Villa San Martino offers not just another holiday in Tuscany or Umbria; this is a really special place. With spectacular views across the famous Niccone Valley towards Mercatale di Cortona & Pierle the villa is beautifully presented with a mix of antiques, quality Italian country furniture and original artworks.
San Martino has four generous double bedrooms and an additional room suitable for a cot. The two large bathrooms and the shower room are tastefully designed. The house has a large lounge and a substantial dining kitchen and a further smaller lounge area for relaxing. In addition there is a delightful reading room with views of the pool and garden.
The gardens are immaculately cared for and include large ornamental pots planted with bright seasonal flowers. The house is set back from a small local road and there is ample parking for 4 cars or more.
Enjoy the view from the infinity pool or barbeque and dine alfresco on the old millwheel table, San Martino has everything you will need for a relaxing and inspiring holiday.

Interaction with Guests
We aren't there so we just let them in.
From the villa you can easily access the Etruscan town of Cortona in 15 minutes. Steeped in history Cortona has a wealth of mediaeval and renaissance architecture and epitomises the Tuscan hilltop town with panoramic views across the Val di Chiana, whilst Citta di Castello, Perugia and Arezzo are all only 30 minutes away. Within an hour you can visit Montepulciano, Pienza or Assisi; Florence, Siena and Orvieto are less than 90 minutes away.
You will need a car to make the most of the surrounding area.
No more than 8 people plus two children under two years old may be accommodated. We require a registration form to be completed prior to arrival, naming each of the guests with their age. The House Manager will check the guests on arrival.
The villa is a no smoking house
A great house in an even greater location. Umbria is in some ways more beautiful than Tuscany, the house being located in a slightly remote but gorgeous valley. Access is easy with only the last 15km of a windy mountain road. The rest from Florence is motorways. The nearby villages and towns are friendly and authentic. Our stay was shared between lazy days and visits to glorious places such as Sienna or Florence.
All in all a fantastic time.
A fantastic rural location, and a terrific house with plenty of space. We had a great holiday and thank goodness for the pool, great for dipping your mozzie bites in to cool down!
We stayed with two pre-school children and another family with a baby and really enjoyed making ourselves at home for a week.
We have been in Martins villa for 2 weeks with 4 adults and 4 kids. It was a great time and I can't imagine staying at a better place than Martins villa, when you want to go to Umbria. The villa is nicely decorated, clean and comfortable, the pool is amazing. All just a few minutes away form Lake Trasimeno.

Hi. We own a villa on Tuscany/ Umbria border and live near Brighton in the UK. We rent out the villa to cover some of the running costs but we love to go there ourselves every year, too. We love Italy and had been searching for the ideal villa for 5 years before we found Villa San Martino.
