Escape the tourist crowds and enjoy unspoilt white sand beaches, turtles, cenotes & ancient Mayan ruins.

Only a short walk to one of the Mexico's best beaches - a pristine protected turtle sanctuary with exquisite coral reef.

This jungle-facing casa is situated in a safe, quiet and friendly community of houses, close enough to not feel isolated but self contained and private - far away from the maddening crowds of tourists - allowing you to relax in peace.

Private and relaxed self-catering 2 Bedroom holiday rental villa situated in the lush tropical heart of the Riviera Maya right opposite playa Xcacel, a beautiful and secluded Caribbean white sand beach (considered one of the best in all of Mexico, and a protected turtle sanctuary) with no development around it. Within 5-10mins walking (directly opposite the neighbourhood), a stretch of soft white sand beach can be all yours.

Close to all attractions; snorkelling, diving, swimming, cenotes, shopping, restaurants etc.
It's family friendly and we provide all our guests with handy local (PDF) guide book of suggestions we've compiled from out times there that include all our favourite spots, do's and dont's etc. ..All to make sure you get the most out of your stay and don't waste a single day of your time in this fantastic place.

Close to Akumal (5mins), Tulum (12mins), Xel-Ha (2mins) & Playa Del Carmen (25mins), the casa is ideally located, accessible by public transport and features two good sized double bedrooms (sleeping up to four people), bathroom, fully equipped kitchen, open plan dining / living room, private walled back yard and front garden facing the jungle.

Ceiling fans (no A/C, we've never found it necessary) fitted throughout all living areas and bedrooms, and wardrobe/hanging space. Bathroom shower has been recently renovated (since guest feedback in reviews below) so that's in good shape now too. In short it has everything you need, and nothing you don't to fully enjoy the huge range of sights and experiences waiting for you there.

It is furnished with one king size bed in the master bedroom and two single/twin beds in the other (that can also be put together to make a king size bed if desired). The dining living area is furnished with a large handmade hardwood table with benches that seats six - perfect for evenings spent over nice meal!

The perfect escape destination for a relaxing getaway from everyday life, the casa is furnished with everything you need and nothing you don't, ensuring that you enjoy independence and privacy while exploring the area's many fantastic attractions and discovering your own piece of holiday paradise in the divine sun.

  • Petite maison basique au rapport qualité/prix parfait vue les prix pratiqués sur La Riviera Maya.
    La maison aurait besoin d'un coup de frais et d'un peu de déco. Sinon la cuisine est très bien équipée pour cuisiner. Les lits sont confortables, ventilos dans toutes les pièces.
    Attention, elle est assez prêt de la highway, le soir on entend les voitures, mais rien d'intolérable, cela reste en fond sonore.
    Les arbustes sont devenus des grands arbres et font de l'ombre. Du coup la maisonest un peu sombre, heureusement il y a le patio !
    Superette, panaderia, ATM, resto ... à 15 min à pied à Chemuyil.
    La plage à 10min à pied est superbe mais payante (petite contribution libre pour la protection des tortues, il est correct de donner 10 pesos/Pers). Attention la plage ferme à 17H, et ils vous mettent gentiment dehors ! En même temps il fait nuit à 18H.
    Nous avons utilisé les collectivos sans problème au coin de la rue, pas plus de 3min d'attente, il y en a des dizaines toute la journée qui font les navettes entre Tulum et playa del Carmen ; très économique entre 15 et 30 pesos le trajet.
    Très bonne communication avec Shane. Excellent accueil avec Cowboy, l'administrateur. Il nous a fait faire les tours des environs dès notre arrivée et nous a donné tous les conseils nécessaires.
    En conclusion, très bon séjour au calme et proche de tous pour un prix ultra raisonnable.

  • The location was great, 1 minutes walk to local village everything you could need. 10 minutes walk to beach small charge ( donation ).
    Community of canadian/american that feels very safe and comfortable.If you are looking to return you will have a variety of places to check over as the whole estate virtually holiday let.

  • The neighborhood, Chan Chemuyil, is very cute with nice neighbors, and access to one of the most beautiful beaches in the Maya Riviera as well as two cenotes. It's also a quick drive (or collectivo) to Akumal (and sea turtles!). Shane was super helpful by giving a packet with tons of information about the whole Maya Riviera and was very quick to respond to any question we had. The house itself was very basic, but provided everything you need. If you are looking for a calmer place to stay than all of the big tourist spots, this is a great option!

  • Loved, loved, loved staying here! Our fill in managers Bill and Lois were amazing and provided everything we could have needed beyond any expectation from diarrhea tablets (arrived with), to a tour of the local area. They were also lovely people and helpful in too many other ways to list - thanks again :). We had planned to have a car but decided against when we arrived but it was no problem. So easy to get around with collectivos and easy walk to beach and local Chemuyil township which had more than we expected in the way of eating options and groceries. Communication with Shane prior to arrival was excellent so no there was no uncertainty and we particularly enjoyed The Jungle Place spider monkey sanctuary he suggested in the house manual. Local cenote was great. Tip - you don't need to pay for a tour in Akumal to swim with the turtles, just hop in the main beach with your snorkel. Also really nice free snorkeling next bay around. House itself is exactly as shown - fairly basic and yes, no lounge - but hey, great price and an amazing location. Highly recommend and thanks for the memories!!! :)

  • Great little place in a great location. The house has all the basic amenities you need in a quiet community that is close to all the coast has to offer. We were a group of four staying and found it comfortable. We didn't rent a car and it was very easy to get around by collectivo or walking 15 minutes to town. Chemuyil has some great little restaurants including one of the best roasted chickens I've ever had. Cowboy took us on a quick tour and pointed out everything we needed to know. A huge jug of water is 30 pesos and delivered right to your door, which was very handy for filling up water bottles for day outings. There is a wonderful cenote about 20 minutes away on food, a beach about 15 minutes on foot, and many other things close by. The PDF guide to the house is full of useful information too. Thanks!

  • Shane's place is basic, but who needs more than the basics when you spend most of your time swimming in cenotes, snorkeling along the local (and goddamn awesome) beach?

    Not us.

    The BBQ was great, and the location right next to Chemuyil means you have access to a genuine slice of Mexico and some fantastic cheap food - seek out Pablo's for dinner and Dulce Maria for mayan breakfast (ask Cowboy for his tour).

  • L'appartement est bien situé et permet de vivre dans un coin du Mexique très touristique tout en étant tranquille et retiré. L'appartement est dénudé mais n'avons rien manqué...

    La personne responsable (Cowboy) est venue à notre rencontre et nous a proposé son soutien.

    Malgré cela, un ventilateur su pied ne fonctionnait plus ainsi que la bouilloire. Nous avons également manqué de gaz...

    Nous avons tout de même apprécié l'appartement car l'emplacement est très pratique!

  • It was simple as great as it looks like with all support and with everything what was promised. We spend there 9 days with kids and really enjoyed place, X-cacel beach, cenotes etc... Thank Shane and thanks Cowboy for that. I am 100% suggesting this place for vacation. It is family more then friendly.

  • This casa is located in a great community away from the typical tourist attractions but close enough to give you easy access to the beach and several beach towns including Akumal and Tulum. Shane provided a very thorough guide with recommendations for restaurants, local attractions and more.
    The house is simple with the basic amenities that could benefit from some art on the wall and more places to sit in the common space. The biggest issue is that the shower was slow to drain and required an additional 5-10 minutes of guiding the water to the drain, etc which made it difficult with 4 women and one shower. But overall we made the best of it.
    Aside from the shower, this is a great place to stay!

  • We shared this charming little casa with another couple and it was a perfect place to spend our week. Everything was as described by the owner and it was near effortless to get set up. We were warmly welcomed and shown around by Cowboy. We particularly loved walking into the village (Chemuyil) every day for fresh supplies or a good meal. We did not rent a car and found it quite easy to take a collectivo anywhere. Having the option to make our own meals and plan our days as we went was just the right speed for our holiday. Our companions decided at the end of the week to stay on a few extra days and Shane, the owner, was very accommodating to the last minute request. He answered all queries in a timely fashion. I would not hesitate to stay here again.

I think nature is amazing. I secretly wish I to be Indiana Jones when I grow up. We're both clean, neat and respectful as both hosts & guests. Having lived in a few countries ( between us: Australia, New Zealand, France, UK, Mexico & Chile) we love meeting people from everywhere. I guess we're citizens of the world.
