in flat screen for streaming and sitting areas for reading or putting on your shoes. Kitchen, dining and living area are all open with vaulted ceilings, creating a wonderful space, great for entertaining a few friends over dinner or drinks before heading out. Main area also has a 32in flat screen with blu ray player. The large, comfortable couch can be converted to a queen size hide a bed for 2 additional guests. There's even a memory foam mattress topper in the closet so no one feels jipped. Kitchen is equipped with full size, stainless steel, gas stove, refrigerator with ice maker, coffee maker, microwave, toaster oven, dishwasher and beautiful granite countertops. It is also stocked with coffee, an assortment of teas, sugar, and other various sweeteners for you to use.
Ready for some fun? Pop across the street to the community tennis courts for a quick match or relax on the patio or in the lovely backyard. Zilker Park, Barton Springs Pool, Barton Creek Greenbelt, Townlake Hike and Bike Trail, Alamo Draft House, tons of fabulous local restaurants, coffee shops, and entertainment all within 1 mile. Venture a little further and you're a 5 to 10 minute drive to all that downtown Austin has to offer and 13 miles from the new Formula 1 race track.

So much building up on South Lamar, every time I drive by there's a new restaurant or multi-use building popping up. Tons to do!
BUS – Capital Metro is our local bus system. There is a bus stop at the intersection of Bluebonnet & Lamar (go left out of my driveway and walk to the light). The #3 takes you straight (website hidden)
UBER or LYFT are excellent car services to get around town. Although, prices can be higher during peak times so we recommend taking a car service downtown and if it gets too expensive, try and grab a cab home. You can set up accounts online and download the apps to your phone: (website hidden) and (website hidden)
TAXIs – Taxis can be pretty difficult to get during SXSW, ACL, Formula 1, etc.; they have been notoriously unreliable during big events. With that said the taxi company’s phone number is (phone number hidden) or you can order (email hidden). See recommendation above about getting downtown via Uber or Lyft.
If you want a rental car, there is an Enterprise Car Rental just up the street and they will come pick you up. (phone number hidden)
•PARKING: Please place the parking permit in your car, spaces are numbered but not assigned. More parking in back. DO NOT forget to return Parking Permit - $50 fine.
•The hot water in the bathroom is on the right side instead of the left and usually takes several minutes to heat up. You may need to run it for several minutes if it’s cold outside.
•Help yourself to coffee & tea and anything in the refrigerator or pantry.
•There are full-size coin-operated washers and dryers on the property. Go left out my door and at the end of the sidewalk, head downstairs and do a U-turn to your left. There is some detergent behind the curtain in the bathroom if needed.
•The closest store in walking distance is Bluebonnet Market. Go right out of my driveway and walk about 4 blocks. The market is on the right.
•Hide-a-bed is pretty self-explanatory but should you want a little extra cushion there is a memory foam topper in the closet in the living area. There are also sheets, pillows & a comforter in there as well.
•Absolutely NO SMOKING allowed indoors. If you smoke outside, please make sure to put your butts in the trash.
•No pets allowed.

Please strip the beds and put the sheets and any dry towels in the hamper.
Hand-wash any dishes or if you have filled the dishwasher please run it before you leave. THANK YOU SO MUCH!!!
This is a quiet community so please be respectful of the neighbors. No parties or loud music.
Very well behaved children are welcome but please understand, this is not a child proofed condo in any way. Lots for little ones to get into so please book with this in mind.
Heather's place is very comfy and perfectly located for all that Austin has to offer! Heather was very accommodating and quick to respond in communication. This is a really great place to stay!

Staying at Heather was a great experience. Location was very near all our favorite spots. Felt very safe, even coming back late at night. Very clean and stylish with plenty of natural light. Comfy bed, lots of pillows. Easy location to find.
My girlfriend and I visited Austin from Finland (Suomi) and we had a great time thanks to Heather. The place was just as described. Easy in and out. Kitchen had everything we needed for minimal cooking (breakfast tacos). There place was clean and welcoming. You won't be disappointed.
Host was easy to communicate with and was prompt. She had a very laid back approach which we loved. The condo is very cute and chic. Decorated with books and photos that make it feel like home. The neighborhood was quiet and we felt safe. There was a elementary school and playground right across from it so if you had a little one they could play there. The distance from downtown was about 8 minutes which was close enough for us. Lots of eating options close. I would definitely stay here again and the price was awesome!
Place was exactly as described and in pictures. We had a slight AC issue, but Heather took care of it right away. It was a pleasure staying here.
Heather's place is very cute, very clean, and in a relatively central location. There were 4 adults staying there and we were all very comfortable with the bed and pullout couch. There are a lot of walkable options nearby but we did need to take Uber's downtown and to Rainey street. Overall I would definitely recommend Heather's condo.
About the Host, Heather
We LOVE Austin, TX!! We do, just love it. We also love to travel but will always call Austin home. There is just something so genuine and cool about it. We bought our condo in 2006 and completely remodeled it, not a task we would do again, but we are very happy we did. We live here with our beloved shih-tzu, Mila who we adopted from Wee Rescue shortly after we moved in. She is fabulous.
Important things to know about us, we love to entertain and cook and while our home is small we believe it reflects those qualities. In a former career, I was an interior designer, so, it was important to make sure our home was as cozy as possible before we offered it up to others.
When traveling, we have always had the best experiences when we have stayed with someone or at least in someone's home. Hotels have their amenities, but the absolute best way to feel like you're really in a city is to stay in the community with the people who live there. Our neighborhood is particularly proud with the motto "78704 it's not just a zip code, it's a lifestyle." We house everyone from hippies to millionaires, and most days you can't tell the difference. We love it!
Should you stay in our home we are always happy to share recommendations for what to do while in town and if we don't know about something, we usually know someone who does. Maybe most important, we can talk you through the streets of Austin. If you're not from here the fact that a single street can have up to 4 different names can confuse even the most GPS savvy person. Getting lost in an unknown city can be one of the greatest parts of the trip but should you ever find yourself a little too lost, feel free to call and we can usually talk you through to your destination.
