A private driveway takes you to a period colonial restored to the highest standards with geo thermal central air and high speed internet. The secluded property which borders Minnewaska has been likened to a mini adventure resort and can be enjoyed by hikers and adventurers. It was named after the blue springs that feed the stream and one of a kind pool. An elegant, simple yet grand, private getaway two hours from N.Y.C.. The owners, Eric and Troy live in a converted barn on the property.

The space
Imagine hiking on beautiful trails for an entire morning without crossing a road, hearing a car or seeing a soul, past turquoise swimming holes, waterfalls, white granite cliffs, a small lake, deep gorges and ancient dwarf pitch pine forests. Then returning to lunch at a blue stone, terraced Japanese garden with a small waterfalls and spending the afternoon swimming and relaxing at a 50 foot, spring fed, swimming pool with a mill stone fountain.
Note: Pool opens between May 15 and May 31 (depending upon weather). Pool closes between September 15 and September 30 (depending upon weather)

Troy and Eric live on the premises in a barn they converted 30 years ago. We are near by to help but respect your privacy understanding that solitude is one of the things that make this beautiful hidden gem tucked away in the Shawangunk Mountains so special. We own an international adventure travel company called, Earth River Expeditions, which takes people on rafting expeditions from Tibet to Patagonia. Troy grew up in Manhattan and she is a social worker. 35 years ago Eric co-founded the Rondout-Esopus Land Conservancy in the Valley which to date has protected nearly 4,000 acres. One of the land trust's first conservation easements was placed on the most spectacular portion of the extraordinary stream that runs through our property to insure it would remain forever wild. We welcome all to come and experience the peace, relaxation and adventure the property has to offer. Because of the pond, swimming pool and stream, we restrict the ages to 7.
