Spacious South Lake Tahoe single level home, located in a nice neighborhood within close distance from the Heavenly Valley ski resort, Lake Tahoe and Casinos.

Conveniently located, just five minutes from the State line casinos (one and a half miles), Heavenly Valley Ski Resort (two miles) and the lake (half mile).

Bedroom one: Queen-size bed; Bedroom two: Queen-size bed; Bedroom three: Queen-size; Bedroom four: Two Twin; Bedroom five: Day bed with fold-away trundle; Game room: with sofa-bed. Comfortably sleeps between 10-12 people. Dining: Seats eight.

Entry to the backyard is via steps leading down from the back porch. The backyard can also be accessed from both sides of the house. Backyard is fully fenced.

•Front yard
The front yard has parking space up to 3 cars. During winters, the parking space in front may be limited to 2 cars due to accumulation of snow on the sides of the parking space.

Other Things to Note

Keep noise to a minimum to avoid neighbors filing a noise complaint. All noise complaints filed in South Lake Tahoe during the guest stay will be assessed a fee of $250 from the security deposit per complaint during the stay.

CANCELLATION BY RENTER: The applicable portion of the cancellation policy is dependent upon the time of the cancellation:

1.) If a reservation is canceled 30 days (45 days for holiday periods) or more prior to your check-in date, the amount of $75 cancellation fee will be made against your account and deducted from your security deposit.

2.) If a reservation is canceled less than 30 days but more than 14 days (less than 45 days but more than 30 for holiday periods) prior to the stay, an amount equal to 1/2 the rent, plus the $75 cancellation fee is made against your account unless the reservation (in the same unit) is rescheduled within 90 days or the unit is re-rented by you for the cancelled time period. If a rescheduled reservation is canceled at anytime, all funds are forfeited.

3.) If a reservation is canceled 14 days or less (30 days or less for holiday periods) prior to the stay, all of the funds collected are forfeited.

VACATION RENTAL INFORMATION
RULES & PROCEDURES

Thank you for renting your vacation home from us. We hope you will enjoy your stay with us. This kit will provide you all the information about the property you have rented from check-in, your stay to check-out procedures.

ARRIVAL: You must come Directly To The Property. Check in time is 3 PM. Early arrivals can be arranged but they are not guaranteed.

DEPARTURE: Please lock all windows and doors. Do not leave the keys in the unit, they MUST be returned into the LOCK BOX on the door. Please leave the heater set at 55 degrees. Please leave the garbage bags on the kitchen floor or put them in the bins outside the house and wash & put away the dishes. If this is not done at check out there might be a $75 charge towards your security deposit. Check out time is 11 AM.

PAYMENT: Security deposits are due at the time of booking. Full payment is required 6 weeks prior to arrival or 7 weeks prior for Christmas or New Years. If the reservation has been made within that time frame the full amount is due at time of booking. If the payment is not received within these limits the reservation can be canceled without further notice. We do accept Personal Check, Cashiers Check or Money order for payment.

LINEN & HOT TUB (CLEANING) FEE: This fee has already been included in your contract. Our property management housekeeping department provides our rental properties with clean sheets, pillowcases and towels for your stay. Prior to your arrival the house will be cleaned and the bathrooms sanitized. They will only provide 2 rolls of toilet paper per bathroom. In case extra rolls are required, the guests will have to make their own arrangements. Housekeeping will do a full clean upon departure. The only responsibility of the renter is to gather the garbage & wash and put away all the dishes that have been used. Any extraordinary cleaning that needs to be done will be taken out of the security deposit. This is not a daily maid service.

HOT WATER: Vacation homes DO NOT offer unlimited hot water. Most properties have water heaters with 30 to 40 gallon capacity. Here are some tips to keep the hot water running, stagger your showers and run the dishwasher & washer during the daytime.

PETS: Pets are permitted on the property. Please make sure that the property is not left unclean in any way. Any extra ordinary cleaning may be charged a minimum of $75 towards your security deposit.
HOT TUB: Please shower before using the hot tub. Upon your departure, if a hot tub is left excessively dirty, you may be charged for a clean and fill from your deposit ($50). We charge this only if the pool services company report that a clean and fill was required upon your departure. Please do not take food and drinks in the hot tubs.
SMOKING: This property is non-smoking. Smoking in a non-smoking unit will result in loss of your deposit.

WINTER RESERVATIONS: Please carry chains, adequate clothing & snacks, as during adverse weather there may be delays while roads are being cleared. Though the weather may be clear in the area that you are traveling from it can change rapidly in the Sierras. There will be no refunds issued due to road closures for any period of time by the Highway Patrol. Road condition information may be obtained by cal(PHONE NUMBER HIDDEN).

Additional items that are NOT provided in the vacation rental homes

1.Extra bath towels and beach towels. Only 1 set provided per person. (a total of 12 for this property)
2.Extra toilet paper. Only 2 rolls provided per bathroom.
3.Kitchen supplies, such as foil, plastic wrap, detergent, napkins, etc. In addition you will have to bring own cooking items, including seasonings and oils.
4.Extra trash bags.


The following needs to be done in order to avoid any deductions towards your security deposit

1.Wash, dry & put away all dishes, pots, pans, utensils, etc.
2.Put all garbage into trash bags. Leave the trash bags on the kitchen floor on in the closed cans on the side of the property. Please do not leave the bags in an open area outside the property as stray animals will spread the garbage on the property and neighborhood. This will necessitate extra cleaning that will be charged towards your deposit.
3.Close and lock all doors and windows.
4.Return all keys that were given to you, to the rental office.
5.Return all items where you found them, including furniture
6.Leave premises in good condition (undamaged)
7.No smoking, this is a non-smoking unit.
8.Pets allowed but in case there are any extra cleaning requirements reported by our cleaning services company, these charges will be deducted from your security deposit.

Deposits will be refunded within 21 days of your departure, if there is complete compliance with all of the above conditions. If there is missing property, or any damages to the unit or its contents, (including water damage) there will be deductions from the security deposit and the balance if any will be refunded. If there has been smoking in a non-smoking unit there will be no refund.

OTHER INFORMATION:

Board Games: We have some games, videos and music available at the property for your entertainment as a complimentary gesture. The availability of these games, videos and music is NOT GUARANTEED. All the board games are located in the closet at the entrance of the living room.

Game Table: There is a game table which has some games like Foosball and billiards.

Billiards (Pool) Table: The 8'x4' pool table has been installed by professionals to ensure perfect level and balance. Please do not attempt to move the table or put any heavy items on it that will cause damage. Do not put food or drink items on the table. Any damage to the pool table or accessories will result in deduction towards your security deposit.

Internet Access: The cabin has wireless Internet access that can be accessed using a password. The password (SSID) is ‘tahoeview' without the quotes. Please check with your PC vendor on how to configure this for your laptop. If you would like to use the regular Ethernet network cable for accessing the Internet instead of using wireless, one is provided in the living room right next to the wireless equipment. This cable is marked as “ETHERNET".

Property Phone: The phone can be used for outgoing local calls free of charge. Long distance phone call or toll calls cannot be made from the house telephone.

Terms & Conditions

Payment: A security deposit of $300 is due within 2 days of reserving a property, with the full balance of rent, tax and cleaning due 6 weeks prior to arrival. Holiday payments may differ. For Holidays, December, January, February, Christmas & New Year's weekend bookings, 50% rental amount is required at the time of booking, the balance 50% to be paid 7 weeks prior to arrival.

We accept Personal Check, Cashier's Check or Money Order. Should your personal check be returned for any reason, there will be a $25 returned check fee added to your balance.

Additional Fees: There is a $155 non refundable cleaning fee and $300 security deposit (refundable subject to other charges, see cancellation policies below). Since the property is located in the South Lake Tahoe City Limits, it is subject to 10% city tax on rent and cleaning fee which is not included in the rates mentioned above.

CANCELLATION BY VACATION RENTAL OWNER: The applicable portion of the cancellation policy is dependent upon options available at the time of cancellation in case the owner decides to cancel this booking:

1.)The vacation rental owner may decide to sell the property in which case the following options may be given to the renter depending on options available:
a.Full refund with a 30-day notice for any such cancellation
b.Transfer of the rental amount and agreed dates of rental to the new owner in case the new owner decides to rent the vacation rental at the rates agreed with the renter. In case this option is taken, the current rental contract will be void and the renter will have to sign a new rental agreement with the new owner of this vacation rental.
Personal items left behind by Renters: The owners are not responsible for any personal items that are left behind on the premises by the renter upon departure. Please make sure that you carry all your belongings upon your departure from the property
