House of 110 sqm on 2 floors with 3 bedrooms and bathroom on the 1st floor and kitchen and living room on the ground floor. The house is located in a small mountain village, where everyday life is lived and the inhabitants work with agriculture, olive groves and vineyards. The town has a small bar, run by the locals, where you can buy drinks, ice cream, snacks, etc.

The space
We live in the house ourselves when we have a vacation and therefore there will also be many everyday things in the house,
like soap, shampoo,
spices, garbage bags, toilet paper, etc. You are welcome to use them, just refill them when you have used the last one.
Bring your own bedding and towels. There are duvets, blankets and pillows.

Cleaning: We strive to keep our house tidy and clean and will ask that our guests also leave the house as they take it over. That all waste is taken with you, oven & fridge are cleaned. Cleaning supplies, brooms and vacuum cleaners are available for guests to use during the rental period.

If you do not want to do the final cleaning yourself, you can order it for 35 Euro, which is paid directly to Sonia before departure.

Air conditioning/heating. There is air conditioning in the living room, which cools the ground floor well. However, it can be difficult for the cold to reach all 3 bedrooms on the 1st floor. That's why there's a portable fan on the 2nd floor. Furthermore, we recommend keeping windows, doors and shutters closed during the day when it is very hot, as it keeps the house cool and more comfortable to sleep in. Only when the sun goes down, the windows are opened and the mosquito nets are pulled.
Use the sofa bed in the living room if necessary.

Guest access
You have access to all the rooms in the house. Likewise, the 2 rooms with access from the garden, where there are extra garden furniture, barbecue, parasol, recliner, dream bed for free use. If you have bicycles, you can store them in the rooms, which can be locked.

Mountain bike:
Great for mountain biking throughout Lunigiana.
From the house there is direct access to several nice MTB routes. Agnino is located in the middle of the side of the mountain called "tergagliana". It takes about 40 minutes to cycle from the house to the top of the mountain, and the official route itself, called "Tergagliana", offers, in addition to the aforementioned driveway, also a terrific descent down to Fivizzano.
Of course, it is also really good to cycle on the highway in the area, and the climbs from Fivizzano and Licciani Nardi up to Agnino are especially popular. There's not much traffic in the area.
Throughout Lunigiana, it's great to ride MTB and it's possible for you to get exciting GPX routes when renting the house.
It is possible to rent MTB E-Bikes in the area.

Hiking routes:
In the area around the house there are plenty of hiking trails, both when heading north up the mountain or down through the olive grove.

Tennis:
In Fivizzano, which is a 12-minute drive from the house, you can rent a tennis court for 10 euros per hour. It is quite easy to get a spot, as there are not many people playing and the court is in perfect condition.

It takes about 10-15 minutes to drive to Fivizzano (fantastically beautiful drive), where there is a supermarket, 2 butchers, baker, pizzeria, cafe, etc.
In Pallerone there is 1 slightly larger supermarket, Conad. This is where we usually shop - as it is on the way up to the house.
In Aulla there are the big supermarkets, Conad, Lidl and Penny.

Airport: The nearest airport is Pisa, which is a 5-minute drive from the house.

4 km from the house along the road towards Licciana Nardi is a lovely little waterfall with a small lake that we bathe in. Keep an eye out for the path in there, which is on your right. You can walk, bike, and ride on the road there, which is a beautiful trip.

“Our” Source
Between Fivizano and Cotto is our source. For some reason, someone is very rare bathing there or spending time in the area. In the heat, it's absolutely amazing to swim there when you don't go to the beach. You will park at the beautiful old stone mill house located by the road when you drive across the river at Botti di Fiacciano. Then there's a 10 minute walk down to the waterfall and lake.
