A sophisticated 1BR apartment in a beautiful 1890s brick Victorian. Located in the heart of downtown Lexington, adjacent to burgeoning restaurant district with private off-street parking and courtyard. Fully furnished in a fine historic neighborhood.
The building has 3 apartments total with very stable tenants and a large lawn, garden and courtyard. My husband's office is next door in a carriage house. We are very watchful of our properties and want to make sure our tenants and guests feel secure.
Washer and dryer are in the basement and shared by the other tenants -- one lives there full-time and the other only part-time.
Interaction with Guests
On an as-needed basis. Happy to suggest things to see and do, great places to eat. Want to make sure their visit is a good one.
We love the diversity and historic charm of our neighborhood. It is one of the few intact Victorian neighborhoods in Lexington and is a 5 minute walk to numerous fun and great restaurants. We are only 2 blocks from Rupp Arena and less than a mile from UK and Transy.
A bus stop is approximately 100 yards from the listed unit. Free trolley loop to Chevy Chase/UK is 2 blocks away. The University of Kentucky and Transylvania are less than a mile away. Airport is 12 minutes. Getting around is easy -- except maybe when UK Basketball has a home game then you'll wish you were staying here!
Other Things to Note
We do not rent the unit for less than 3 nights, due to the amount of time and effort it takes to thoroughly clean, furnish and prep for the next occupant. We want it to be in perfect condition for the next guest.
No smoking at all on the property. Sorry - been there, done that, and we are firm about that rule. Otherwise, we expect guests to be courteous, reasonably quiet and mindful that there is a long-term tenant upstairs that we want to keep happy!
I've stayed with Fran and Tom for a total of 10 weeks whilst I was a visiting student at the University of Kentucky. It has been my best Airbnb experience, and beats any hotels I've stayed at around the world. If you want somewhere comfortable, homely, safe, conveniently located and with wonderful hosts, then choose Fran's place.
Fran was an ideal host for our 3 night stay in Lexington. Communication was a breeze, and Fran even took time to greet us upon arrival. The apartment itself was exactly as pictured and described, and fit our needs perfectly. We have an infant and this was the perfect space for us to setup a sleeping area for him in the living room, which was close to, but separated from, the bedroom. In addition Fran had snacks available in the apartment - these hit the spot when returning after a long day. We have family in the area and would absolutely return to Fran's apartment on our next stay.
This was my second stay with Fran and Tom. Perfect apartment, perfect location, and perfect hosts! Can't recommend highly enough.
The flat in Fran's Updated Victorian was absolutely fantastic! My wife and I stayed there for a week on our Honeymoon and couldn't have been happier.
The location is on the edge of a very nice neighborhood, but still within convenient walking distance of the downtown bars and restaurants. We also were able to walk to our first stop on the Bourbon Trail and easily escape town with minimal traffic whenever we wanted to drive anyplace else.
Fran's hospitality was also spectacular, as we found our kitchen stocked with snacks, breakfast items, coffee, and other goodies. We like to cook, so we picked up some supplies on the way into town, and were very pleased with the kitchen. We spent many evenings relaxing on our private deck after a fun day of sightseeing. Fran kept us appraised of any time she needed to do something around the property and encouraged us to ask her any questions about things to do in the area.
This location truly feels like a vacation condo and we will definitely try to stay there again if we return to Lexington. Thanks for the great accommodations, Fran!
From the time I walked through the door and was met with fresh flowers, cleanliness everywhere from floor to ceiling, and a wonderful host who seemed to think ahead to everything that I might need, I felt more than welcomed at Fran's apt. My stay was almost a month and I do not have one negative thing to say about the accommodations. The whole experience was one of home away from home since this was my third straight month away from home and I was beginning to feel a little home sick. Fran thought of everything from extra toiletries to banana nut bread and caramel ice cream in the fridge. The apartment was beautifully decorated and offered a sense of peace. I had several 30 hour shifts and would come home to sleep through the day. I was never awakened by noise. The other guests in the apartments around me were always courteous and quiet. Everything was convenient. The parking was safe and secure. Laundry was directly down a flight of stairs outside my door. I hope to at least visit Lexington again someday. It is a beautiful city. When I do, I will certainly contact Fran first to find out if she has a place for me. Thank you Fran for a wonderful stay and for helping me out when I needed it. :-)

Beautiful place located in a lovely historic neighborhood. Everything was absolutely as described. Communication with Fran was superb! Lots of food, snacks, and drinks were already there for us which was certainly a nice touch. Fran is a wonderful host and even left fresh flowers on our doorstep one morning! She definitely goes out of her way to see her guests have a wonderful stay at her place! Walking distance to the downtown and restaurants, etc. If you're coming to Lexington, this is the place to be! I highly recommend it.
The place was really nice, clean, and had everything you need, including a few food items! I enjoyed my stay here! The location is convenient and I felt safe here. You can walk to restaurants and entertainment downtown, though I didn't have much time for that. If I'm ever back in Lexington I'd stay here again for sure!
My husband and I have lived in downtown Lexington for 25 years. He is an architect who does design-build construction; I am a marketing and nonprofit consultant and have a small publishing company.
We have renovated five historic properties and really enjoy being in downtown Lexington. We live next door to the listed property and manage ten units total. We have wonderful tenants, many of whom have become close friends as well as great neighbors.
Our neighborhood is very diverse and is convenient to a vibrant inner city, University of Kentucky, Transylvania University, the Visitor's Center and major downtown convention hotels.
