Base price is for light usage of the apartment with 2 people.

Each additional guest incurs an extra fee. Please book for the total maximum number of guests, even if some in your party are not staying the full stay. The price is based on headcount regardless of number of nights spent by each person.

You will have full private access to our apartment (# of rooms open depends on your booking), with 2 bathrooms, pool with lounge chairs and parasols, garden.

NUMBER OF BEDSHEETS AND TOWELS depends on number of persons. Book for 2 people = one bedroom made up. Extra fee if you want single-person use of other bedrooms.

Pool access all year round, sunbeds are always out and ready for use. Pool is not heated.

Spaces will be cleared in drawers and closets but some personal clothing and belongings will remain in some areas.

Other things to note
*** CHECK IN/OUT TIMES **

CHECK IN during afternoon hours before 8pm. No late night arrivals.

Security deposit = 300 euros

CHECK OUT at 10:AM, for later departure ask to book an extra half day.

In SUMMER we cannot give free early check in or late check out.

Day use of the apartment - extra fee, ask when booking.


** NO SMOKING **

This is a no smoking property inside and out. If you smoke please do not reserve this home.

** HOT WATER **

We have a 100 litre hot water tank which is enough for 25 minutes of simultaneous or continual showers.

If you fill the bath tub you will use all the hot water and have to wait a few hours to take another shower.

If using the apartment with 4 or more people we recommend limiting showers to 5 minutes and/or staggering shower times.

** PRIVACY **

The property is equipped with a ring doorbell camera that can record the area outside the front door. We also have neighbors who live year round and will inform us of any illicit use of the property

** BEACH RENOVATIONS **

The township is currently improving the beach and a new beach club will soon open just in front of our property, we can't wait! This will mean sun chairs, parasols, WC , showers, and beach restaurant just a stones throw from our door. Opening planned June-July 2026. Currently renovations works are ongoing in front of the property.


** CHILDREN **

We do not provide amenities or special safety features for children.

If you want to come with young children please talk with us before booking. If possible, we will propose a child friendly service and equipment pack, for an extra fee. There is a security deposit and a disclaimer to sign.

** PRICE PER GUEST**

Our listing shows a lower price for light usage when just two people occupy the apartment.

Please input the maximum number of guests that will be present in the apartment. And additional fee is added for each extra guest.

If you book for 2 people, one bedroom will be prepared for you, sheets and towels for 2 will be provided.


** ANIMALS **

Pets are not allowed, this is a strict community rule.

** TV **

Local television news channels are in SPANISH, this community does not have satellite or cable TV with international local channels.

** INTERNET SERVICE LEVEL **

We have 02 1 giga connection fast internet for **entertainment and holiday** usage. Netflix, video calls, sending photos and videos, emails. We can troubleshoot most issues remotely, however we cannot be responsible for temporary slow downs or outages that are not within our control. No 24 hour support. If you are coming for work please bring connection cables to connect to your laptop or tablet and make sure you have 5G service on your phone as a backup.

*** Long Term Stays (over 14 days) ***

SPECIAL CONDITIONS and RENTAL CONTRACT required for stays over 14 days, including specific terms for electricity usage, mandatory mid-stay cleaning, cancellation policy, extra linens, etc.


** DROUGHT - WATER SHORTAGE **

Water is precious in Southern Andalusia. In case of a drought, community water saving measures can be imposed any time.

Seaview property in the best beachside neighborhood of Elviria, 50m from the beach.
There are restaurants, tennis clubs, and shops walking distance but it is more comfortable to have a car, because parking is easy!

Quiet residential neighborhood but with many restaurants walking distance and short drive away.

This apartment is in the best building of the prestigious Hacienda Playa development next to the Mariott Marbella Beach Resort, Don Carlos, and Nikki Beach.

Community rules are strict, see house rules.
