Large, sunny three-level apartment that easily sleeps four with Central Park just steps away! World famous gourmet food markets and high end shopping around the corner. Best cinema in city two blocks away (often hosts red carpet premieres). Two blocks from the West 72nd St. subway station which is a major hub on the 1/2/3 lines. Horse and carriages, pedicabs, finest reviewed restaurants--all within walking distance!
Beautiful, outrageously sunny, three-level studio (which could probably be billed as a one bedroom) in the heart of Manhattan's Upper West Side. The apartment has a large, south-facing picture window in full sun all day overlooking our charming street which is very quiet at night. The apartment has a fully equipped eat-in kitchen.
The unit is a 4th story walk-up with no doorman, in a lovely little townhouse. It is a full-time rental by owners that live in our friendly, family-oriented building. The apartment was fully renovated about five years ago and is quite nice. The kitchen appliances are modern.
The apartment has a queen bed (purchased new, with new mattress in December, 2011) in the bedroom and a trundle bed with two twins in the living room. It will easily sleep four, but enjoyably spacious for one or two! We make sure the apartment is professionally cleaned and fully stocked for each new guest.
This is a family apartment/perfect for singles/families/couples who are tourists by day and looking for a quiet respite from the city at night.
DEPOSIT: Sound carries in this apartment and we ask that guests observe House Rules. We will consider not refunding part or all of a security deposit if guests below or next to this unit are woken up by voices, loud movements or lots of footsteps after 11pm. There is no "hanging out" in front of the building at any time. If you are coming to New York for the nightlife, this is probably not the apartment for you, and we encourage you to look at other listings. More about the neighborhood: We are five blocks to Lincoln Center, 11 blocks to The American Museum of Natural History. It is within easy walking distance to Central Park, Riverside Park, Lincoln Center, Columbus Circle and so much else. Major subway hub two blocks away! You'll be at Macys in ten minutes on the train!
The apartment is 2 blocks from the West 72nd St. subway station on the 1/2/3 lines. If you are familiar with NYC transit, you know this is a super-convenient location and a great base to explore the city. We provide coffee and coffee maker (though Starbucks around the corner, too!) Trader Joe's is two blocks away as well.
Please note we charge a $75 fee for check-in after 11:00PM.
House rules are:
- No smoking
- No loud noise after 9PM and be courteous of others living here and aware of noise all around since this is an old building with thin walls.
- No pets
The only problem we really have ever had is with smoking and loud noise after hours. There is an iron-clad, no-exception, strenuously-enforced no smoking policy in effect for the entire building. Noisy people (after 9pm) will lose their deposit if they wake up guests below or next to this unit after 9pm. Other than that, we are pretty easy to get along with.

L'appartement à tout ce qu'il faut, très propre, assez spacieux pour 4 personnes. Vous y trouverez des commerces tout autour. Ted est très réactif à la moindre demande. Une chose que nous avons également apprécier c'est que si comme nous votre vol retour est le soir tard et que vous voulez profiter de votre dernière journée vous pouvez laisser vos bagages dans l'immeuble. Je vous recommande chaudement l'appartement de Ted.

The place was exactly as listed on the site - it was clean and comfortable and well-located. The beds were comfortable (I didn't sleep on the couch) and the street was perfectly quiet. The hosts also had some nice touches - nice soap in the shower, a bottle of water and a chocolate bar left out for us when we arrived. We had great communication with the owner and apartment manager prior to our stay - they were very accommodating (I needed particular receipts because I was travelling for work) and were really great about letting us drop off luggage before the check-in time and leave luggage until we were about the leave for the airport. I was only in town for a short, work-related stay so didn't use the kitchen or anything like that. I wish I'd spent more time in the apartment and in NYC - I would love to stay at this apartment again.
Nous avons passé un agréable séjour avec nos deux enfants (9 et 11 ans) dans l'appartement de Ted. L'appartement est calme et lumineux, ce qui est rare dans Manhattan. L'appartement est très bien pour 4 personne. Il est très bien situé. Le quartier est sûr et tranquille. Toutes les commodités sont à deux minutes à pied : métro, banque HSBC, épicerie Trader Joe's, pharmacie, Starbucks, ... Le Musée d'histoire naturelle et Central parc sont également proches de l'appartement.
Les échanges sur place avec Karen ont été très appréciables. Elle est très réactive et a tout fait pour que notre séjour de passe au mieux.
Our experience of staying in this apartment was very good and we were all extremely happy with the fab location. The only down side was, as a family of 2 adults and 2 children (aged 12 & 17), space was tight and having only one bathroom was a challenge. We never met the hosts on site, but Karen was very responsive any time we checked in with her. It lovely to have chocolate, fresh water and flowers in the apartment when we arrived - a nice touch. I'd definitely recommend this place for anyone wanting to stay in NYC.
There are some great things about this apartment. It is light, airy and clean, the beds are comfortable and there are lots of towels. Karen is very responsive and communicative and tried very hard to fix some things that weren't right. The location is superb.
However the place is more worn than the photos would suggest and there are a lot of little issues that I found annoying. We had problems with the hot water, the stairs are very steep and curvy and there are 3 flights to go up and there are several continuous noises. Water runs through the walls and the refrigerator hums loudly although I was told there is a new one on order. I think that a 10 am check out is too early and would not have booked it had I noticed that.
I am probably fussier than the average airbnb guest as I am a host also but I felt with a little TLC this place could be top notch.
We are sorry Mariann wasn't completely happy at our place. We sincerely want all our guests to be comfortable! Please note reviews from Cameron, Harriet, Paul, the 3 guests prior to Mariann who stayed in this apartment in the exact same condition.
Also note: The refrigerator is being replaced. Hot water heater is working properly. And, our check out time of 10:00 am and the 3 flights of stairs are mentioned in our description of the apartment.

It is a brownstone here in the Lincoln Center neighborhood-- the heart of the Upper West Side--one of the best neighborhoods in the city. We will be present in the building during your stay, making our rentals conform with city ordinances. Our friendly, secure, convenient building will have all the amenities you need.
