Recently opened following extensive refurbishment in 2011, this apartment based Bed & Breakfast provides guests with numerous amenities including air conditioning, TV, Wi-Fi internet, hairdryers as well as a fridge set aside for guest use only. There are two double bedrooms with shared bathroom, and breakfast in the B&B is a traditional Italian affair with coffee – or tea – cereals, fruit juices, fresh fruit, yoghurt and brioches as well as homemade cake and jams.
Centrally located, only a few hundred meters from St. Peter’s, the Vatican Museums and the Sistine Chapel, with Castel Sant’Angelo, Piazza Navona, Campo de' Fiori, the Spanish Steps, Trevi Fountain and the Colosseum all within easy walking distance, the B&B is the perfect base for exploring the city. Sports fans will be delighted to know that the Olympic Stadium is also close by, as is the Hotel Egrife and the Policlinico Gemelli. There are numerous buses - including 2 night buses - that link the area to the rest of the city and Cipro metro station, on the “A” line, is only 50 metres away. The neighbourhood offers all anyone could need, from bars, banks, restaurants, supermarkets, pubs, laundries, internet cafés, chemists (pharmacies), hairdressers, news kiosks, travel agencies, bookshops and even a cinema.
From Rome’s ring road ( known as the GRA), take the exit marked Aurelia-Centro / Città del Vaticano and continue down the Via Aurelia to Piazza Irnerio, straight along Via Baldo degli Ubaldi, under the railway bridge, left into Viale degli Ammiragli and then continue going straight to Piazzale degli Ammiragli. Turn right there into Via Luigi Rizzo and then keep going until you reach Piazza F. Morosini.
From Termini Station, travel seven stops along the “A” metro line heading towards Battistini, get off at Cipro station and take the Via G. Venticinque exit. Piazza F. Morosini is just 50 meters away.
From Fiumicino Airport, take the Leonardo Express train to Termini station, or from Ciampino airport, take the Terravision shuttle bus to Termini. Once at the station, follow the directions given above.
I stayed at Emanuela's BnB for new year's vacation, and I loved it.
The room is comfortable with nice bed, clean and comfortable bathroom and towels.
The neighborhood is quiet.
The location is perfect:
a.)15 minute walk to the Vatican.
b.)5 minutes walk to the A line metro.
We stayed at Emanuel's place fot two days, she is really kind and helpful with all the information you would like to know about, the place is clean and tidy with decent breakfast and 5 minutes walk to metro lime A, if you would like to grab something from supermarket, there is one just around the corner. I really recommend the place if you plan to visit Vatican musem and Sanit Peter Basilica
My boyfriend and I stayed at Emanuela and Federico's BnB for both Christmas Eve and Christmas Day and we absolutely loved it! They not only provided clean towels and a super comfortable bread, but an amazing breakfast also! The location was perfect for us as it was literally a 10/15 minute walk to the Vatican and very close to Rome's main attractions via the A line metro. I highly recommend them to future travelers. Well worth the price!

We enjoyed our stay at Manuela Fresi's B&B very much and we can recommend it to everyone.
The room and the bathroom were clean and we had a peaceful stay, also because we were the only guests. Because the appartment is situated close to Vatican city, we did most our explorations of Rome by foot.
Only the breakfast was not very satisfying, also because the coffee machine did not work. However, there is a nice Cafe just round the corner.
B&B bien situé, chambre très calme, on y dort vraiment bien. Seul bémol, le petit déjeuner , je suis habituée à ceux des B&B irlandais ou écossais, là, rien à voir.

I am an Air Bnb host in Portland,OR, (USA). So this was MY first Airbnb stay. I was vacationing for the week prior with a tour, going all over Italy. I chose to be disconnected, so didn't use my phone or e mail (various reasons).. I was planning on using a friends phone to text, but we got so busy, I didn't text until the morning of.. and it didn't go through. So I was the kind of guest that just showed up!! AHHH.. But it was a wonderful experience, and I was so exhausted, I slept, then ventured out to a Gallery on my last day in Rome. I loved it. The place was very near the metro, and some good eats nearby. There was a family owned buffet/deli type place with the best food. I really appreciated the tea, and yogurt/granola Emanuela had for me for breakfasts.

Emanuela's place is very close the Vatican and the Metro (tube) station called Cipro. Emanuela is very friendly, accommodating and a general joy to be around. House was clean, quiet and bed very confy. Would def go back.
