Kitchen, I love that there's a window in my kitchen, it makes making my morning coffee more enjoyable.
I offer a real home away from home. Since I live in the unit too, I offer a lot of comforts that you do not get with a hotel or someone renting out an entire unit.
I invest in great kitchen equipment, have lots of plants, use real table cloths and napkins, and more that you're welcome to enjoy during your stay and I provide great local advice and insight.
I believe in offering guests a feeling of comfort & ease, so I won't get in your way, but I'm happy to help including offering an exceptionally clean home so I use a steam cleaner and have protectors on the bed & pillows so there's an extra layer of protection that is all washed after each guest.
The room itself is like a hotel room with it's own bathroom and sleeps up to 4 adults, with one queen size bed and a double futon. There's a large closet with full length mirror and plenty of hangers, a large L-shaped desk and plenty of space for people coming for work, here on holiday, and those visiting with family.

After doing this for 3 years I've found it's difficult to stock perishables for guests, so I use a pay it forward system. Food, cleaning supplies, and other items that cannot be reused are often left by other guests and are left in a designated area for guests to use but I do not supply food, shampoo, laundry detergent, etc. tho it's usually there when needed. This is mostly to avoid the need for emergency runs to the store, I need to work and people have different needs, so I find this works best. Plus as an avid cook, a lot of my spices are brought as gifts from around the world so it's easier to have an area of things that can be used then to label things individually.
As you can see from my reviews, I'm friendly, helpful, very knowledgable about the city, and am always happy to provide recommendations. I think a great example of my willingness to accomodate is that I rent out my master bedroom, and use the smaller room myself so guests can have their own space and I never enter a guests room during their stay. I like to provide assistance when requested but generally stay out of people's way. I work a lot so I don't spend a lot of time with guests but if you have questions you're welcome to message any time or ask when you see me.
Everything is just outside the door in this area. Yorkville is mix of business and residential with great restaurants, shops, theatre, movie theatre, grocery stores, banks, drug stores, liquor stores, salons, spas and just about everything you need. Many even accessible underground so you can avoid the weather.
There's no more convenient place in the city for getting around than Yonge and Bloor, the intersection of the two major subway lines. There's also a taxi stand right across the street and lots of paid parking on every corner, unfortunately no free parking as this is a high demand area but you really do not need a car.
There are also 5 car rental locations within 5 min walk.
I love having airbnb guests and as you can see from my reviews, I’m very friendly and hospitable but after renting for almost 3 years I find it easier for both guests and host to have a few guidelines written down so they can enjoy their stay without surprises.

Cleaning occurs before check in and after check out, during your stay you are responsible for the room, including taking out your garbage and cleaning your towels and sheets if you wish to have them cleaned during your stay if it's a longer stay. I will never enter your room during your stay or check on your cleanliness but please do not ask me to clean your room. I will not enter the room at any time during your stay unless in absolute emergency like a fire.
There is a garbage chute on each floor in the building and is on the way to the elevators, please take all garbage with you when you leave. And do not leave open or unfinished food in your room at any time.
Please remove makeup before going to bed and please refrain from eating on the bed. The dining table is always available and if you wish to eat in your room please use the desk and remember to bring your dishes out immediately and place food waste in the garbage chute.
If you are cooking in the kitchen and have excessive garbage please take it out as well. I do not expect you to take out my garbage but excessive garbage, especially raw meat containers, seafood packaging, smelly foods, or overflowing bins make it unpleasant for everyone and as I can often be out for long meetings, foul smells and/or fruit flies can occur if not attended to in time.
Recycling can be left in the recycling bag in the kitchen, near the window. All containers should be rinsed before placing them in recycling. Again this is to avoid foul smells and/or fruit flies.
I do not share food, there are designated shelves for you to store your food and often previous guests have left food which you are welcome to. I'm an avid cook with a lot of ingredients sourced from all over the world and I often repurpose containers and they are therefore often labeled incorrectly so it's easier to separate food then to label foods that can and cannot be used. Even the most basic items like salt may be imported sea salt a friend has brought as a gift so please do not help yourself to food unless it's in the designated area.
Wood and metal items should NOT go in the dishwasher. That includes pots and pans, chopsticks, and bamboo cutting boards. Please wash these items by hand. If you're unsure please wash by hand. There are plenty of dishes so you can load the dishwasher and I will run it to ensure no items get placed in there by mistake. Please do not run the dishwasher.
Please do NOT use metal utensils on the pots and pans. There are a number of plastic spatulas, spoons, and tongs for cooking beside the stove top.
Please always cook with the kitchen fan on and the kitchen window open. Do not leave the kitchen stove or oven unattended.
Please do NOT remove kitchen items or any household items from the house for a picnic, road trip, etc.
I do not use paper towels so there are kitchen towels and napkins in the house. For larger messes please use kitchen towels or dish cloths. When in doubt, use the dish cloth.
Please remove shoes at the front door.
Please do NOT smoke in the unit. You can smoke on the balcony but keep the door closed and keep cigarette butts in an ashtray. Also remember to dispose of the ashtray when you leave.
Everyday items like shampoo, shower gel, hand soap, toothpaste, toilet paper and laundry detergent as well as kitchen items like salt, pepper, sugar are often left by previous tenants in a "pay it forward" model. They will be placed in designated areas and are available for use but once they are finished you will need to replace them.
Also my experience with Airbnb is that some people have abused these items in the past, to the point of taking toilet paper to their son's dorm room nearby and asking me to buy more immediately. They also brought his laundry over to wash in the unit and asked me to buy laundry detergent twice in a one week rental. That was particularly extreme but I think this is a fair alternative. There will always be toilet paper when you arrive but please don't ask me to go to the store you and please consider fair use for all consumable items.
Internet, water and electricity are also meant for fair use. I do not have unlimited internet so the internet is meant for use during your stay but not for multiple downloads for future travels.
Fair use means that items should be consumed on premise for everyday living. Catching up on a month of laundry during a short stay, filling up on shampoo and shower gel to take with you when you leave, downloading movies or music for later travels, preparing meals for others or preparing meals for after you check out, are all outside fair use.
If you think you may need the facilities beyond everyday use please let me know and we can work out a reasonable arrangement so as not to inflate the costs for the average renter.
Alice's place is clean, cozy and centrally located. The bedroom is big and comes with ample closet space and a very comfortable bed, as well as its own private bathroom!
Alice is a wonderful host, and a very open and nice person. She was always happy to provide information and tips about the city or just to chat about life, work and the world :).
We thoroughly enjoyed out stay and would happily recommend Alice's place to anyone!

The apartment was totally perfect and the location as well . The host has a really great personality and generous . Moreover , it was really clean place I feel like home .
This private room and ensuite bath was perfect for us in our whirlwind visit to Toronto. Alice's apartment was super-clean and our room had a very good firm bed. It is excellent located for use of public transit, with coffee and groceries right across the street. Highly recommend this accommodation to anyone. Alice is very professional with clear guidelines, yet personable and helpful. She has thought about many "extras" for her guests: an iron and ironing board, hair dryer, kitchen items, shampoos, etc. Couldn't ask for more!

Hmm, a few things about myself...
I work in digital marketing, love food, photography, music, and travel. I've been renting on airbnb for over 2 years and it's been a great experience. I've been living in this unit for over 5 years and it's a great place, sunny, central, clean, convenient, and well-kept.
Favourite travel destination maybe Australia for the amazing food, beautiful beaches, crazy wildlife, and I have a lot of friends that live out there. It is a bit hard to pick favourites as there are things I love about so many places. I spent this past year traveling around Canada and it amazes me, Tofino on the Western Coast of Vancouver Island is stunning, Vancouver always has a special place in my heart, the Rocky Mountains and all the mountain ranges between Alberta and British Columbia are spectacular, and if you visit in the summer I can tell you all about the fresh water beaches in Ontario or all the great neighbourhoods in Toronto. I have yet to see the Northern lights and would like to visit northern Canada some day soon.
Favourite food, probably pizza because you can do so many things with it, a good hawaiian pizza with fresh pineapple is probably one of my favourites. I also love Chinese food, dumplings, noodles, braised pork belly, and just about anything with sichuan peppercorns.
Music, maybe Two Door Cinema Club, Phoenix, The National, Florence and the Machine, Foster the People, Jay-Z, Kanye, Pearl Jam, Muse, Sara Bareilles, and many others including classical, jazz, and many others.
Movies - Star Wars, Indian Jones & the Last Crusade, Harry Potter
TV - West Wing, the Wire, Buffy the Vampire Slayer, 30 Rock, New Girl, Chuck, White Collar, Burn Notice
Books - I wish I could say I was well read but most of the books I've read have been in school, ones that stand out are Red China Blues, Brave New World, Jane Eyre, Raj, the God of Small Things, and the Great Gatsby. I also did enjoy reading all the Harry Potter Books, Eat, Pray, Love, and Juliet Naked. Perhaps I should read more because when I do read, I tend to enjoy it. :)
As a house guest, I'm considerate and helpful. When I stay with friends I always clean up after myself and clean up in general, make meals, and try to help out where I can.
As a host, I like people to be comfortable and have had enough flatmates to know that what makes someone comfortable can be different for everyone so I also try to be flexible and accommodating. I prefer to communicate clearly and am happy to provide information and assistance when needed.
