The space
This is a large property. Plenty of space for everyone. Ideal for family breaks away. Wedding parties or groups of friends who want more than a hotel room. It’s a peaceful tranquil location. Nearest shop is 2.5 miles and there are 5 pubs in 2 villages. Closest 2.5 miles. Furthest 3.5 miles. Downstairs there is no hallway between rooms leading from kitchen to snug, utility, conservatory etc...... Upstairs we have a lounge and 4/5 bedrooms. Our family room interconnects with a twin room off it. All other bedrooms are sole access. 400 year old home with original features including bread oven, beams , original flagstones etc......
4/5 beds. 2 twin, 1 double , 1 x family room consisting of 2 twin beds and a superking. The accommodation is flexible and configuration works for groups. Example - some people use the Superking en -suite for 2 people, others use it as a family space having kids close to them as there is a separate twin room next door. Some use the biggest room for all kids to share as it can be configured to have a twin beds, a double and a double futon creating the best sleep over weekend ever for kids sleeping 6 in total. Most of our rooms have multiple configurations - just ask! No one needs to sleep in communal areas. We are lucky the cottage is very large and flexible. We have 2 futons which we do make up on request. We sleep 14 in fixed beds and 16 with the futons. All beds have Egyptian cotton serviced bedding and big fluffy white towels.
1 family bathroom with Drench rain shower and free standing original Victorian bath. Combi boiler so plenty of water for long soaks and power showers.
1 ensuite with thermostatic shower and WC.

There are 2 lounges. A snug and a movies room. Both have large screen TVs and the snug has a smart tv. The movie room has a DVD player and a range of books. The property has free WiFi.
The property has full central heating and 2 multi fuel stoves to keep you cosy on cooler evenings. We have patio heaters outside also.
There are 2 bathrooms. Main family bathroom and ensuite to family room. We have a downstairs WC also.
There is an outdoor drying area for boots and wet items. We have a full utility and we provide all the basics you will need for your holiday washing powder, dishwasher tablets, soap, ice etc... there is a large freestanding fridge and freezer separate so lots of space. You can get shopping delivered to the address by a variety of well known supermarkets.
The dining kitchen seats 8 permanently and we can extend it to increase seating. ( see photos ). We have all crockery and cutlery you will need for the largest of groups and have ensured that there is plenty so you don’t have to wash up / DW after each meal. We have 3 ovens - a wall mounted single oven and a free standing cooker with 4 hobs and 2 ovens /grill.
The conservatory is a haven for bird lovers. It over looks the chapel and has lovely views. It seats 6 people and has a variety of viewing points overlooking bird feeders.
We have a large platform for outdoor dining and use of our hot tub with glorious views 180 degrees overlooking a welsh chapel, beautiful landscape with sheep in the field and the woods. We have 2 BBQs 10 burners and a pizza oven.
The property has lots of board games , a guest book to give you recommendations on walks, things to do, places to go, local restaurants , takeaways etc.
Dogs are truly welcome throughout the property. Garden is enclosed. 5ft deer fencing means it’s truly dog safe. We are supportive of dogs who need additional space aka yellow dogs and can provide a enclosed field on request subject to availability and time of year. We have a hot and cold doggie shower and your dogs are welcome all over the cottage.
The hot tub is large and covered so can be used all year round. It has 69 jets and panoramic views.
7 acre wood with river running through it opposite the cottage, making dens and playing with kids human and furry a must!
Games room - Alexa, pool table , table football, dart board, karaoke , dvd , loads of games , 2 large additional fridges, large corner sofa, AC and heating - this room acts as a great function room for large dinner parties , corporate meetings etc.
2 night weekends permitted NOV - June bar school holidays. Free of charge late check out to midday - where we can.

Other things to note
We don’t charge extra for dogs, for hot tub use or for cleaning. We would like to keep it this way and keep our cottage affordable whilst maintaining our high standards - we therefore expect you to leave our cottage as you found it and clean up after your dogs.
There is a small stream /brook running through the property grounds. Please note for small children.
Hot Tub Rules - Limit time in spa to 30 mins to avoid exhaustion. Shower before entering hot tub/spa. Wear suitable footwear to get from house to hot tub/spa. Own towels required for hot tub use. It’s advisable to not consume alcohol when using the hot tub. Hot tubs are up to 40 degrees in heat ( you can control the temperature ). Hot tubs are deep and not suitable for very young children.
2 nights no problem just not Tuesday Wednesday check in as it leaves us not able to accommodate other guests either side so please book a 2 day break on a Monday Wednesday., Friday , Saturday. Thank you
