Very comfy bedroom available for rent in charming Victorian 3 bedroom terraced house in the Rialto area.
The neighbourhood is located very close to the Guinness store house.
House is 5 min walk from the Luas or bus that brings you directly into town in less than 15 min
Very cosy house, bright modern space.
There is a good vibe in the house .
Guests have practically the place for themselves as I'm mainly at work.
All modern amenities are available, and we are a short walk from killmahain museum & Phoenix park.
The bedroom fits comfortably 2 is an oasis of the city. Enjoy a good night sleep!

I have a full time job so I'm away most of the time 8-7 pm but If work allows it I can show you around or cook some nice food this is mainly possible over the weekend :-)
Great location very close to Guinness storehouse and walking distance from the luas/bus to reach city centre within 15 min.

oYou can take the Citi link bus number 747 to Heuston station ( 47 min) and from there take the luas ( tram) 2 stops to Fatima stations once there you have to walk 850 mts to the house
Getting to the city centre from the house there are 3 options by bus, luas or bike.
oBy Bus (phone number hidden)A takes 17 min and it cost 2.10 eur you can pay in the bus with coins only
oBy Luas take luas red line from Fatima to Abbey street time 13 min 2.20 eur
oBy Bike 15 min great way to see the city ask me and can get you 2 bikes !

My house is a nice cosy house and I try my best to accommodate our guests but please keep in mind that at the end of the day is cheap accommodation! We provide clean , sheets, towels, food and a private room but this is not the 4 seasons hotel!

oCheck out 11 am you are welcome to leave your luggage in the house in case you have a late flight but I kindly ask you to vacate the room by 11 to allow the cleaning of it for next guest
oCheck in is flexible but please confirm as soon as possible the time to prepare your arrival
oTowels will be provided 1X per person (if you need more shout!)
oIf you are cold/too warm please let me know and I can change temperature (everyone is different so maybe you want something different
oBlankets – if you need more I can give you more just please mention it!

The girls were really nice and helpful hosts-the room was clean, comfortable and very lovely! There were many busstops, so it has never been a problem to go into the city. This place is a perfect place to be for a short sightseeing-trip to Dublin :)

Das Zimmer ist für zwei Personen mit Gepäck zu klein. Im Zimmer ist Schimmel und Dreck, genauso wie im Badezimmer das Fenster dick mit Schimmel umrandet war. In der Küche waren alle Geräte, Ablagen vollkommen verdreckt und in der Spüle stand das benutzte Geschirr herum. Wir spülten vor und nach Gebrauch unser Geschirr. Klebezettel zeigten uns, welche Schranktüren und Kühlschrankfach für uns bestimmt waren. Das Frühstück, welches wir uns dann zusammensuchten, war für zwei Personen für zwei Tage sehr dürftig. Cerealien waren aber reichlich vorhanden. Nach der Schlüsselübergabe und kurzer Einweisung haben wir unsere Gastgeberin nicht mehr gesehen. Außerdem war es sehr kalt im Haus.

Your comments really hurt me because my aim is to provide a cheap & Comfy place for people to stay ... 99% of the people so far have been so happy & grateful a lovely experience for everyone.

Nicely located near the luas (tram), which is ideal to use to go to the city. Nice and clean bathroom and kitchen. Breakfast, coffee, thee, everything was there: wonderfull!
Ximi made us feel very welcomed & she had a lot of helpful tips and advice for us...We wish we could have spent more time with her and my wife and I give Ximi a 10 for personality and helpfulness.
Ximi writes in her description that her place is not a hotel but a cheap accommodation to sleep at while in Dublin, this is accurate. While the room we stayed in was clean, my wife & I typically have a higher bar for overall cleanliness where we stay, but it wasn't too bad and most importantly the price to stay there is RIGHT.
The surrounding neighborhood isn't the best & a cab driver we rode with suggested that it isn't a neighborhood to walk alone at night... though we didn't have any problems with the two of us. Otherwise we found that it is an easy trip to get to the City Center with a short walk and a few minutes on the Luas red line (though we ended up spending a fortune between buses and the Luas... So here's a tip: when you are in the airport get the visitor Leap card. For only €20 you get 3 days unlimited travel on bus, luas & airlink (you can ONLY get this deal in the airport). Overall, I'd book with Ximi again as she *is* wonderfully pleasant.
